CENTENNIAL, COLO. — Marcus & Millichap has arranged the $1.9 million sale of The Office at Yosemite, an office building in Centennial, just south of Denver. Brandon Kramer and Chadd Nelson of Marcus & Millichap represented the seller, a limited liability company, in the deal. Located at 6886 S. Yosemite St., The Office at Yosemite features 15,377 square feet of office space. The property is near Fiddler’s Green Amphitheatre and the Arapahoe Entertainment District.

MINNEAPOLIS — EQT Exeter has acquired 20 industrial properties in metro Minneapolis from Prologis for an undisclosed price. EQT Exeter Industrial Value Fund VI was utilized for the acquisition. EQT Exeter plans to acquire an additional four properties by the final closing date. The portfolio consists of more than 5 million square feet and features a mix of bulk, light industrial and last-mile facilities with an average building size of more than 200,000 square feet. The buildings are located across four logistics submarkets and offer proximity to I-494 and I-694. The properties are 90 percent leased by 54 tenants, of which 20 percent are existing tenants within EQT Exeter’s portfolio. The entire transaction is expected to close in the second quarter. WILMETTE, ILL. — JT Magen has completed a 150,000-square-foot, two-story retail store for Wayfair at Edens Plaza in the Chicago suburb of Wilmette. Opened on May 23, the project marks the first large-format store for the e-commerce home furnishings company. Wayfair took over the anchor space formerly occupied by the Carson Pirie Scott department store. JT Magen completed a gut renovation of the existing building, providing new facades, utility systems and roofing. The project also included an exterior expansion of 110,000 square feet to include a plaza, new parking lot, landscaping and storm detention center. This area also includes The Porch at Wayfair, a full-service café.
ST. LOUIS — Global design, architecture, engineering and planning firm HOK has unveiled plans to remain in downtown St. Louis once its lease expires in August 2025. The firm will keep its St. Louis office and 170 employees downtown. HOK currently works out of the Equitable Building at 10 S. Broadway, but is exploring other downtown office locations or the possibility of building out new space in the Equitable Building. HOK’s announcement came following the recent rollout of a new public-private partnership between the City of St. Louis and Greater St. Louis Inc. to accelerate efforts to revitalize the downtown area.
ST. PETERS, MO. — Blue Bell Creameries has opened a new 16,000-square-foot distribution facility in St. Peters, a western suburb of St. Louis. Integrated Facility Services completed a design-build fire protection project to design, procure and install interior fire sprinkler systems for the building. The system protects water-sensitive areas, including the facility’s freezer and cold loading dock. Blue Bell ice cream is sold in 23 states.
SAN ANTONIO — Furniture Marketing Group will open a new showroom in San Antonio’s Pearl District. The address and square footage of the new showroom were not disclosed. The opening is slated for October. The showroom will be the seventh for Furniture Marketing Group, joining locations in Plano, Houston, Austin, El Paso, Oklahoma City and Albuquerque.
WILMINGTON, DEL. — Incyte, a biopharmaceutical company focused on developing treatments for cancer and other autoimmune diseases, has purchased two office buildings totaling 517,307 square feet in downtown Wilmington. The buildings, which are known as Bracebridge I and III, formerly housed the operations of financial institution MBNA until its merger with Bank of America in 2006. Incyte plans to consolidate more than 300 employees — currently working in Chadds Ford, Pa. — in the newly acquired buildings. The company also plans to hire 500 additional workers in the coming years.
MIDDLETOWN, PA. — JLL has brokered the sale of Middletown Logistics Center, a 251,200-square-foot industrial property located just south of Harrisburg. The property was built in 2021-2022 and features a clear height of 36 feet, an ESFR sprinkler system, 42 loading doors, one drive-in door and parking for 193 cars and 33 trailers. John Plower, Ryan Cottone, Zach Maguire and Jeff Lockard of JLL represented the seller, an affiliate of Endurance Real Estate Group, in the transaction and procured the buyer, a fund backed by Ares Management.
CHESTNUT HILL, MASS. — Regional brokerage firm Atlantic Capital Partners has arranged the $41 million sale of The Landing at Chestnut Hill, an office campus located about six miles south of downtown Boston. The Landing at Chestnut Hill comprises four buildings totaling 117,641 square feet on a 5.3-acre site. Justin Smith, Sean Gildea, David Smookler, Chris Peterson and Danielle Donovan of Atlantic Capital Partners represented the undisclosed seller in the transaction. The team also procured the buyer, City Realty, which plans to redevelop the property to feature a mix of uses.
NEW YORK CITY — Cushman & Wakefield has negotiated a 12,847-square-foot office lease renewal in Manhattan’s Plaza District. The building at 600 Lexington Ave. rises 36 stories and spans 305,472 square feet. Harry Blair, Connor Daugstrup and Bianca DiMauro of Cushman & Wakefield represented the landlord, Lex NY Equities LLC, in the lease negotiations. Daniel Posy and Jason Roberts of JLL represented the tenant, GLC Advisors, an independent investment advisory firm.
