MARLBORO, MD. — Cushman & Wakefield has brokered the $14.5 million sale of 8520 Pepco Place, an industrial warehouse located in Marlboro, approximately 15 miles southeast of Washington, D.C. Jonathan Carpenter, Graham Savage, Dawes Milchling and James Check of Cushman & Wakefield represented the seller, TSI Corp., in the transaction. EQT Exeter was the buyer. TSI Corp. developed the facility in 2011. Totaling 75,000 square feet, the property features 25- to 26-foot clear heights, 120 parking spaces, five drive-in doors, two dock doors and a 125-foot building depth. The warehouse was fully leased to Harris Co., a national mechanical contractor, at the time of sale.

North America Sekisui House Breaks Ground on 35,000 SF Retail, Restaurant Development in Metro Charleston

SUMMERVILLE, S.C. — An affiliate of North America Sekisui House (NASH) has broken ground on Marketplace at Nexton, a new retail and restaurant project at the company’s Nexton master-planned community in the Charleston suburb of Summerville. Upon completion, the development will total 35,000 square feet of retail and restaurant space across six one-story buildings ranging from 3,500 to 10,000 square feet in size. Tenants at Marketplace at Nexton will include Dunkin’, sweetFrog, El Patron, Rotolo’s Craft and Crust Pizza, Dance Moves of Charleston, Shimmer and a liquor store. SL Shaw & Associates is the project designer and builder. Bridge Commercial manages leasing for the project, which is scheduled to open in 2025.
BEAUFORT, S.C. — Three new tenants have opened at Beaufort Station, a shopping center situated about 30 miles north of Hilton Head Island in Beaufort. Hobby Lobby, Five Below and Rack Room Shoes have opened stores at the property, which is anchored by T.J. Maxx and HomeGoods. Additionally, Ross Dress for Less, PetSmart, Ulta Beauty, Old Navy, Aldi, Mattress Firm, Surcheros, Panda Express, Americas Best and Chicken Salad Chick have signed leases at the center. The Morgan Cos. is the landlord.
TULSA, OKLA. — A public-private partnership between Pennrose and the Tulsa Housing Authority (THA) will develop 36N, a $190 million, 545-unit mixed-income residential project. The partnership will redevelop the existing 271-unit Comanche Park Apartments and construct an additional 274 units from the ground up as part of a larger revitalization initiative known as Envision Comanche. The development will also feature single-family homes and a mix of commercial and civic uses, including a grocery store, urban farm and a wilderness area. Vertical construction for Phase I of 36N will begin later this summer, with full completion slated for 2028.
HOUSTON — Atlanta-based multifamily investment and development firm Cortland has acquired a 288-unit property in Houston’s River Oaks neighborhood. Villas River Oaks offers one- and two-bedroom units that range in size from 625 to 1,200 square feet. Amenities include a pool, clubhouse, fitness center, lounge, community garden and outdoor grilling and dining stations. The seller was international investment firm Heitman. The sales price was not disclosed. The new ownership will implement a value-add program and rebrand the property as Cortland River Oaks.
AMARILLO, TEXAS — Adolfson & Peterson (AP) Construction has completed the Potter County District Courts Building, a 158,250-square-foot civic project in Amarillo. Designed by HOK Group Inc., the new building houses courtrooms, a jury assembly area and county offices, as well as courtroom in-custody holding and records storage spaces. Additional security enhancements include a separate sheriff’s access area with a vehicle sally port, as well as separate access points for judges and other elected officials. Construction began in March 2021.
HOUSTON — Partners Capital, the investment arm of Partners Real Estate, has sold a two-building, 52,781-square-foot industrial flex property in southwest Houston. The property at 10849-10899 Kinghurst Drive was built on 4.5 acres in 1981 and was fully leased at the time of sale. Jason Scholtz and Jason Tangen with Colliers represented Partners Capital in the transaction. The buyer and sales price were not disclosed.
FRIENDSWOOD, TEXAS — AA Gymnastics Academy has signed a 10,355-square-foot retail lease at Baywood Plaza Shopping Center in Friendswood, a southwestern suburb of Houston. The tenant is backfilling a space formerly occupied by CVS. Kelly Hutchinson of Colliers represented the landlord, MDDS Properties, in the lease negotiations. The tenant was self-represented.
CLEVELAND — The Bell Apartments, an adaptive reuse project that involved the conversion of the former Ohio Bell Building into apartments, has opened at 45 Erieview Plaza in downtown Cleveland. Cross Street is handling leasing and marketing for the 367-unit luxury apartment building, while Peak Properties is the property manager. Formerly the Ohio Bell telephone headquarters, the property now features amenities such as a rooftop pool, coworking space, 10,000-square-foot fitness center, pet areas and 24-hour door attendant. Residents can choose from one- and two-bedroom floor plans. Monthly rents start at $1,224, according to the property’s website.
ROMEOVILLE, ILL. — Associated Bank has provided a $25.4 million construction loan for Bridge Point I-55 Commerce Center in the southwest Chicago suburb of Romeoville. The speculative industrial project will total 292,054 square feet across two buildings. Bridge Industrial is the developer. The first building will total 120,012 square feet and feature a clear height of 36 feet, 25 exterior docks, two drive-in doors and 223 car parking stalls. The second building will span 172,042 square feet with a clear height of 36 feet, 43 exterior docks, two drive-in doors and 107 car parking stalls. The site also features an additional 3.8 acres to accommodate 75 more trailer parking stalls. Completion is slated for July 2025.
