MARYSVILLE, OHIO — Contegra Construction Co. has completed a 1.3 million-square-foot distribution center for The Scotts Miracle-Gro Co. in Marysville, about 27 miles northwest of Columbus. Developed by Crawford Hoying, the facility is located about two miles from Scotts MiracleGro’s headquarters and primary manufacturing plant. The company has consolidated five central Ohio distribution operations into the new location, adding 40 jobs and enhancing its distribution capabilities ahead of the 2024 spring lawn and garden season. Located on an 84-acre site at 12575 Industrial Parkway, the building consists of 8,000 square feet of office space with the remaining space devoted to storage and distribution. The property features a clear height of 38 feet, 120 dock doors and four drive-in doors.

SHAWNEE, KAN. — Hunt Midwest will build a new 854,306-square-foot build-to-suit facility for Keystone Automotive Industries at Heartland Logistics Park in Shawnee. Keystone will lease 530,455 square feet within Heartland Logistics Park Building III. Keystone is an aftermarket auto parts supplier and a subsidiary of LKQ, a global supplier and manufacturer of aftermarket, recycled, refurbished and remanufactured automotive products. Construction on Building III is set to begin this month with completion slated for the first quarter of 2025. Leasing options are available for the remaining 323,851 square feet within the building. The property will feature a clear height of 36 feet, 190-foot-deep truck courts, 36 dock-high doors, four drive-in doors, 87 trailer parking spaces and 251 car parking spaces. The project team includes Brinkmann Constructors, Renaissance Infrastructure Consulting and H2B Architects. Mike Mitchelson and Austin Baier of CBRE represented LKQ in the lease. OMAHA, NEB. — Darland Construction Co. has completed a nearly 38,000-square-foot medical office building for MD West One, an Omaha-based orthopedic, neurosurgery and spine clinic. R&R Realty was the developer. The facility is located on the southwest corner of 192nd Street and West Dodge Road in Omaha. The clinic has more than 40 exam rooms and dedicated areas for X-ray, radiology, casting and procedures. The property is located within the Fountain Ridge West development in an area of the West Dodge corridor that is slated for major development in the coming years.

RICHMOND HEIGHTS, OHIO — Blueprint Healthcare Real Estate Advisors has negotiated the sale of Richmond Heights Place, a continuing care retirement community in Richmond Heights, a northeast suburb of Cleveland. The property, featuring a total of 138 seniors housing units and skilled nursing beds, was part of a strategic exit plan by a West Coast-based owner-operator. A private owner-operator looking to expand in the Midwest acquired the asset for an undisclosed price. Connor Doherty, Ryan Kelly and Dan Mahoney of Blueprint brokered the sale.

CEDAR LAKE, IND. — StorSafe Self Storage has acquired a self-storage facility in Cedar Lake, a city in Northwest Indiana. The purchase price was undisclosed. StorSafe’s portfolio now encompasses 29 facilities totaling more than 1.7 million square feet across Florida, Illinois, Indiana, North Carolina, Ohio and Wisconsin. StorSafe is a subsidiary of Elmdale Partners. The Cedar Lake property will offer security, parking, climate-controlled units and varied storage sizes for both personal and business use.

CAMARILLO, CALIF. — Global investment and development firm Kennedy Wilson (NYSE: KW) is nearing completion of Anacapa Canyon, a 579-unit multifamily project in the Southern California community of Camarillo. Anacapa Canyon, a 32-acre master-planned development, consists of 310 market-rate apartments, 109 for-sale, single-family homes and 170 income-restricted apartments for senior citizens. The first move-ins are underway, and full completion of the project is slated for the third quarter. Kennedy Wilson developed Anacapa Canyon in a public-private partnership with California State University Channel Islands (CSUCI) and partnered with Comstock Homes, as well as Hearthstone, on the single-family home component of the development. The affordable seniors housing units are fully preleased to qualified renters. The firm also developed various pieces of infrastructure in conjunction with the apartments, which Kennedy Wilson owns in their entirety. Lafayette-Crossing-Fate

FATE, TEXAS — The City Council of Fate, located northeast of Dallas, has approved plans for Lafayette Crossing, a 267-acre mixed-use project. A California-based entity doing business as D-F Funds, which is represented by Jim Wills of Dallas-based 5054 Development, owns the land and is leading the development of the project. Preliminary plans call for retail and restaurant space, a full-service grocery store and café, hospital, light manufacturing facilities, a 120-room hotel and residences across a variety of formats, including single-family, apartments, condos and townhomes. Lafayette Crossing will also feature several open green spaces, lawns and pocket parks for public gatherings and recreational events, some of which will be developed in partnership with the city. Construction of Phase I will begin this fall with the launch of $11 million in infrastructural upgrades and is expected to be complete in spring 2028.

HOUSTON — JLL has arranged $30.6 million in financing for the 122-room Hotel Granduca in West Houston. The six-story hotel was built on 3.6 acres in 2006. Jillian Mariutti and Mark Fisher of JLL arranged the five-year, floating-rate loan through Prime Finance on behalf of the sponsor, Transwestern Hospitality Group. The borrower will use the proceeds to retire existing debt and fund capital improvements, including a redesign of the lobby, breakfast area, bar, seating areas and event space, as well as a relocation of the gym and existing restaurant. The tearoom will be converted into a salon and spa, and a larger bar will be added in the adjacent space. The old restaurant space will become a meeting and event venue, and a portion of the parking lot will be converted into a tented outdoor venue.

DALLAS — New York-based Sterling Investors has purchased Centreport 2, a 430,852-square-foot industrial building in Dallas. The address was not disclosed, but the cross-dock facility is located south of Dallas-Fort Worth International Airport in the Upper Great Southwest submarket. Centreport 2 was built in 2017 and features 97 dock doors and 32-foot clear heights. Trent Agnew, Charlie Strauss, Parker McCormack, Tom Weber, Lance Young, Pauli Kerr, Matthew Barge and Brooke Petzold of JLL represented the undisclosed seller in the transaction and procured Sterling Investors as the buyer.

PRINCETON, TEXAS — Core Spaces, a student housing and residential developer with offices in Chicago and Austin, is nearing completion of Oxenfree at Princeton, a 408-unit build-to-rent residential community located on the northeastern outskirts of Dallas. The site spans 50 acres, and the development will feature a mix of single-family and townhome-style residences with three distinct architectural styles. Oxenfree at Princeton will also offer a central amenity center with a coworking space, health club, market, lounge, pool and a children’s play area. Construction began last spring. Leasing will begin in March.
