CHARLOTTE, N.C. — Madison Communities has obtained an $80 million loan for the construction of a multifamily community in the Lower South End (LoSo) neighborhood of Charlotte. Patterson Real Estate Advisory Group arranged the loan through META Real Estate Partners and Bank of America on behalf of Madison Communities. Situated adjacent to Olde Mecklenburg Brewery (OMB), the unnamed community will comprise 320 units and will include dedicated parking for brewery patrons. A timeline for the project was not disclosed. Additionally, parent company Madison Capital Group will relocate its corporate headquarters to a property directly next to OMB.

NASHVILLE, TENN. — Arizona-based Alliance Residential Co. has opened Broadstone Berry Hill, a 303-unit apartment community located at 2500 Bransford Ave. in Nashville. In addition to studio, one- and two-bedroom residences, the property features a soon-to-be-opened coffee shop and Second Story, A Private Office Collective, which comprises 19 private offices for rent. Amenities at Broadstone Berry Hill include a clubroom, sky lounge, fitness center, private focus rooms, a fenced pet bark, bike room with a repair station and two courtyards. One of the courtyards features a grilling area, miniature golf and a saltwater pool, and the other includes an outdoor TV lounge, fire pit and turf area for lawn games. The project team includes architect Dynamik Design and interior designer Mad Studio. Monthly rental rates range from $1,618 to $3,465, according to the property website.
SOMERVILLE, MASS. — Sublime Systems, which manufactures low-carbon alternatives to traditional cement, has signed a 23,000-square-foot office and life sciences lease expansion in the Boston-area city of Somerville. Sublime Systems originally occupied 6,500 square feet at the 7.4-acre Somernova campus and expects to employ about 400 people following the completion of the expansion. CBRE Arranges $37.9M Construction Financing for New Jacksonville Jaguars Headquarters

JACKSONVILLE, FLA. — CBRE Capital Markets has arranged $37.9 million in construction financing for the development of the new Jacksonville Jaguars headquarters in Jacksonville. Philip Rachels and Jeff Kinney of CBRE secured the 10-year financing through First Horizon Bank on behalf of the borrower, Shipyards Office LLC, a subsidiary of Iguana Investments Florida LLC, an investment entity owned by Jaguars owner Shad Khan. Situated along East Bay Street and adjacent to EverBank Stadium, the football team’s home stadium, the office building will total 143,000 square feet across six floors, including 9,670 square feet of ground-level retail space. The Jaguars will lease three floors of the building, with two of the remaining floors marketed for lease. An affiliate of the Jaguars will occupy and operate a portion of the ground floor as a fitness facility. A construction timeline was not disclosed.
Sembler, Forge Capital Acquire 133,419 SF Publix-Anchored Shopping Center in Leesburg, Florida

LEESBURG, FLA. — A joint venture between The Sembler Co. and Forge Capital Partners, doing business as Forge Real Estate Partners V LP, has acquired Palm Plaza, a 133,419-square-foot shopping center located at 715 N. 14th St. in Leesburg, a city in Central Florida. Crosspoint sold the property for $17.8 million. Publix anchors Palm Plaza, which was 92 percent occupied at the time of sale. Other tenants at the center include Planet Fitness, Popeyes, Quest Diagnostics, Rent-A-Center, Firehouse Subs, Core Health, OneMain Financial, T-Mobile and The UPS Store. Brad Peterson, Whitaker Leonhardt and Tommy Isola of Colliers represented the seller in the transaction.
MIAMI — H&M has signed a 25,000-square-foot lease to occupy an anchor space at The Shops at Brickell City Centre (BCC) in Miami. Scheduled to open later this year, the global clothing retailer will occupy two levels at the property, which serves as the primary retail component of BCC, a 4.9 million-square-foot mixed-use development that first opened in 2016. Developed by Swire Properties, BCC also features two residential towers, two office buildings, food hall and the EAST Miami hotel. Other tenants at the development include a flagship Saks Fifth Avenue, Zara, Levi’s and Chanel Fragrance and Beauty Boutique.
Brixton Capital Buys 352-Unit The Windsor Multifamily Community in Lakewood, Colorado for $124.2M

LAKEWOOD, COLO. — Brixton Capital has acquired The Windsor, a townhome and apartment property in Lakewood, from Boston-based TA Realty for $124.2 million. The buyer plans to rebrand the community as Brixton Townhomes at Bear Creek and complete a comprehensive renovation to unit interiors and enhance common area amenities. Located at 8152 W. Eastman Place on 29 acres, The Windsor features 53 buildings totaling 392,000 square feet of leasable space. The property offers 352 units, averaging 1,115 square feet, with one- and two-car direct-access garages, in-unit washers/dryers and nine- to 10-foot ceilings. San Francisco-based Carmel Properties originally built the property, which offers a blend of single-family-style living at apartment rental rates. In collaboration with Greystar, Brixton’s third-party property management company, the firm will provide asset management for the property. Brixton Capital and TA Realty were both self-represented in the transaction.
Palisade Group, Sabal Investment Holdings Acquire Two-Building Office Campus in Seattle for $47.5M

SEATTLE — Palisade Group and Sabal Investment Holdings have purchased two office buildings at 1000 and 1100 Dexter Ave. in Seattle’s South Lake Union submarket for $47.5 million, or $213 per square foot. Totaling 223,333 square feet, the Class A property offers access to various transportation options, including direct connectivity to Westlake, Eastlake and bike paths for the Fremont commuters, along with proximity to an abundance of walkable amenities and neighborhoods. Kevin Shannon, Nick Kucha, Michael Moll, Rachel Jones and Liam Ogburn of Newmark represented the sellers, SBC and Stockbridge, in the deal.
LOS ANGELES — Greystar has completed the disposition of Cobalt Apartments, a multifamily community in the West Los Angeles-Culver City area of Los Angeles. The acquisition price was not released. Kevin Green, Joseph Grabiec and Gregory Harris of Institutional Property Advisors (IPA), a division of Marcus & Millichap, represented the seller and procured the buyer, Hello Group, in the deal. Built in 2019, Cobalt Apartments offers 135 units with stackable washers/dryers, stainless steel appliances and vinyl-plank flooring. Select units have large private patios or balconies, walk-in closets and linen closets. Community amenities include a clubhouse, fitness center, heated pool and spa, two open-air lounges, gated covered parking and bike storage.
Deacon Development Nears Completion of Three Multifamily Communities in Oregon Totaling 352 Units

PORTLAND AND SALEM, ORE. — Deacon Development is nearing completion on three apartment properties, totaling 352 units, in Portland and Salem — Rivenwood, Merx and Paceline. CloudTen Residential will oversee all lease-up and management activities at the assets. Situated in Portland’s Slabtown submarket, the seven-story Merx will feature 126 studio and one-bedroom apartments ranging from 297 square feet to 453 square feet. Originally the site of Sylvia’s Grocery, which opened in 1884, Merx (short for mercantile) will offer a resident lounge, coffee bar, private outdoor terrace and rooftop deck, as well as ground-floor retail space. Pre-leasing is slated to begin this month with units ready for move-in late April 2024. Located at 1341 N. Killingworth St. in Portland, Paceline will feature 69 studio and one-bedroom apartments, ranging from 350 square feet to 460 square feet.
