TAMPA, FLA. — A joint venture between PCCP LLC and Stonemont Financial Group plans to break ground next month on a 100,620-square-foot speculative industrial facility in Tampa. Called TIA Executive Center, the project will be located at 6101 Johns Road, which is within two miles of Tampa International Airport and immediately north of Executive Industrial Park. The property will offer 32-foot clear heights, spec office suites and will be divisible down to around 33,000 square feet to accommodate smaller users. PCCP and Stonemont Financial plan to deliver TIA Executive Center in first-quarter 2025. The project team includes general contractor Frampton Construction, architect Harley Commercial Architecture and civil engineer Kimley-Horn. JLL will handle leasing on behalf of the co-developers.

BURLESON, TEXAS — Locally based developer Realty Capital Residential has completed Depot on Main, a 275-unit multifamily project in Burleson, located south of Fort Worth. The five-story building is situated adjacent to the city’s Old Town district at 125 N. Main St. Depot on Main offers one- and two-bedroom units ranging in size from 590 to 1,229 square feet. Amenities include a pool with a tanning deck, coworking lounge, coffee bar, rooftop deck and entertainment terrace, dog park, fitness center and outdoor grilling and dining areas. Monthly rental rates range from $1,325 to $2,260, according to Apartments.com. Merriman Anderson Architects designed the project.
KNIGHTDALE AND DURHAM, N.C. — The Providence Group has arranged two leases in the metro Raleigh-Durham area with national retailers HomeGoods and Michaels. HomeGoods will occupy nearly 23,000 square feet at Knightdale Marketplace, a 325,000-square-foot, open-air shopping center in Knightdale. Michaels will occupy 16,200 square feet at Durham Festival, a 134,290-square-foot retail center in Durham. Melissa McDonald of The Providence Group represented the tenants in both lease transactions. Reagan Crabtree and Cristi Webb, also with The Providence Group, represented the landlords in both deals — Epic Real Estate Partners at Durham Festival and M&J Wilkow at Knightdale Marketplace.
SAN ANTONIO — Texas-based restaurant operator Emmer & Rye Hospitality Group has debuted Pullman Market, a 40,000-square-foot food hall within San Antonio’s Pearl District. The culinary destination features four full-service restaurants, fast-casual concepts, an artisan butcher and fishmonger program, various wine and beer selections, Texas-based produce and specialty foods, a seasonal bakery and a fresh pasta program. The four restaurants include Italian concept Fife & Farro, Mexican eatery Mezquite, fine-dining establishment Isidore and dessert bar Nicosi.
KATY, TEXAS — Blueprint Healthcare Real Estate Advisors has negotiated the sale of a 78-unit seniors housing property in the western Houston suburb of Katy. Opened in 2018, the unnamed property consists of 70 short-term rehab beds and 34 assisted living beds across 78 units. The seller was a privately held investment and development firm. Ignite Medical Resorts acquired the property for an undisclosed price. Amy Sitzman, Michael Segal and Giancarlo Riso of Blueprint brokered the deal.
CHICAGO — The NFL’s Chicago Bears have released their plans for the development of a new fixed-roof stadium along Chicago’s lakefront. Local media reports state that the project cost is $3.2 billion. Plans call for a publicly owned multipurpose stadium located just south of the organization’s current Soldier Field. The proposal boasts year-round use for recreational and community events and an increase in open and green space, including 14 acres of athletic fields and park space for use by public and youth sports programs. The plan features a three-acre promenade and plaza area, which could include year-round food-and-beverage outlets, retail shops, and a cultural attraction focused on sports and Soldier Field history. A publicly owned hotel could also be included in this portion. The stadium would be capable of hosting large-scale sporting events year-round, including Super Bowls and NCAA Final Fours, as well as entertainment acts. Additional project features include a pedestrian mall and pavilion, a wider variety of food-and-beverage options, more public restrooms, and the preservation of Soldier Field’s historic colonnades, which will remain accessible to fans and continue to honor military personnel. SCHAUMBURG, ILL. — Skender has broken ground on a new 75,000-square-foot outpatient center for Ann & Robert H. Lurie Children’s Hospital of Chicago. Formally named Lurie Children’s Outpatient, Primary Care and Infusion Center, the project will be located at 1895 Arbor Glen Blvd. in Schaumburg. The center will offer primary care, ancillary and diagnostic services, orthotics and prosthetics, laboratory and pharmacy services, as well as an ambulatory infusion center. In addition to its main hospital in downtown Chicago, Lurie Children’s maintains 17 outpatient services locations, six primary care facilities and 10 partner hospitals throughout the Chicago area. The new center in Schaumburg will replace smaller locations in Arlington Heights, Hoffman Estates and Huntley. The project, which will total 40 exam and treatment rooms, is slated for completion in summer 2025. The project team includes architect HKS, structural and mechanical engineer IMEG Corp. and civil engineer V3 Cos.
COON RAPIDS, MINN. — JLL Capital Markets has arranged the sale of Oakmont Apartments in Coon Rapids, a northern suburb of Minneapolis. The sales price was undisclosed. Built in 1974, the 48-unit multifamily property features an onsite laundry facility, garage parking and access to the neighboring Pheasant Ridge Park. Josh Talberg and Bill Mork of JLL represented the seller, Gaughan Cos. The asset was part of Gaughan’s Minnesota Legacy Apartment Portfolio, which consists of nearly 800 units. The buyer was a local private investor.
ELMHURST, ILL. — Hummingbird Pediatric Therapies has signed a 10,523-square-foot office lease at 501 W. Lake St. in the Chicago suburb of Elmhurst. The transaction marks the third location for Hummingbird in suburban Chicago. Renovation of the space is underway. Named the Hummingbird Therapy & Enrichment Elmhurst Center, the facility is slated to open this summer. Aubrey Englund of NAI Hiffman represented Hummingbird, while Norm Murdoch of Bradford Allen represented the undisclosed landlord. Hummingbird offers a wide variety of speech, feeding, occupational, physical and developmental therapies.
Martens Development Starts Construction of 909,553 SF Brickyards on Ellsworth Industrial Project in Mesa, Arizona

MESA, ARIZ. — Scottsdale-based Martens Development has broken ground on Brickyards on Ellsworth, an industrial development in Mesa, a suburb east of Phoenix. Completion is slated for second-quarter 2025. Upon completion, Brickyards on Ellsworth will feature eight buildings totaling 909,553 square feet of move-in-ready spaces for industrial tenants. The buildings will range from 35,000 square feet to 250,000 square feet. The project team includes FCL Builders, Ware Malcomb, Hunter Engineering, TLCP and Peterson Associates. Principal Asset Management is the construction lender. Jackie Orcutt, Kevin Cosca, Pete Wentis, Jonathan Teeter and Alex Wentis of CBRE are leading leasing for the development.
