LITTLETON, COLO. — Canopy Aerospace, a startup manufacturer for emerging space and hypersonic industries, has leased a 18,681-square-foot space at 8101 Midway Drive in Littleton.  The industrial asset will serve as the company’s headquarters as it continues to expand its team and manufacturing operations. The company chose Colorado because of its deeply connected space ecosystem and access to talented future hires from this community.  Matt Harbert, Morgan Barstad and Alex Hammerstein of Raise Commercial Real Estate represented Canopy Aerospace in the transaction.

OSAGE BEACH, MO. — SkyView Partners and Tegethoff Development, along with Fred Ross, owner of Big Thunder Marine, are set to begin construction this summer on Oasis at Lakeport in Osage Beach within Missouri’s Lake of the Ozarks. The $350 million family resort and entertainment district will span 25 acres. The development team most recently announced an agreement with Marriott International for the construction of a 400-room, full-service Marriott Hotels property as part of the project. The hotel, to be managed by Texas-based Aimbridge Hospitality, will feature a 26,000-square-foot conference center, full-service spa, outdoor pool, fitness center, pickleball courts and restaurants. The hotel will be located adjacent to a 50,000-square-foot, fully enclosed waterpark to be constructed by OpenAire. American Resort Management will operate the waterpark. Construction of both the hotel and waterpark is slated for completion in 2026. An amusement park and 1,000-space parking garage are scheduled to open in summer 2024. Amusement offerings will include roller coasters, thrill rides and family rides, as well as a 200-foot-tall observation wheel. Mirra-Frisco

FRISCO, TEXAS — A joint venture between Pennsylvania-based developer Toll Brothers Inc. (NYSE: TOL) and Pondmoon Capital USA has broken ground on Mirra, a 285-unit multifamily project in Frisco. The building will rise five stories and total 330,000 square feet. Mirra will offer studio, one- and two-bedroom units that will be furnished with granite countertops, stainless steel appliances, custom cabinetry and tile backsplashes. Private terraces and balconies will also be available in select units. Amenities will include a pool, fitness center, leasing office, outdoor lounge with grilling stations, billiards room and a resident clubroom. Santander Bank provided a $49.5 million construction loan for the project, completion of which is slated for 2024.

FARMERS BRANCH, TEXAS — Locally based private equity firm KeyCity Capital has acquired Villa Gardens, a 142-unit apartment complex located in the northern Dallas suburb of Farmers Branch. According to Apartments.com, the property was built in 1969 and offers studio, one-, two- and three-bedroom units, as well as amenities such as a pool, playground, business center and onsite laundry facilities. Doug Banerjee, Jack Stone, Andrew Mueller and Sterling Warren of Greysteel represented KeyCity and the undisclosed seller in the transaction.

CONROE, TEXAS — SVN | J. Beard Real Estate — Greater Houston has arranged the sale of a portfolio of nine retail buildings and one office building totaling 50,335 square feet in Conroe, about 40 miles north of Houston. Jeff Beard and Bonnie Pfrenger of SVN | J. Beard represented the seller, a locally based limited partnership, in the transaction. Kristi Delafuente of JNK Property Group represented the buyer, a private investor. Both parties requested anonymity.

DALLAS — Lone Star Event Rentals, which provides furniture for large-scale gatherings, has signed a 12,000-square-foot industrial lease at Bickham Industrial Park in northwest Dallas. The deal brings the five-building complex to full occupancy. Jason Finch and Michael Spain of Bradford Commercial Real Estate Services represented the landlord, an entity doing business as Bickham EPA LLC, in the lease negotiations. The representative of the tenant was not disclosed.

EL PASO, TEXAS — Marcus & Millichap has brokered the sale of a 7,714-square-foot restaurant property in El Paso that is net leased to Red Lobster. The building was originally constructed on a 1.2-acre site in 1994 and subsequently renovated in 2012. Alan Lipsky and Barry Wolfe of Marcus & Millichap represented the seller, a limited liability company, in the transaction. The buyer was a private investor. Both parties requested anonymity. Tim Speck of Marcus & Millichap assisted in closing the deal as the broker of record.

Assembly-Innovation-Park-Somerville

SOMERVILLE, MASS. — BioMed Realty, a San Diego-based subsidiary of Blackstone, has topped out Phase I of Assembly Innovation Park, a project in the Boston suburb of Somerville that will add 497,000 square feet of life sciences and office space to the local supply. The development will ultimately consist of three buildings and include retail space and open green space. Perkins & Will designed Assembly Innovation Park, and John Moriarty & Associates is serving as the general contractor. Vertical construction on the $514 million first phase began in August of last year, and full completion is scheduled for next year.

NEWTON, MASS. — Benchmark Senior Living will undertake a $13 million renovation project at Evans Park at Newton Corner, a seniors housing property located on the western outskirts of Boston. The assisted living and memory care community was originally built in the early 1990s. Bechtel Frank Erickson designed the project, and South Coast Improvement will serve as general contractor. All spaces will feature interior design by Boston-based Stefura Associates. Completion is slated for early 2024.

HACKENSACK, N.J. — Valley Bank has provided an $11 million loan for the refinancing of 211-215 South Newman Street, an 81,000-square-foot industrial property located in the Northern New Jersey community of Hackensack. The multi-building facility features a clear height of 15 feet, three drive-in doors, 11 docks and ample car and trailer parking. The borrower was locally based investment firm The STRO Cos. Tenants at the property include Diaz Wholesale, Mittera Group and John Mini Distinctive Landscapes.
