COLORADO SPRINGS, COLO. — Blue West Capital has brokered the sale of a multi-tenant retail/flex property located at 750 W. Garden of the Gods Road in Colorado Springs. A local 1031 exchange buyer acquired the asset for $5.1 million. The name of the seller was not released. Bryce McNeely of Blue West Capital represented the buyer and seller in the off-market transaction. The 33,892-square-foot property was 100 percent occupied by a mixture of local tenants at the time of sale.

NEW YORK CITY — Derby Copeland Capital, a locally based lending and investment firm, has provided an $8.7 million loan for the refinancing of a four-unit apartment building in Manhattan’s SoHo area. According to StreetEasy, the five-story building at 78 Grand St., which includes a ground-floor retail space that is occupied by Society Limonata, was originally constructed in 1900. The undisclosed borrower will use about $200,000 of the proceeds to fund capital improvements.

NEW YORK CITY — Two locally based brokerage firms, Rosewood Realty Group and GFI Realty, have negotiated the $5.2 million sale of a 53-unit apartment building in The Bronx. The six-story building at 4030 Bronx Blvd. was originally constructed in 1929. Ben Khakshoor, Alex Fuchs and Aaron Jungreis of Rosewood, along with Zach Fuchs of GFI, represented both the buyer and the seller in the transaction. Both parties were private investors. The deal traded at a cap rate of 8.1 percent.

COMMACK, N.Y. — PGA Tour Superstore has opened a 39,225-square-foot shop at Mayfair Shopping Center, a 220,000-square-foot development located in the Long Island community of Commack. Hugh Scullin of regional brokerage firm Katz & Associates represented PGA Tour Superstore in the lease negotiations. E.J. Moawad of Levin Management Corp. represented the undisclosed landlord. The store will be the retailer’s fourth in New York.

MONTGOMERY, ILL. — DSI Group has broken ground on a 500,000-square-foot industrial facility for Ravago in Montgomery, a far west suburb of Chicago. The project will anchor the 200-acre Karis Center for Commerce. Founded in 1961 in Belgium, Ravago is a polymer and chemical distribution company. The new facility will support Ravago’s polymer distribution activities in greater Chicago and North America. The building will feature a clear height of 40 feet, 22 dock positions, four drive-in doors and 12,776 square feet of office space. The site offers 268 railcar positions, and 207 future railcar positions have been earmarked for Ravago’s project. Karis Industrial is the owner and developer of Karis Center for Commerce.

CRYSTAL LAKE, ILL. — Developer Heartland Real Estate Partners is underway on Water’s Edge, a mixed-use redevelopment project in the Chicago suburb of Crystal Lake. The 30-acre project will transform a former shopping center that used to anchored by Walmart before the retailer relocated in town. Plans call for 40,000 square feet of commercial space, 260 multifamily units, public open spaces and a direct connection to Three Oaks Recreation Area. A timeline for completion was not provided.

PLAINFIELD, IND. — Smart Warehousing has signed a 190,440-square-foot industrial lease renewal at 909 Whitaker Road in the Indianapolis suburb of Plainfield. John Sharpe, Steve Beals and Richard King of Lee & Associates represented the tenant, which is a warehousing, fulfillment and logistics solutions company headquartered in Kansas City. Brian Seitz of JLL represented the owner, Nuveen Industrial. The transaction marks Smart Warehousing’s second renewal on the space, which is located adjacent to the Indianapolis International Airport and near I-70.

GRAND RAPIDS, MICH. — Woda Cooper Cos. Inc. has begun construction on Breton Grove, a 90-unit affordable housing community to be built in two phases in Grand Rapids. The groundbreaking event featured an announcement about the new statewide Contractor Assistance Program (CAP), which is spearheaded by the Michigan State Housing Development Authority. CAP is aimed at increasing the number of those who are newly trained and employed in the construction workforce and to help contractors and emerging developers increase their capacity for larger contracts and projects. Woda Cooper is working with trained apprentices from the program on the construction of Breton Grove over the next two years. Both phases of the project will be designated for residents who earn 30 to 80 percent of the area median income, with 33 integrated Permanent Supported Housing units for residents facing homelessness. The project will consist of two buildings, each with one- and two-bedroom units. Each building will include a community room with kitchenette and onsite management and supportive service offices. Community Rebuilders, a Grand Rapids-based nonprofit, will coordinate the supportive services. Several units will be adapted for those with mobility challenges and/or sight and hearing disabilities. FAIRMONT, MINN. — Cleeman Realty Group has brokered the $5.1 million sale of a 54,740-square-foot retail property net leased to Hy-Vee in Fairmont, a city in southern Minnesota. The property sits on five acres at 907 S. State St. Grocer Hy-Vee has operated at the location since 1991 and added a gas station and convenience store in 2011. Jeremy Scheer of Cleeman represented the undisclosed buyer. The seller was also undisclosed.
