SAN JOSE, CALIF. — Urban Catalyst, in partnership with a trust affiliated with the late local architect Thang Do, has completed the disposition of an approved multifamily development site in San Jose. The Santa Clara Valley Transportation Authority (VTA) acquired the asset for $23.4 million. The deal enables the buyer and a group of local government and transit agencies to redevelop the Diridon Station area. The transaction includes 1.2 acres spanning two adjacent parcels at 32 and 60 Stockton Ave., situated between a Whole Foods Market and SAP Center. Urban Catalyst acquired the site in two separate transactions for $15.1 million in 2021 and last year. Working with Do and his firm, Aedis Architects, Urban Catalyst received entitlements for a 20-story, 472-unit development project called Apollo. The project involved demolishing existing structures on the Stockton Avenue and replacing them with apartments ranging from studios to three-bedroom units. The planned development was unilaterally approved last year by the city. After Apollo received planning approval in November 2022, it was discovered that the site is within an area anticipated for future rail infrastructure, as a designated property among the right-of-way parcels needed for the first phase of California’s bullet train. MINNEAPOLIS — The McKnight Foundation has signed a new 20-year office lease at 921 Washington Ave. South in Minneapolis. The tenant will occupy the entire 50,000-square-foot property. Mike Salmen, Eric Rapp and Reed Christianson of Transwestern Real Estate Services represented ownership, STF Holdings LLC. The McKnight Foundation’s current office totals 38,577 square feet at 710 S. Second St. The new lease commences in February 2025. The building will undergo significant renovations to modernize the space and meet the climate and energy goals of the foundation. Updates will include a state-of-the-art HVAC system that will reduce onsite energy use while offsetting demand on the electrical grid, as well as electric vehicle car charging stations. SAN JOSE, CALIF. — Brixton Capital has purchased Monterey Plaza, a shopping center in southeast San Jose, from a joint venture between Kimco Realty and Prudential Global Investment Management for an undisclosed amount. A FoodMaxx grocery store anchors the 178,204-square-foot, open-air property. Additional tenants include City Sports Club (an LA Fitness affiliate), Dollar Tree, McDonald’s and Taco Bell, as well as other restaurants, retailers, entertainment companies and medical-service providers. Brixton plans to re-tenant a former Walmart storefront and revitalize the shopping center, including new exterior aesthetics and landscaping. CBRE Arranges $13.5M Construction Loan for Last-Mile Industrial Facility in Billings, Montana

BILLINGS, MONT. — CBRE has secured a $13.5 million participating construction loan for the development of a last-mile industrial facility in Billings. Situated on 9.77 acres, the 39,600-square-foot building will feature 32-foot clear heights. Upon completion, a single tenant will occupy the facility on a long-term basis. Bob Ybarra, Bruce Francis, Shaun Moothart, Doug Birrell, Nick Santangelo and Jim Korineck of CBRE Capital Markets Debt and Structured Finance negotiated the loan at a fixed interest rate on behalf of the undisclosed client.
PORTLAND, ORE. — Beam Development and Urban Development + Partners have completed the disposition of 224 S.E. 2nd Street, a Class B flex building in Portland. Sherpa Design acquired the property in an off-market transaction for an undisclosed price. The sellers recently renovated the 14,589-square-foot former coffee production facility for the new owner, which plans to occupy the space itself. The 22-year-old product development, engineering services and manufacturing firm relocated and expanded to the 2nd Street space from another Portland location. Originally built in 1936, the three-story flex building offers creative office and light industrial space with large windows, 4,700-square-foot floorplates and high ceilings. WEST ORANGE, N.J. — The Alpert Group LLC has broken ground on a 65-unit affordable seniors housing community in West Orange, approximately 20 miles west of Manhattan. Located at 46 Mount Pleasant Ave., the five-story building will include one- and two-bedroom units, onsite parking, modern amenities and age-friendly features. Five units will be reserved for formerly homeless residents. Completion is slated for late summer 2024. Project partners include the New Jersey Housing & Mortgage Finance Agency, Enterprise Community Partners, TD Bank, Essex County and the Township of West Orange.
UNION, N.J. — Coldwell Banker Realty New Homes has begun leasing a 43-unit apartment complex in the Northern New Jersey community of Union. The complex is an adaptive reuse of the historic former Union Center Bank facility. Units come in studio and one-bedroom floor plans. Rents start at $1,900 per month for a studio apartment. Nicholas Wong, head of Titan Engineers PC, developed the project.
NEW YORK CITY — Two healthcare users have signed leases totaling 10,300 square feet at Hutchinson Metro Center in The Bronx. North Bronx Orthopedic & Spine Group has committed to 5,121 square feet, and MJHS Health System has inked a deal for 5,179 square feet. The former was represented internally in the lease negotiations, and Bill Jordan of CBRE represented the latter. Simone Development Co. owns Hutchinson Metro Center.
MARLTON, N.J. — Norman’s Hallmark has opened a 6,200-square-foot store at Marlton Crossing in Southern New Jersey. The store offers a complete line of Hallmark products, cards and Keepsake Ornaments, as well as apparel, accessories, books, stationery, games, home décor, candy and gourmet foods. Norman’s Hallmark, which operates 75 stores nationwide, also recently opened a 7,280-square-foot store in nearby Plymouth Meeting.
MISSION, KAN. — The Other Place, an American sports grill and pizzeria, has opened at Mission West Shopping Center in Mission, a southern suburb of Kansas City. The tenant occupies the 4,050-square-foot space at 6522 Martway St. that was formerly home to Italian Delight. David Block, Max Kosoglad and Darren Siegel of Block & Co. Inc. Realtors represented ownership in the lease. The Other Place was founded in 1970 in Cedar Falls, Iowa. This location marks the fourth in the greater Kansas City area. There are also eight locations in Iowa. Mission West totals approximately 87,000 square feet.
