DOWNERS GROVE, ILL. — Marcus & Millichap Capital Corp. (MMCC) has secured $4 million in financing for a 19,000-square-foot office and retail property located at 5100 Main St. in Downers Grove. Dean Giannakopoulos of MMCC secured the financing with a regional lender on behalf of the private client. The loan features high leverage, flexible prepayment and a 5.95 percent interest rate. The property’s ground floor is home to Peet’s Coffee and Duly Health. There is additional office space on the building’s upper floors.

DACULA, GA. — Global biopharmaceutical company UCB has unveiled plans to invest $2 billion to establish its first U.S. pharmaceutical biologics manufacturing campus in Dacula, a city within metro Atlanta’s Gwinnett County. The new facility is expected to create 330 new jobs over the next several years at Rowen, a mixed-use innovation district focused on global health, agriculture and environmental sustainability. The 2,000-acre “knowledge community” is planned along Ga. Highway 316. The new 460,000-square-foot facility will anchor 79 acres that UCB purchased off Rowen Parkway. Brussels, Belgium-based UCB maintains an existing presence in Georgia. The company’s North American headquarters is located in Smyrna and currently supports more than 400 jobs spanning expertise in neurology and immunology. UCB is focused on developing innovative medicines for people living with severe neurological and autoimmune conditions such as epilepsy. UCB’s new manufacturing footprint marks the first major private investment at Rowen and the largest capital investment in Gwinnett County’s history. UCB says it will leverage advanced manufacturing technologies, including artificial intelligence, robotics and automation, while prioritizing efficient use of natural resources. CLARKSVILLE, MD. — Erickson Senior Living has broken ground on Oxford Hills, a new independent living community in Clarksville, roughly 30 miles southwest of downtown Baltimore. The 62-acre development is approved for more than 1,000 units upon full build-out. Amenities at the property will include multiple dining venues, under-building parking, an indoor pool, fitness center, outdoor gathering areas, classrooms and social spaces. Erickson Senior Living plans to open Oxford Hills in late 2028. Future additional phases will include assisted living and continuing care neighborhoods.

GAINESVILLE, GA. — The Georgia Ports Authority plans to open the Gainesville Inland Port, a $134 million inland port in the northeast Georgia city of Gainesville, on May 4, 2026. The 104-acre project will give manufacturers and suppliers in the region an alternative to a 600-mile roundtrip truck route by providing direct Norfolk Southern rail service between the inland port and the Port of Savannah. The Georgia Ports Authority estimates that the new inland port will replace approximately 26,000 roundtrip truck routes in the inland port’s first year of operation. The Gainesville Inland Port, formerly known as the Blue Ridge Connector, will have an annual capacity of 200,000 containers. The Georgia Ports Authority is currently executing a nearly $5 billion infrastructure investment plan over the next decade to expand berths, yards, gates, inland ports and rail capacity for the state’s port network, headlined by the Port of Savannah.

MIDWAY, GA. — Peachtree Group has acquired a newly built, 600,000-square-foot distribution center in Midway, about 32 miles southwest of Savannah. The property is fully leased to Hasbro Inc., a toy and game manufacturing company behind brands including NERF, Transformers, G.I. Joe, My Little Pony, Monopoly, Play-Doh, Dungeons & Dragons, Furby, Power Rangers and Magic: The Gathering. Located in Liberty County, the property represents approximately 25 percent of Hasbro’s U.S. distribution footprint and services brick-and-mortar stores and direct-to-consumer operations. The seller and sales price were not disclosed. As part of the transaction, Peachtree Group has launched a Delaware Statutory Trust (DST) called PG Savannah Industrial DST, allowing 1031 users and other investors to acquire fractional interests in the property via a trust structure. The lease has an initial 10-year term with two five-year extension options with 3.25 percent annual rent escalations. Hasbro is responsible for operating expenses at the facility, according to Peachtree Group.

ROCKVILLE, MD. — Comstock Holding Cos. Inc. has purchased The Reed, a 417-unit apartment community located at 15955 Frederick Road in Rockville, about 21 miles north of Washington, D.C. Comstock acquired the property in a joint venture with an institutional fund advised by Benefit Street Partners, with additional capital coming from Comstock affiliate Comstock Partners LC. The seller and sales price were not disclosed, but the Washington Business Journal reports that a person familiar with the transaction stated the property traded for $110 million. NewPoint Real Estate Capital provided Freddie Mac financing and arranged equity capital for the transaction. CHCI Residential Management and ParkX Management, both affiliates of Comstock, will operate The Reed. Built in 2015, the community is adjacent to the Shady Grove Metro Station and features one-, two- and three-bedroom apartments, as well as a resort-style swimming pool, fitness center with a yoga/boxing studio, clubroom, outdoor gathering spaces, multiple resident lounges and a private parking garage.

AUSTIN, TEXAS — The NRP Group, a Cleveland-based multifamily owner-operator, has broken ground on Phase I of a 675-unit multifamily redevelopment project in East Austin. Developed in partnership with the Austin Independent School District, the project will convert the former Anita Ferrales Coy School, located on an 18-acre site at 4812 Gonzales St., into a mixed-income community. The Austin Business Journal reports the redevelopment project has a total cost of approximately $142 million. The first phase will add 341 units to the local supply, while the second phase, which is expected to begin later this year, will comprise 334 units. About half of the apartments will be reserved for households earning between 60 and 80 percent of the area median income. The Urban Investment Group at Goldman Sachs Alternatives provided construction debt for the project, and Clarion Partners provided an equity investment. The school closed in 2018, after which time the property was used as an alternative learning center.

AUSTIN, TEXAS — Austin-based Evergen Equity has acquired a portfolio of three industrial buildings totaling 254,457 square feet in the Houston area. The portfolio includes an 85,797-square-foot building at 7601 N. Sam Houston Parkway W on the city’s northwest side; a 69,140-square-foot facility at 1001 Shaw Ave. in the eastern suburb of Pasadena; and a 99,250-square-foot structure at 10101 Fountaingate Drive in the southwestern suburb of Stafford. The buildings were fully leased at the time of sale. The seller and sales price were not disclosed.

HOUSTON — Forum Energy Technologies has signed an 81,138-square-foot office lease extension in northwest Houston. The global manufacturing company that serves the energy sectorwill remain a tenant at Sam Houston Crossing II, a 159,056-square-foot building. Jeff Cairns of JLL and Bill Boyer of CBRE represented Forum Energy in the lease negotiations. Louann Pereira and Doug Little of Transwestern represented the landlord, California-based Buchanan Street Partners.

WYLIE, TEXAS — Skanska USA Building has broken ground on the 66,309-square-foot Career and Technical Education facility at Collin College’s Wylie campus on the northeastern outskirts of Dallas. The facility will support education and training for fields such as welding, HVAC repair/maintenance and veterinary technology, among other disciplines. Completion is slated for summer 2027.
