ORLAND PARK, ILL. — A joint venture between Remedy Medical Properties, Silver Cross Hospital and Premier Suburban Medical Group (PSMG) is underway on the construction of Orland Park Medical Building in the southwest Chicago suburb of Orland Park. Comprising two stories and 42,000 square feet, the facility is scheduled for completion in early 2024. Locally based Jensen & Halstead is serving as architect. Leopardo Cos., also based in Chicago, is the general contractor for the project. The building, located on the northeast corner of 171st Street and LaGrange Road, will house 12 primary care physician offices in addition to specialty care practices including gastroenterologists, general surgeons, OBGYNs, a cardiologist, endocrinologist, hematologist/oncologist and orthopedic surgeon. The facility will also feature outpatient imaging services, a 21-station infusion center, an endoscopy suite with two procedure rooms and after-hours care.

CHICAGO — Marcus & Millichap has arranged the sale of two 12-unit apartment properties located in Chicago. The two properties, 922 West George Street and 855 West Grace Street, sold for a total of $6.2 million. Kyle Stengle of Marcus & Millichap marketed the property on behalf of the seller, Golub Co., and its Boston-based partner. The buyer is a New York-based investor who was secured and represented by Marcus & Millichap’s Steve Rachman and Benjamin Conte.
YPSILANTI, MICH. — Northmarq has arranged the $2.6 million sale of a single-tenant retail property located at 3100 Washtenaw Avenue in Ypsilanti, roughly five miles southeast of downtown Ann Arbor. AMERCO Real Estate Co. acquired the property, which sits on 11 acres and totals 91,743 square feet. Isaiah Harf of Northmarq’s Chicago office represented the seller, a New York-based institutional investor. Neighboring tenants include Fresh Thyme Market, Dollar General, Planet Fitness, Domino’s and Walgreens.
CLARKSTON, MICH. — Landlord Shango Properties has leased an approximately 1,500-square-foot space in the White Lake Commons shopping center in Clarkston, a northern suburb of Detroit, to physical fitness center chain Stretch Lab. The Gerdom Realty & Investment team of Michael Murphy and Tjader Gerdom represented the landlord, and Stephen Smith of TNF Realty represented Stretch Lab. White Lake Commons is anchored by Neiman’s Market and is located near the intersection of Dixie Highway and White Lake Road.
FRISCO, TEXAS — Universal Parks & Resorts has announced plans to open a new theme park on a 97-acre site in the northern Dallas suburb of Frisco. Universal, a division of Comcast Corp., also plans to develop a hotel at the site, which is located east of the Dallas North Tollway and north of Panther Creek Parkway. The proposed park will be smaller than the entertainment giant’s other resort destinations. In addition, the new venue will be designed to be more engaging for younger audiences and will offer interactive and playful shows, character meet and greets and unique merchandise. A construction timeline was not disclosed. In announcing the new park, Universal executives cited the region’s burgeoning population and strong track record of attracting new businesses as key reasons behind the move.
RICHARDSON, TEXAS — Chicago-based developer Dayton Street Partners has acquired a 65-acre manufacturing and distribution campus in the northeastern Dallas suburb of Richardson with plans to expand the site. The undisclosed seller has agreed to lease back 10 percent of the space at the 845,000-square-foot campus, and electronics manufacturer Celestica has leased 672,588 square feet. The seller also vacated the remaining 90,000-square-foot building, at which Dayton Street has launched a capital improvement program. The expansion will feature a 240,000-square-foot facility on a nine-acre parcel that is expected to be complete in early 2024. Larry Serota, Mike Hardage and Nora Hogan of Transwestern represented the seller in the transaction.
ALLEN, TEXAS — A joint venture between two investment firms, Oklahoma-based Hall Capital and Dallas-based Pillar Commercial, has acquired One Bethany West, a 190,745-square-foot office building located in the northeastern Dallas suburb of Allen. The building is located within the Watters Creek mixed-use development and is home to tenants such as MD7, Micron Technologies and Highland Residential. The seller was Kaizen Development Partners. JLL arranged acquisition financing through BancFirst on behalf of the new ownership.
AMARILLO, TEXAS — Marcus & Millichap has arranged the sale of Camp Lane Storage, a 197-unit facility located in the northwest Texas city of Amarillo. The property 24,440 spans square feet of net rentable, non-climate-controlled space and also includes 20 outdoor parking spaces. Arol Horkavy and Jon Danklefs of Marcus & Millichap represented the seller and procured the buyer in the transaction. Both parties were limited liability companies that requested anonymity.
HOUSTON — Locally based developer Radom Capital has welcomed six new tenants to Montrose Collective, an office and retail development in Houston. Concepts coming to the property include restaurants Graffiti Raw and Picnik — opening this month and in the spring, respectively — as well as four fitness and beauty concepts. SISU, a med spa, will debut in February, while Studio BE, Glosslab and Skin Laundry will open later this year. Montrose Collective, which currently features 15 retailers and five restaurants, is now 97 percent leased.
Enterprise Community Development Acquires Metro D.C. Workforce Housing Community for $20M

SILVER SPRING, MD. — Enterprise Community Development Inc. has purchased Parkside Terrace Apartments, an 87-unit workforce housing community located in Silver Spring, a suburb of Washington, D.C. The buyer plans to preserve the natural occurring affordable housing (NOAH) property by reserving units for households earning up to 60 percent of area median income (AMI). Enterprise Community Development purchased the community from an undisclosed seller for $20 million. The Montgomery County Department of Housing and Community Affairs provided a $5 million bridge loan to the buyer through its Affordable Housing Opportunity Fund. Built in 1962, Parkside Terrace comprises one- and two-bedroom units spread across three- and four-story garden-style apartment buildings. Enterprise Community Development plans to make capital improvements to the property.
