WASHINGTON, D.C. — JLL has arranged the sale of The Shay, a 245-unit apartment community located at 1924 8th St. NW in Washington, D.C.’s Shaw neighborhood. Robert Jenkins and Bret Thompson of JLL represented the seller in the transaction. The buyer, seller and sales price were not disclosed, but multiple media outlets have reported that an affiliate of Bernstein Management purchased the asset from Dweck Properties. Built in 2015 about three blocks from the Shaw-Howard University Metro station, The Shay features studio, one- and two-bedroom units with floor-to-ceiling windows, nine-foot ceilings, stainless steel smart appliances and quartz countertops. Community amenities include a heated pool with sundeck, two landscaped rooftop decks with seating and grills, catering kitchen and dining area and a fitness center.

ORLANDO, FLA. — Plaza Advisors has negotiated the sale of Orlando Square, a 183,877-square-foot shopping center located at the southwest corner of Sand Lake Road and South Orange Blossom Trail in Orlando. The property was 85 percent leased at the time of sale to tenants including Ross Dress for Less, Office Depot, Ollie’s Bargain Outlet, Central Rock Gym, Chipotle Mexican Grill, Firehouse Subs, Bright Now Dental, Chick-fil-A and Chase Bank. Miami-based Core Investment Management purchased the center from an entity doing business as AGRE Orlando Square LLC. Plaza Advisors represented the seller in the transaction.
Legacy Realty Brokers $9.3M Sale of Kroger-Anchored Retail Center Near Little Rock, Arkansas

BENTON, ARK. — Legacy Realty Group Advisors has brokered the $9.3 million sale of Benton Commons, a 74,870-square-foot retail center located in Benton, roughly 25 miles southwest of Little Rock. Kroger anchors the property, and other tenants include State Farm Insurance, Sumo Express and H&R Block. Jacob Baruch, Jonah Warshaw and Daniel Baruch of Legacy represented the undisclosed buyer in the transaction. Todd Rice of Colliers Arkansas represented the undisclosed seller.
HOUSTON — Locally based firm Clay Development is underway on construction of Main Central I, a 523,640-square-foot distribution center in Houston. The 33.4-acre site is located at the intersection of South Main/U.S. Highway 90 and the Fort Bend Toll Road on the city’s southwest side. Main Central I will feature a cross-dock configuration, 36-foot clear heights, parking for 151 trailers and 109 employee vehicles and an ESFR sprinkler system. Completion is scheduled for the third quarter. Clay Development has tapped Cushman & Wakefield to assist with its internal marketing and leasing efforts.
FORT WORTH, TEXAS — JLL has arranged an undisclosed amount of financing for Meacham Commerce Center Building 1, a 334,750-square-foot industrial property in Fort Worth. The cross-dock facility was built on 19.4 acres in 2022 and features 36-foot clear heights, 70 dock-high doors, four drive-in ramps and parking for 240 cars and 103 trailers. Colby Mueck, John Beeler and John David Johnson of JLL arranged the loan through Protective Life Insurance Co. on behalf of the borrower, McCormack Commercial. Meacham Commerce Center will ultimately consist of four buildings totaling roughly 1.3 million square feet across 80 acres.
MCKINNEY, TEXAS — Kaizen Development Partners has completed a 200,000-square-foot office building within the $250 million District 121 mixed-use development in the northern Dallas suburb of McKinney. Designed by Perkins&Will, the eight-story, Class A building was developed on a speculative basis in partnership with the McKinney Economic Development Corp. Amenities include a fitness center, tenant lounge and outdoor recreational spaces.
MINNEAPOLIS — Midwest law firm Fredrikson & Byron has moved into a 158,000-square-foot office space at 60 South Sixth, a 40-story tower in downtown Minneapolis. KBS Real Estate Investment Trust III owns the 710,332-square-foot property. Fredrikson & Byron signed the lease in 2020. Amenities at 60 South Sixth include a fitness center, underground parking, concierge services, free Wi-Fi hotspots, a tenant lounge, pool table and conference center. KBS also recently signed leases with Best & Flanagan LLP, a locally based law firm, and Dacotah Bank, a Midwest financial institution. Brent Robertson, Andrea Leon and Jon Dahl of JLL represented KBS in all three leases. Mike Salmen, Larry Serota and Will McDonald of Transwestern represented Fredrikson & Byron. ROCHESTER, MINN. — Ruth’s Chris Steak House is opening at the Kahler Grand Hotel in Rochester. The location marks the second in Minnesota for Ruth’s Chris following one in downtown Minneapolis. The 7,800-square-foot restaurant will feature outdoor seating, a full bar and private dining area. Kraus-Anderson Construction has begun demolition of the Grand Grill in the hotel lobby to make way for Ruth’s Chris. Construction of the steakhouse is scheduled to begin late this summer and be completed in early 2024. Kahler Hospitality Group recently renovated the 600-room hotel. The four-year renovation project was one of the most extensive renovations ever completed at the hotel, which was originally constructed in 1921. ELGIN, ILL. — Marcus & Millichap has brokered the $2.1 million sale of a 10,500-square-foot retail property in Elgin. Advance Auto Parts is the anchor tenant at the fully leased center, which is located at 1881 Larkin Ave. Adrian Mendoza, Austin Weisenbeck and Sean Sharko of Marcus & Millichap represented the seller, a limited liability company. The team also procured the buyer, an East Coast-based limited liability company completing a 1031 exchange.
WEST BLOOMFIELD TOWNSHIP, MICH. — Knock Twice Speakeasy has opened in West Bloomfield Township, a northwest suburb of Detroit. Eric Banks and Rachele Downs of Dominion Real Estate Advisors represented the landlord, Hariram Properties Inc., in the five-year lease for 5,383 square feet. The space was formerly home to Lark restaurant and later Sizzle and Spice Indian Cuisine. Knock Twice has invested $250,000 in its space, which features an outdoor patio, cigar lounge and VIP area.
