BATON ROUGE, LA. — A joint venture between Monument Square Investment Group and JDI Realty has acquired Maison Burbank, a 532-bed student housing community located near the Louisiana State University (LSU) campus in Baton Rouge. The garden-style property was developed in 1996 and renovated in 2017. The joint venture plans to begin capital improvements to the property immediately, including new roofing and performing the postponed maintenance and repair work for the drive aisles and parking lots. The community offers 134 units in two- and four-bedroom floorplans. Amenities include a resort-style swimming pool, picnic and grilling area, sand volleyball court, 24-hour fitness center, coffee bar and a dog park. The property was 98.5 percent leased at the time of sale. The seller and terms of the transaction were not released.

CHARLOTTE, N.C. — CoCoTiv Coworking, a French-American cooperative workspace provider, has signed a 25,244-square-foot lease at Whitehall Corporate Center IV in Charlotte. Christianna Williams and Zach McLaren of Cresa represented CoCoTiv in the lease negotiations. This lease marks CoCoTiv’s second location in the Charlotte market. Built in 2007, Whitehall Corporate Center IV, a 210,000-square-foot office building owned by American Asset Corp., is situated within the 700-acre master-planned community of Whitehall. Whitehall Corporate Center features six office buildings, along with a technology park, corporate center, retail district, various residential communities and a nature preserve.

International-Place-Boston

BOSTON — Global private equity firm KKR has signed a 15-year, 132,529-square-foot office lease at Two International Place in downtown Boston. International Place is a 1.8 million-square-foot complex that was built in phases between 1987 and 1992 and is currently in the midst of a $100 million renovation. JLL and Cushman & Wakefield co-represented KKR in the lease negotiations. Newmark represented the landlord, The Chiofaro Co., which owns International Place in partnership with PGIM.

CLEMENTON, N.J. — Marcus & Millichap has brokered the $6.7 million sale of Chews Landing Commons, a 44,500-square-foot medical office complex in Clementon, located in Southern New Jersey’s Camden County. The complex consists of seven buildings on a 6.1-acre site and was 96 percent leased at the time of sale to tenants such as NovaCare Rehabilitation Center, Victory Bay Recovery Center and Harmony Bay Wellness. Brent Hyldahl and Alan Cafiero of Marcus & Millichap represented the seller in the transaction.

LIVINGSTON, N.J. — Local brokerage firm The Kislak Co. Inc. has negotiated the $2.5 million sale of an 8,100-square-foot retail strip center located in the Northern New Jersey community of Livingston. The center at 25 W. Northfield Ave. was originally built in 1954. Matt Weilheimer and Scott Davidovic of Kislak brokered the deal. The buyer and seller were not disclosed.

The Hub on Causeway

BOSTON — A joint venture between BXP (NYSE: BXP), formerly Boston Properties, and Delaware North, a privately owned hospitality and entertainment company, has received a $465 million loan for the refinancing of a portion of The Hub on Causeway. The 1.5 million-square-foot mixed-use development is located in the West End neighborhood of Boston. Situated on the site of the former Boston Garden arena, the original home arena of the Boston Bruins and Boston Celtics, The Hub on Causeway is now a transit-oriented development that features 811,000 square feet of office space and 440 luxury apartments, as well as 250,000 square feet of retail space and a 60,000-square-foot Star Market grocery store. An affiliate of Verizon Communications anchors the development on a 20-year lease. Wells Fargo Bank, Morgan Stanley Bank and Bank of America provided the loan to BXP and Delaware North. Tower-Life-Residences-San-Antonio

SAN ANTONIO — Locally based development and investment firm McCombs Enterprises will undertake a multifamily conversion project in downtown San Antonio. The project will transform the historic 31-story Tower Life Building at 310 S. Saint Mary’s St., which was originally built in 1929, into a 242-unit apartment complex. The development will be known as Tower Life Residences and will include penthouses and retail space. Amenities will include a library, lounges, bar spaces, workspaces, entertainment areas and private event rooms, as well as 5,000 square feet of rooftop gardens. McCombs is redeveloping the building in partnership with J. Jeffers Co. Project partners include Front Porch Design Group, Alamo Architects and Jordan Foster Construction. The first residences are expected to be available for occupancy next fall.

Port-225-Commerce-Center-Houston

HOUSTON — New York-based global investment firm GTIS Partners has completed Port 225 Commerce Center, a 484,070-square-foot industrial project located near Port Houston. The 26-acre development consists of a 355,071-square-foot, cross-dock building and a 128,999-square-foot, rear-load facility. Building features include 36- and 32-foot clear heights, respectively, and combined parking for 382 cars and 93 trailers. Project partners included Angler Construction, Powers Brown Architecture, Langan Engineering and Cushman & Wakefield as the leasing agent. Construction began in February 2024.

ALEXANDRIA, VA. — Berkadia has arranged an $84.1 million loan for the refinancing of Meridian at Eisenhower, a 369-unit residential high-rise located at 2351 Eisenhower Ave. in Alexandria, a suburb of Washington, D.C. Patrick McGlohn, Patrick Cunningham, Brian Gould, Hunter Wood and Natalie Hershey of Berkadia arranged the 10-year loan on behalf of the borrower, Paradigm Development Co. LLC. The direct lender was not disclosed. Meridian at Eisenhower was 93 percent occupied at the time of the loan closing. Built in 2007, the high-rise offers studio, one- and two-bedroom floorplans ranging in size from 605 to 1,220 square feet. Fifteen units are reserved for households earning 60 percent of the area median income (AMI). Amenities include a rooftop swimming pool and sundeck, fitness center with cardio theater, top-floor clubroom with billiards, a landscaped courtyard and grill area, storage units, package service and 444 parking spaces. The property also includes three street-level retail spaces totaling 10,200 square feet housing tenants including Orangetheory Fitness and Xfinity.
