ST. LOUIS — Argus Self Storage Advisors has brokered the sale of the Second Attic Self Storage property in St. Louis for an undisclosed price. The 34,450-square-foot facility sits on nearly two acres near I-170 and St. Charles Rock Road. Larry Goldman of Argus brokered the transaction. Second Attic Associates LLC sold the property to St. Charles Rock Storage LLC. INB Bank provided acquisition financing.

TOLEDO, OHIO — Gym concept F45 Training has signed a lease to open a 2,100-square-foot location at Talmadge Town Center South in Toledo. Tolson Enterprises owns the shopping center, which is situated near Franklin Park Mall. Michael Murphy, Tjader Gerdom and Haley Kelly of Gerdom Realty & Investment represented F45 Training, which maintains locations in nearly all 50 states. The “F” stands for functional, and the classes are 45 minutes each.

BLOOMINGTON, MINN. — Marcus & Millichap has arranged the sale of a 14-unit apartment building in the Minneapolis suburb of Bloomington for $2 million. Built in 1960, the property is located along Penn Avenue. Residents enjoy two parking spaces per unit as well as a community green space with a playground. Abe Roberts and Michael Jacobs of Marcus & Millichap represented the seller and buyer, both of which were limited liability companies.

NASHVILLE, TENN. — The NFL’s Tennessee Titans and the Metropolitan Government of Nashville and Davidson County (Metro) have agreed to terms to bring a new $2.1 billion football stadium to Nashville’s East Bank district. The enclosed stadium will span 1.7 million square feet and will be situated near the Cumberland River to the east of the Titans’ current arena, Nissan Stadium. The site for the new stadium currently comprises surface parking lots. Once complete, the project will represent the largest building project in the Metro’s history and will attract marquee events such as the Super Bowl and CMA Fest country music festival, according to ESPN. “When my father brought this team to Tennessee 25 years ago, I don’t think he could have imagined a better home for our organization,” says Titans controlling owner Amy Adams Strunk. “The way the people of Tennessee have embraced this team as their own is truly something special, and I am thrilled that with this new agreement, we will cement our future here in Nashville for another generation.” Funding for the new stadium comprises four categories, with football-related sources (i.e. the Titans, the National Football League and personal seat license sales) representing the largest source …

NEW YORK — The COVID-19 pandemic left many offices and commercial districts vacant, as employees worked from their homes and left cities to seek housing in more suburban areas. Simultaneously, hundreds of U.S. cities have been unable to meet housing demands for both homes to buy and homes to rent. Developers are eyeing adaptive reuse projects to address both issues. Adaptive reuse means repurposing an existing structure for a new use. Commercial-to-residential conversions are a form of adaptive reuse whereby office developments, retail spaces and hotel properties are converted into multifamily communities. Office conversions are the most common form of commercial-to-residential transformation. Forty-one percent of all rental apartment conversions in 2020 and 2021 involved former office buildings. Former factories and hotels are also common structures to be converted, according to RentCafe, a Yardi Systems apartment listing and management service, which also conducts research and publishes reports on local, state and national level multifamily dynamics. In 2020, developers completed 11,800 commercial -to-residential conversions — more than double the 5,271 units completed in 2010.The number nearly doubled again in 2021, when an approximate 20,122 units were slated for completion before the end of the year. ARLINGTON, TEXAS — Southern California-based investment firm Archway Equities has sold Harmony Apartments, a 616-unit multifamily community in Arlington. Built in 1984, Harmony Apartments offers one- and two-bedroom units and amenities such as two pools, a fitness center, business center and outdoor grilling and dining stations. Drew Kile, Joey Tumminello, Michael Ware and Asher Hall of Institutional Property Advisors, a division of Marcus & Millichap, represented Archway Equities in the transaction. Aspen Capital Group purchased the asset for an undisclosed price. The seller held the property for three years and executed a capital improvement plan during that stretch.

Highway-114-Distribution-Center-Roanoke

ROANOKE, TEXAS — JLL has negotiated the sale of HWY 114 Distribution Center, a 568,632-square-foot industrial facility located in the North Texas city of Roanoke. The 68.6-acre site is located two miles east of the intersection of I-35 and State Highway 114. The cross-dock facility was completed in 2021 and features 36-foot clear heights, 119 dock doors and 229 parking spaces. Los Angeles-based Cohen Asset Management purchased the property from Provident Realty Advisors for an undisclosed price. Dustin Volz, Stephen Bailey, Dom Espinosa, Zach Riebe and Matthew Barge of JLL brokered the deal. At the time of sale, HWY 114 Distribution Center was fully leased to UNIS, a California-based third-party logistics provider.

RICHARDSON, TEXAS — Locally based investment firm ClearWorth Capital has acquired Belle Grove at Custer, a 202-unit multifamily property located in the northeastern Dallas suburb of Richardson. According to Apartments.com, the property offers one-, two- and three-bedroom units and amenities such as a fitness center, business center, playground, tennis court, walking/biking trails and onsite laundry facilities. ClearWorth Capital purchased the asset from RealSource for an undisclosed price with plans to implement a value-add program. Chris Deuillet, William Hubbard and Jaxx Davis of CBRE brokered the deal. Belle Grove at Custer was 94 percent occupied at the time of sale.

DALLAS — Locally based firm GTC Real Estate Investments will develop Trinity Industrial Park, an 80,000-square-foot project that will be located in the Brookhollow submarket of Dallas. Trinity Industrial Park will comprise two buildings on a 5.4-acre site at 8733 N. Stemmons Freeway. Azimuth Architecture Inc. will handle design, and Pritchard Associates Inc. will serve as construction manager. NAI Robert Lynn will lease the development. Construction is scheduled to begin in the first quarter of 2023 and to be complete by the end of next year.
