SPOKANE, WASH. — SVN Cornerstone has brokered the sale of Perry Storage, a warehouse, office, indoor and outdoor storage facility in Spokane. RDD Holdings LLC acquired the property from Perry LLC for $7 million. Situated on 13.5 acres at 10808 N. Perry St., the multi-building facility features 47,428 square feet of self-storage space. The property was constructed between 2009 and 2016. John Hiller of SVN Cornerstone represented the buyer, while the seller was self-represented in the deal.

SAN JOSE, CALIF. — JLL has arranged the sale of a single-tenant retail building at 3510 Leigh Ave. in San Jose. An undisclosed seller sold the asset to a private capital exchange buyer for $4.4 million. Citibank occupies the 7,986-square-foot property on a triple-net lease with six years of the lease term remaining. Eric Kathrein, Warren McClean and Andrew Spangenberg of JLL Retail Capital Markets represented the seller and procured the buyer in the deal.
Stream Realty Partners Receives Entitlements for Two Industrial Projects in Rialto, California

RIALTO, CALIF. — Stream Realty Partners has fully entitled its two latest Class A industrial projects totaling 117,000 square feet in the Inland Empire city of Rialto. The company plans to develop a 47,980-square-foot industrial facility on 2.9 acres at 855 W. Rialto Ave. and a 68,970-square-foot facility on 4.7 acres at 169 S. Spruce Ave. The building on West Rialto Avenue will feature 32-foot clear heights, eight dock-high doors, one drive-in door, a 160-foot truck court, 58 auto parking stalls and 5,500 square feet of built-out, ground-floor and mezzanine office space. The property on South Spruce Avenue will offer 32-foot clear heights, seven dock-high doors, one drive-in door, a 185-foot truck court, 13 trailer positions, 59 auto parking stalls and 6,000 square feet of built-out, ground-floor and mezzanine office space.
SAN ANTONIO — Newmark has arranged the sale of a portfolio of three multifamily properties totaling 828 units in San Antonio. The portfolio spans from north-central to western San Antonio and includes Spice Creek, The Clara and The Maxwell. Matt Michelson of Newmark represented the seller, a partnership between Texas-based Multifamily Acquisition Advisors and California-based Blackhawk Property Holding, in the transaction. Henry Stimler, William Weber, Matt Mense, Ari Schwartzbard and Daniel Sarsfield, also with Newmark, originated Freddie Mac acquisition financing on behalf of the buyer, Harbor Group International.
AUSTIN, TEXAS — CBRE has negotiated the sale of a 550-unit self-storage facility in Austin. Public Storage currently operates the facility, which comprises 52,303 net rentable square feet of climate-controlled space. Nick Walker and Nate Holash led a CBRE team that represented the seller, global investment firm KKR, in the transaction. Utah-based REIT Extra Space Storage purchased the facility for an undisclosed price.
AUSTIN, TEXAS — Stream Realty Partners is nearing completion of Howard 130, a 376,380-square-foot industrial project in northeast Austin. The site spans 29 acres between I-35 and State Highway 130, offering proximity to both The Domain and the downtown area. The development’s three buildings will range in size from 94,400 to 197,980 square feet. Completion is slated for the second quarter.
HOUSTON — Cadeco Industries, a provider of raw coffee processing services, has signed a 258,450-square-foot industrial lease at 1211 Kress St. in Houston. The site spans 10.5 acres and is located just east of the downtown area. Zack Taylor of Colliers represented Cadeco Industries in the negotiations for the full-building lease. Beau Kaleel of Cushman & Wakefield represented the landlord, Merfish Realty.
TULSA, OKLA. — Dallas-based Mohr Capital has acquired 20 acres at the corner of 71st and Elwood streets in Tulsa for the development of a 50,000-square-foot retail project that will be branded Tulsa Marketplace. Outdoor apparel and equipment retailer REI will anchor the center with a specialty, build-to-suit store, and Mohr Capital will target five national credit tenants to round out the roster. Completion is slated for spring 2024.
NEW YORK CITY — Luxury moviegoing concept LOOK Dine-In Cinemas will open an eight-screen theater at 625 West 57th Street in Manhattan. The space spans 25,000 square feet within the 32-story residential building, which is owned by The Durst Organization. The venue will be the first in New York City for LOOK Dine-In Cinemas. Theaters will range in size from 20 to 172 seats to support small screenings and major premieres. Eric Engelhardt, Ashlea Aaron and Karen Rose internally represented the landlord in the lease negotiations. Beth Rosen of RIPCO and Joseph Harbor HWGA Group represented the tenant. An opening date was not disclosed.
TOMS RIVER, N.J. — New Jersey-based developer Garden Communities has delivered Green Meadows at Pleasant Plains, a 175-unit apartment complex in the coastal community of Toms River. The development features one-, two- and three-bedroom units, with the largest floor plan being 2,330 square feet. Private patios/balconies are available in select residences. Amenities include a pool, fitness center and a community room. The community is now 75 percent leased, with rents for available two- and three-bedroom units starting at $3,425 per month
