DALLAS — Ecobat, a provider of battery recycling services, has signed a 28,258-square-foot office sublease at PwC Tower in Dallas. Rick Hughes and Joel Zandstra of Cushman & Wakefield represented Ecobat, which is subleasing the space from the namesake tenant, accounting giant PricewaterhouseCoopers (PwC), in the lease negotiations. Ben Davis and Harlan Davis of CBRE represented PwC. MetLife Investment & Management owns the 20-story, 500,000-square-foot building.

MONTEBELLO, N.Y. — A partnership between owner-operator FilBen Group and Dallas-based private equity firm RSF Partners has broken ground on Braemar at Montebello, a $54 million assisted living facility in New York’s Lower Hudson Valley region. The site is located near Good Samaritan Hospital — Suffern, as well as numerous commercial establishments. The property will span 133,675 square feet and will feature one- and two-bedroom units with an average size of 500 square feet, as well as an array of entertainment- and wellness-based amenities. H2M Architects + Engineers designed the project, and McAlpine Contracting is handling construction. M&T Bank provided a $34.8 million construction loan for the project, a completion date for which was not disclosed.
YONKERS, N.Y. — Locally based brokerage firm OPEN Impact Real Estate has arranged the $52.6 million sale of a 265,000-square-foot campus in Yonkers. The campus, a portion of which extends into The Bronx, consists of 25 buildings on a 28-acre site. The property, which serves as the headquarters of social services agency Rising Ground, houses several recreational amenities, including indoor and outdoor pools, a baseball field and an indoor basketball court. Lindsay Ornstein, Stephen Powers, Arthur Skelskie and Alexander Smith of OPEN Impact represented Rising Ground in the transaction. The buyer, National Resources, plans to take occupancy of the campus at a future date, with Rising Ground retaining three acres for various programs.
PARSIPPANY, N.J. — Avis Budget Group has signed a 155,234-square-foot office headquarters lease in the Northern New Jersey community of Parsippany. The holding company of the car rental agency will occupy space at LATITUDE, a two-building, 35-acre campus. Jon Meisel and Joseph Sarno of CBRE represented Avis in the lease negotiations. David Simson and Jaime Drummond of Newmark represented the landlord, a joint venture between Rubenstein Partners and Vision Real Estate Partners, which acquired the property in 2018 and implemented a capital improvement program.
WILMINGTON, MASS. — Locally based developer The Procopio Cos. has completed Lume, a 49-unit multifamily project in Wilmington, a northern suburb of Boston. The 74,000-square-foot, transit-served development consists of 39 garden-style apartments and 10 townhomes. Amenities include a fitness center, clubroom and a pet spa. DMS Design served as the project architect, with interiors by Conant Design Group. Rents start at $3,000 per month for a two-bedroom unit.
Northeast Private Client Group Negotiates $2.3M Sale of Mixed-Use Property in Gardner, Massachusetts
GARDNER, MASS. — Regional brokerage firm Northeast Private Client Group has negotiated the $2.3 million sale of a mixed-use property in Gardner, located in Massachusetts’ Worcester County. The property consists of 17 multifamily units, 12 retail spaces and seven office spaces. Tim McGeary of Northeast Private Client Group represented the buyer and seller, both of which requested anonymity, in the transaction.
TINLEY PARK, ILL. — Berkadia has arranged a $10.6 million PACE construction loan for The Magnuson, a 144-unit, ground-up multifamily project in the Chicago suburb of Tinley Park. Jason Bond of Berkadia arranged the loan through PACE Loan Group on behalf of the borrower, Illinois-based One Magnuson Lane LLC. Matthew McCormack represented PACE Loan Group on an internal basis. The Illinois Energy Conservation Authority NFP assisted in closing the financing. The property is currently under construction, but a timeline for completion was not provided. The project will consist of four four-story buildings and a clubhouse. Introduced in Illinois in 2019, C-PACE provides long-term, fixed-rate funding to private building owners for energy efficiency, renewable energy, water conservation, electric vehicle charging and resiliency projects to be installed in both existing and new commercial properties. The C-PACE efforts at The Magnuson are expected to provide roughly $311,000 in savings over the 30-year financing term, while also saving more than 2.3 million gallons of water per year.
MADISON, WIS. — Greywolf Partners Inc. has completed the development and lease-up of a 122,038-square-foot industrial building in Madison. The tenant is Uniek Inc., a designer, manufacturer and supplier of home décor products. The property is located at 6305 Ronald Reagan Ave. within the Center for Industry and Commerce business park. The building features a clear height of 32 feet, 20 exterior loading docks, four drive-in doors and LED lighting. Corporate Contractors Inc. served as the general contractor for the building, which was built on a speculative basis. JSD Professional Services provided civil and landscaping engineering, while JAKnetter Architects provided architectural services. Steve Turner of Greywolf Brokerage, a division of Greywolf Partners, represented the landlord in the lease with Uniek.
PLOVER, WIS. — Colliers has brokered the $3.2 million sale of a retail center in Plover, a city in central Wisconsin. The 23,000-square-foot property was 95 percent leased at the time of sale. Adam Connor and Heather Dorfler of Colliers represented the seller, a subsidiary of MLG Capital’s Legacy Fund. The duo also procured the out-of-state buyer, which used a California-based bank for acquisition financing.
HAZELWOOD, MO. — Marcus & Millichap has negotiated the sale of a Bill’s U-Store self-storage facility in Hazelwood, a northern suburb of St. Louis. The sales price was undisclosed. The property features 489 non-climate-controlled units and totals 64,440 net rentable square feet. George Kondracke, Brian Kelly, Brett Hatcher and Gabriel Coe of Marcus & Millichap represented the seller, a limited liability company. The asset sold to a private out-of-state buyer.
