SANTA BARBARA, CALIF. — Institutional capital investment in single-family-rental (SFR) acquisitions and build-to-rent (BTR) projects is growing by leaps and bounds. Institutions funded $2.5 billion in SFR acquisitions in 2021 and committed more than $60 billion in capital to buying single-family rental homes over the past year, according to Yardi Matrix’s new report, “Build-to-Rent Fuels Growth in Institutional Single-Family Rental Market.” By 2030, Institutions are expected to own about 7.6 million homes, accounting for almost half (40 percent) of all single-family-rental units in the country. “The institutions that are getting involved in SFRs tend to be private equity funds,” says Paul Fiorilla, director of U.S. research at Yardi Matrix. “There are some traditional core investors that are getting into it, but it’s still looked at as a niche, high-yield sector.” According to Yardi Matrix, mom-and-pop owners still make up most single-family rentals, but institutions are increasing market share, with a heavy concentration in the Sun Belt. Avanath Capital Buys Six Affordable Housing Communities in Northern California for $181.6M

SACRAMENTO — Avanath Capital Management has purchased six affordable multifamily and seniors housing properties in the Sacramento area for more than $181.6 million in an off-market transaction. The portfolio consists of four multifamily and two affordable seniors housing communities totaling 1,032 units. The multifamily properties include Anton Arcade at 2134 Butano Drive in Sacramento, Norden Terrace at 3685 Elkhorn Blvd. in North Highlands, The Ridge at 8151 Civic Center Drive in Elk Grove and Whitney Ranch at 711 University Ave. in Rocklin. The seniors housing properties includes Corsair Park Senior at 6920 Watt Ave. in North Highlands and Hurley Creek Senior at 4275 El Centro Road in Sacramento. Constructed between 2008 and 2017, the properties were built utilizing low-income housing tax credits through the California Tax Credit Allocation Committee and with bond financing via multiple agencies. Additionally, the assets benefit from the state of California’s Welfare Tax Exemption. Each community features a leasing center, central clubhouse, business center, fitness center, pool, laundry facilities, carports and garages. BAKERSFIELD, CALIF. — The Mogharebi Group (TMG) has arranged the sale of Tyner Ranch Apartments, a multifamily property in Bakersfield. Hardt Investments sold the property to a Modesto-based private investment group for nearly $31 million. Built in 2006-2007, Tyner Ranch features 168 apartments in two- and three-bedroom floor plans ranging in size from 788 square feet to 1,193 square feet. The apartments offer fully equipped kitchens, attached garages and private backyards with patios. Community amenities include picnic areas with grilling stations. Mark Bonas of TMG represented the seller in the deal.
GLENDALE, ARIZ. — Gantry has secured $13 million of permanent financing for the acquisition of a 11.57-acre parcel at Arrowhead Marketplace in Glendale. Tim Storey of Gantry’s Phoenix office secured the 10-year, fixed-rate loan featuring a 25-year amortization for the borrower, Arizona Partners, through a correspondent life company lender. Office Depot, Dollar Tree, Boot Barn, Party City and Salt Creek Home Furnishings are tenants at the 128,500-square-foot retail center.
Blueprint Brokers Sale of Regency Columbia Village Seniors Housing Property in Boise, Idaho

BOISE, IDAHO — Blueprint Healthcare Real Estate Advisors has arranged the sale of Regency Columbia Village, a 60-unit seniors housing community in Southeast Boise. Regency Columbia Village consists of four pods with 15 units each. The type of care was not disclosed. The Cottages acquired the property from an undisclosed seller for an undisclosed price.
HOUSTON — Marcus & Millichap has brokered the sale of a portfolio of four self-storage facilities totaling 2,199 units in the greater Houston area. Two properties in the portfolio, which spans 429,169 net rentable square feet, are located within Houston, and the other two facilities are located in Baytown and Magnolia. Dave Knobler and Charles LeClaire of Marcus & Millichap represented the seller, a Georgia-based partnership, in the transaction. The duo also procured the buyer, a New York-based partnership. Both parties involved in the deal requested anonymity.
LONG BEACH, CALIF. — CBRE has brokered the sale of a medical office building, located at 200-202 W. Wardlow Road in Long Beach. A private seller sold the asset to an undisclosed buyer for $6.6 million. Bill Maher, Anthony DeLorenzo, Bryan Johnson and Gary Stache of CBRE represented the seller in the deal. Originally constructed in 1964 and remodeled in 2017, the single-story building features 8,691 square feet of medical office space. The buyer plans to convert the medical building with operating rooms into an office building to accommodate the expansion needs of the buyer’s business.
ROUND ROCK, TEXAS — Atlanta-based IDI Logistics will develop Sunrise Commerce Center, a 465,660-square-foot speculative industrial project that will be located on a 36-acre site in the northern Austin suburb of Round Rock. Phase I of the development will comprise three buildings totaling 310,693 square feet, while Phase II will encompass 154,967 square feet across two buildings. Adolfson & Peterson Construction is the general contractor for the project, which was designed by 5G Studio Collaborative. Pacheco Koch is the civil engineer, and Stream Realty Partners is the leasing agent. Construction will begin in September.
GREENVILLE, S.C. — New York City-based GTIS Partners and Charlotte-based Collett Industrial have formed a joint venture to develop two industrial projects in Greenville for a total investment value of $140 million. Situated within an opportunity zone on the eastern edge of the South Carolina Technology & Aviation Center, the two developments will be adjacent to one another and span 1.2 million square feet upon completion. The co-developers have executed leases or letters of intents with tenants totaling approximately 520,000 square feet for long-term occupancy at one of the projects, which is known as Willimon Business Park. The other property was not disclosed.
BOSSIER CITY, LA. — Routh Group has purchased Louisiana Boardwalk, a 560,343-square-foot, open-air shopping center located at 540 Boardwalk Blvd. in Bossier City, a northern Louisiana city bordering Shreveport. Adam Howells, Ryan Shore, Zach Riebe, Matthew Barge and Cole Sutter of JLL represented the undisclosed seller that sold the value-add property for $30.5 million. Situated along I-20 and the Red River, Louisiana Boardwalk is within walking distance of two major casinos: Margaritaville Resort Casino and Horseshoe Bossier City Casino. The shopping center was 67 percent leased at the time of sale to tenants such as Bass Pro Shops, Regal Cinemas, Dollar Tree, Nike and Cumulus Media, among others. According to JLL, the property has about 185,000 square feet of retail and office space available for lease.
