MONTROSE, OHIO — Phantom Fireworks has leased a former Laser Quest facility at 80 Brookmont Road in Montrose, about 10 miles northwest of Akron. The 12,750-square-foot building has sat vacant for six months. Nichole Booker of SVN Summit Commercial Real Estate Advisors negotiated the lease. The opening date of the store will be determined shortly, according to a news release from SVN. Phantom Fireworks operates retail stores across 15 states. Its primary warehouse and corporate office is located in Youngstown, Ohio.

BOXBOROUGH, MASS. — Engineering and construction management firm DPS Group has completed a $150 million, build-to-suit life sciences project for viral vector gene therapy firm Vibalogics in Boxborough, about 35 miles west of Boston. The project consists of about 118,000 square feet of lab, office and manufacturing space. Lincoln Property Co. developed and owns the property.
HARRISBURG, PA. — New Jersey-based investment firm First National Realty Partners has acquired Dauphin Plaza, a 216,000-square-foot, open-air shopping center in Harrisburg. Grocer Price Rite has served as the anchor tenant since 2006 and currently operates a 33,500-square-foot store. Other tenants include Big Lots, Ashley Furniture, Crunch Fitness, Dollar General, Waffle House, Subway, Weight Watchers and H&R Block. James Galbally, Chris Munley and Colin Behr of JLL represented the undisclosed seller in the transaction.
CLIFTON, N.J. — NAI James E. Hanson has negotiated the sale of a 132,135-square-foot industrial flex property in the Northern New Jersey community of Clifton. The property consists of two buildings totaling approximately 57,000 and 68,000 square feet on a 6.2-acre site. Andrew Somple of NAI Hanson represented the seller, an entity doing business as 1913 Realty Associates LLC. The buyer and sales price were not disclosed.
NORWICH, CONN. — Locally based firm Lyman Real Estate Brokerage & Development has arranged the $6.8 million sale of a 96,000-square-foot industrial facility within Norwich Business Park in the southern coastal part of the state. Ron Lyman of Lyman Real Estate Brokerage & Development represented the seller, Nutron Manufacturing, which vacated the property in 2019, in the transaction. The buyer, an entity doing business as 5 Wisconsin Owner LP, has subsequently leased the building to S&S, a purveyor of arts, crafts, athletic equipment and other recreational/educational products.
TAUNTON, MASS. — Locally based project management firm Polar Design Build Inc. will undertake an 83,109-square-foot industrial expansion project in Taunton, located south of Boston, for Callico Distributors, a provider of paper, plastic and other janitorial supplies. The project involves expanding the tenant’s existing space at 90 Prince Henry Drive, which features a clear height of 32 feet, to total roughly 200,000 square feet. The project will also include the construction of a new detention basin. Completion is slated for December.
SEATTLE — The RMR Group Inc. (NASDAQ: RMR) has begun the redevelopment of 351, 401 and 501 Elliott Avenue West in Seattle into a project dubbed Unison Elliott Bay. The existing three office buildings will be transformed into Class A office and life sciences space totaling more than 300,000 square feet. Amenities will include an outdoor lounge, conference and training rooms, fitness facility, new lab mechanical infrastructure and two backup generators for labs. Tenants will also have access to covered and surface parking, bike storage and electric vehicle charging stations. Customizable floor plates will range from 21,000 to 27,500 square feet. The buildings are located near the new Climate Pledge Arena, home of the Seattle Kraken National Hockey League team, as well as 15 acres of trails, beaches and open space. LOS ANGELES — Marcus & Millichap (NYSE: MMI) has arranged the sale of Washington Plaza, a grocery-anchored retail property located in downtown Los Angeles. Southern California-based Eagles Nest Property LLC sold the asset to Reliable Properties for $44.7 million. The 136,908-square-foot asset was fully occupied at the time of sale. Long-term tenants include 99 Cents Only and Rite Aid. Additional tenants include DaVita Dialysis, Ace Cash Express, Dunkin’, Baskin Robbins, WaBa Grill, El Pollo Loco, T-Mobile, Panda Express and Boost Mobile. Orbell Ovaness and Ara Rostamian of the Ovaness-Rostamian Group of Marcus & Millichap represented the seller and procured the buyer in the transaction.
Ziegler Arranges $58.4M Financing for Capital Manor Seniors Housing Community in Salem, Oregon

SALEM, ORE. — Ziegler has arranged $58.4 million in bond financing for Capital Manor, a continuing care retirement community (CCRC) in Salem. Capital Manor features 302 independent living units and 83 residential care beds with an additional 34 memory care beds. Life Care Services has operated the community since 2010. The financing will refund bonds from 2012 while funding a renovation project that will include a new façade and refreshed common areas. “It has been exciting to see Capital Manor, under Life Care Services’ leadership, execute a major operations turnaround, expand its living options, add memory care services, and beautify and expand its activity and hospitality areas,” says Mary Muñoz, senior managing director at Ziegler.
