KANSAS CITY, MO. — Salon Service Group, a wholesale salon product distributor for licensed cosmetologists, has opened at Red Bridge Shopping Center in Kansas City. The tenant occupies nearly 2,000 square feet. Lane4 Property Group manages the center, which has welcomed 12 new tenants since its redevelopment in 2018. Salon Service Group operates 51 locations in 11 states, four of which are in metro Kansas City.

LAND O LAKES, FLA. — SRS Real Estate Partners’ National Net Lease Group has brokered the $2.3 million sale of a newly developed, single-tenant retail property in Land O Lakes. William Wamble and Patrick Nutt of SRS represented the seller, an entity doing business as RS Roach LLC. The buyer was a private investor based in Wyoming. Built in 2022 and situated on 1.1 acres, the 2,500-square-foot ground-lease property has a 15-year tenant lease in place with Wendy’s. Located at 7775 Land O Lakes Blvd., the freestanding property is directly across the street from Connerton, a mixed-use project situated on 1,800 acres that is currently under development.

PORT NECHES, TEXAS — Marcus & Millichap has brokered the sale of Eagle Climatized Storage, a 237-unit self-storage facility in Port Neches, located outside of Beaumont near the Louisiana-Texas border. The facility was built on 3.5 acres in 2003, and all of the units feature climate-controlled space. Dave Knobler of Marcus & Millichap represented the seller, a Georgia-based private investor, in the transaction. Brandon Karr and Danny Cunningham, also with Marcus & Millichap, also procured the buyer, a Texas-based limited liability company. Both parties requested anonymity.

HOUSTON — Kroger (NYSE: K) and Kitchen United MIX, a platform that coordinates food pickups and deliveries, have opened a 50,000-square-foot “kitchen center” at 1035 N. Shepherd Drive in The Heights neighborhood of Houston. Customers who place orders digitally for groceries or prepared meals can either pick their items at the center or have them delivered.

SILVER SPRING, MD. — GBT Realty Corp. has added DSW Designer Shoe Warehouse to Ellsworth Place, a 350,000-square-foot retail and entertainment center in Silver Spring, a Maryland suburb of Washington, D.C. The Brentwood, Tenn.-based developer and owner acquired Ellsworth Place in 2018. The discount shoe retailer signed the lease last month with plans to renovate the former Guitar Center storefront. Construction on the property is currently underway with DSW expected to open in March. Located on level four of Ellsworth Place, DSW will be in a 17,500-square-foot store. The tenant’s new location is convenient to Town Center Garage via the pedestrian bridge. DSW joins tenants at Ellsworth Place including Burlington, Ross Dress for Less, Marshalls, Michaels, T.J. Maxx and Dave & Buster’s.

SPRING, TEXAS — NAI Partners has negotiated a 43,230-square-foot office lease at Wildwood Corporate Centre I in the northern Houston suburb of Spring. Jon Silberman and Pierce Beyer of NAI Partners represented the tenant, locally based engineering and construction firm Strike Construction LLC, in the lease negotiations. Steve Rocher and Jason Presley of CBRE represented the undisclosed landlord.

BOSTON — MassDevelopment has issued $53.6 million in tax-exempt bond financing to Washington Pine LLC for the construction of a five-story, 202-unit complex in Boston. Located at 3368 Washington St., the building will house 140 units of supportive housing for individuals transitioning out of homelessness, and the remaining 62 units will be affordable apartments. All residential units will be managed by The Community Builders Inc., while long-term support for all formerly homeless residents will be provided by homeless services provider Pine Street Inn. The project will feature 24/7 front desk security, spaces for resident gatherings, fitness rooms, laundry rooms, a parking garage, two plazas and bike repair and storage. Construction is slated for completion by late 2023. Barings LLC was the corporate bond purchaser.

ELIZABETH, N.J. — JLL has negotiated the sale of a 138,642-square-foot cold storage facility located in the Northern New Jersey community of Elizabeth. Built in 2016, the property features 60-foot clear heights, 18 temperature-controlled loading docks and 4,800 square feet of office space. In addition, the property was fully leased to Seafrigo Cold Storage at the time of sale. Michael Oliver, Marc Duval, Jordan Avanzato, Nicholas Stefans and Jose Cruz of JLL represented the undisclosed buyer in the transaction. The seller, a joint venture between The Avidan Group and Elberon Development Group, was represented in-house.

NEW YORK CITY — CBRE has negotiated a 16,624-square-foot office lease at 444 Madison Avenue in Midtown Manhattan. The tenant will occupy the entire 14th floor of the 42-story building, which was recently renovated. Paul Amrich, Meghan Allen, James Ackerson and Max Tarter of CBRE represented the landlord, Westbrook Partners, in the lease negotiations. Amrich also represented the tenant, EOS Investors LLC.

WEEHAWKEN, N.J. — Locally based brokerage firm Redwood Realty Advisors has arranged the $2.7 million sale of a 21-unit multifamily property in the Northern New Jersey community of Weehawken. The property consists of 20 one-bedroom units and one four-bedroom unit. Steve Matovski of Redwood Realty Advisors brokered the deal. The buyer and seller were not disclosed.
