EDEN PRAIRIE, MINN. — JLL Capital Markets has brokered the $23.5 million sale-leaseback of 11000 Viking Drive, a two-building office campus totaling 258,850 square feet in the Minneapolis suburb of Eden Prairie. Colin Ryan, David Berglund and Pat Williams of JLL represented the seller, photography company Shutterfly LLC, and the buyer, Tempus Real Estate Partners. Shutterfly will continue to occupy the east building, which rises five stories and was built in 2004. The City of Eden Prairie plans to tear down the vacant west building, which rises four stories and was constructed in 1997. The space will be utilized for native grasses, wildflowers and a paved trail.

WHITEHALL, WIS. — Kraus-Anderson will begin construction in March on Gundersen Tri-County Hospital, a new hospital for Gundersen Health System in Whitehall, a city in western Wisconsin. The new facility will replace the current 60-year-old hospital, which serves Whitehall, Blair, Independence and surrounding communities. Completion is slated for fall 2023. Designed by Groth Design Group, the two-story property will span 69,000 square feet and will feature private patient rooms, a trauma center and helipad landing zone. The hospital will offer an ER, imaging, lab, pharmacy, surgical, dietary, rehabilitation and transitional care. A new ambulance and maintenance building will also be constructed on the site.

ELK GROVE VILLAGE, ILL. — Lee & Associates has negotiated two industrial leases totaling 48,070 square feet in Elk Grove Village. In the first transaction, Arrow Trans Corp. inked a 42,070-square-foot lease at 2001 Estes Ave. Brad Simousek and Michael Plumb of Lee represented the tenant, while John D’Orazio and Jonathan Kohn of Colliers represented the owner, Link Logistics Real Estate. In the second transaction, Simousek represented Crown Roll Leaf in its lease of 6,000 square feet at 689 Chase Ave. Dustin Albers, Andrew Maletich and Matt Garland of Cawley Chicago represented the undisclosed owner.

BLOOMINGDALE, ILL. — Burlington has signed a lease to open a 27,726-square-foot store at Stratford Crossing in Bloomingdale, a western suburb of Chicago. Burlington will be the ninth anchor tenant to join the 385,000-square-foot shopping center, which is home to T.J. Maxx, HomeGoods, Mariano’s, PetSmart, Hobby Lobby and Planet Fitness. Joe Parrott, Sean McCourt and Riley McCarron of CBRE represented ownership, an affiliate of Newmark Merrill Cos. Burlington is scheduled to open later this year.

ZANESVILLE, OHIO — Marcus & Millichap has arranged the sale of Premier Storage of Zanesville for an undisclosed price. The self-storage facility consists of 102 non-climate-controlled units totaling 14,400 net rentable square feet. Nathan Coe, Brett Hatcher and Gabriel Coe of Marcus & Millichap represented the seller. Zanesville is located about 50 miles east of Columbus. Buyer and seller information was not provided.

NEW YORK CITY — CBRE has negotiated a 20,293-square-foot office lease at 444 Madison Avenue in Midtown Manhattan. The tenant will occupy the entire 10th floor of the 42-story building, which was recently renovated. Paul Amrich, Meghan Allen, James Ackerson and Max Tarter of CBRE represented the landlord, Westbrook Partners, in the lease negotiations. The representative of the tenant, The Doris Duke Management Foundation, was not disclosed.

NEW YORK CITY — Bold Charter School will open a 10,000-square-foot learning center at 1093 Southern Blvd. in The Bronx. The school, which will open in time for the 2022-2023 academic year, will have eight classrooms and will be able to support about 240 students in grades K-4. Stephen Powers and Lindsay Ornstein of OPEN Impact Real Estate, along with Tom Hines and Casey Noel of Transwestern, represented Bold Charter School in its site selection and lease negotiations. David Israeli and Joseph Israeli represented the landlord, Meyerson Management LLC, on an internal basis.

EAST ORANGE, N.J. — Locally based brokerage firm The Kislak Co. Inc. has negotiated the $2.6 million sale of a 17-unit multifamily property in the Northern New Jersey community of East Orange. The property includes three retail spaces. Julie Gralla of Kislak represented the seller in the transaction, and Joni Sweetwood of Kislak represented the buyer. Both parties requested anonymity.

COLORADO SPRINGS, COLO. — Matthews Southwest Hospitality (MSWH) has unveiled plans for a United States Air Force Academy Hotel in Colorado Springs. The development site is located at the U.S. Air Force Academy (USAFA) campus beneath Pikes Peak and the Rocky Mountains. The 317,000-square-foot resort-style hotel will feature 375 guest rooms with 19 suites; 26,000 square feet of meeting space and flexible banquet space with exterior terraces; a 12,000-square-foot grand ballroom and 6,000-square-foot junior ballroom; a signature rooftop bar and restaurant; six food and beverage outlets; fitness and spa facilities; an elevated pool; event lawn; and numerous outdoor spaces. The hotel will be part of TrueNorth Commons, a mixed-use development at the North Entrance of the U.S. Air Force Academy, which will include a USAFA visitor campus and commercial retail and office space. MSWH is developing the property with owner Provident Group – Falcon Properties. Atlanta-based BLUR Workshop is serving as architect and interior designer and GE Johnson will serve as general contractor. CoralTree Hospitality will manage the hotel. Construction is slated to begin this spring, with completion scheduled for 2024.

SCOTTSDALE, ARIZ. — Cottonwood Group has closed a $104 million acquisition and renovation loan for The Scottsdale Resort at McCormick Ranch, a destination hotel located at 7700 E. McCormick Parkway in Scottsdale. Florida-based Driftwood Capital acquired the asset. The Scottsdale Resort at McCormick Ranch features 278 guest rooms, six meeting rooms and a total of 23,245 square feet of meeting space.
