BEAR, DEL. — Outrigger Industrial, which is a joint venture between four private real estate investors and firms Davidson Kempner Capital Management and Monarch Alternative Capital, has acquired a 125,000-square-foot property in Bear, located south of Wilmington. The property comprises two buildings totaling 40,000 and 85,000 square feet on an 8-acre site that were fully leased to a single tenant at the time of sale. The seller and sales price were not disclosed.

NEW YORK CITY — S Rothschild has signed a 47,000-square-foot office lease renewal in Midtown Manhattan. The apparel manufacturer will remain at 1407 Broadway, a 1.1 million-square-foot, 43-story building that was originally constructed in 1950, for another 10 years. Peter Sabesan and Matthew Feigen of Cresa represented the tenant in the lease negotiations. Bob Forman represented the landlord, Shorenstein Properties, on an internal basis.

TRENTON, N.J. — Locally based brokerage firm The Kislak Co. Inc. has arranged the $3.3 million sale of Parkview Commons, a 33-unit apartment building in Trenton. The three-story building houses a mix of studio, one- and two-bedroom units and recently underwent a capital improvement program. Barry Waisbrod of Kislak brokered the deal. The buyer and seller were not disclosed.

BOCA RATON, FLA. — A partnership between BH Group, PEBB Enterprises and Related Group has received site plan approval from the Boca Raton City Council for the mixed-use redevelopment of 6600 N. Military Trail, a 405,000-square foot property in Bacon Raton that serves as Office Depot’s headquarter campus. BH Group and PEBB will begin demolition on an existing office tower to start the construction of an eight-story building with 500 apartments, nearly 43,000 square feet of retail and restaurant space and a 37,000-square-foot fitness facility. Two existing office buildings will remain onsite, according to the development team. Office Depot recently consolidated its office footprint at the campus but will remain onsite for the foreseeable future, according to local media outlets.

CHARLOTTESVILLE, VA. — KLNB Multifamily Capital Markets Group has arranged the $56.8 million sale of Barracks West Apartments & Townhomes, a 324-unit apartment community in Charlottesville. Rawles Wilcox and Jared Emery of KLNB represented the seller, Willow Creek Partners, in the transaction. The buyer, Northern Virginia-based West End Capital Group, plans to renovate the common area amenities and living spaces with new package lockers, grilling stations, a pet park and clubhouse. Situated just three miles from Charlottesville’s downtown district, Barracks West features a mix of one-, two- and three-bedroom traditional and townhome-style residences spanning 459 to 1,176 square feet. Current amenities at the property include a swimming pool, picnic and park areas, fitness center and a playground.

BLUFFTON, S.C. — Frampton Construction has broken ground on a new 54,000-square-foot medical office building for the Medical University of South Carolina (MUSC) in Bluffton. Located at 700 Buckwalter Towne Blvd., MUSC Health Bluffton Medical Pavilion will house a variety of medical specialties, including primary and urgent care, vascular treatment, oncology and pediatrics. The facility will include three floors — which will span 18,000 square feet each — a sleep lab, cardiovascular lab, chemotherapy compounding pharmacy, an instrument sterilization room, exam rooms and telehealth stations, lead-lined X-ray facilities, offices, conference rooms and a break room and a phlebotomy corridor with four blood drawing stations. Additional safety features of the facility will include a large registration area with clear sight lines, an employee entry vestibule with badge access and a negatively pressurized compounding pharmacy. The building’s exterior will include a canopied patient drop-off area, 259 parking spots, seven additional ADA-compliant parking spaces and a mobile MRI trailer support pad. Completion of the project is slated for spring 2026. WASHINGTON, D.C. — Marcus & Millichap has brokered the $4.3 million sale of 6400 Georgia Ave. NW, a 13-suite mixed-used property located in Washington, D.C. Situated in the northwestern neighborhood of Brightwood, the property totals 20,680 square feet across two floors. The first floor is fully leased with seven retail suites — including Subway and other long-term local businesses — that operate on a triple-net lease basis. The second floor features six office suites, all of which were vacant at the time of sale. According to LoopNet Inc., the property was built in 1952 and renovated in 2024 to include a new roof, sump pump and other building improvements. Lorenzo Wooten and Jacob Krens of Marcus & Millichap’s D.C. office marketed the property on behalf of the family that owned the property. The buyer was not disclosed.

LOS ANGELES — A partnership between the City of Los Angeles, the Port of Los Angeles, Jerico Development and The Ratkovich Co. has received $61.5 million for the recapitalization of West Harbor, a waterfront retail development at 612-1422 S. Harbor Blvd. in Los Angeles’ San Pedro neighborhood. The recapitalization will fund the completion and stabilization of the dining, entertainment and retail project, which is adjacent to the Port of Los Angeles and more than 80 percent pre-leased. Spanning 42 acres, West Harbor offers over one mile of water frontage, 117,205 square feet of leasable building area and 204,000 square feet of ground area, as well as a proposed 6,200-seat amphitheater. West Harbor is slated to open in phases beginning in late 2025. Bill Fishel, Wyatt Strahan, Alethia Halamandaris, Broderick Flagg and Anna Sporrong of Newmark arranged the financing that was structured with both a senior loan and subordinate C-PACE financing, which will fund sequentially behind the existing C-PACE lender. The new lender for the project is Oceanview Life and Annuity Co., an affiliate of Bayview Asset Management.

UPLAND, CALIF. — MJW Investments has purchased Coventry Square Apartments, located at 1012 W. Arrow Highway in Upland, from the Tsang & Chan family for $21 million. Endri Hoxha of Coldwell Banker Commercial Realty and Philip Batlin of Marcus & Millichap represented the buyer, while Sarah Hillhouse of Coldwell Banker Commercial Realty represented the seller in the deal. Constructed in 1990, Coventry Square includes 92 two-bedroom/two-bath apartments with enclosed patios and in-unit washers/dryers. The approximately 1,178-square-foot apartments are spread across 46 single-story buildings, totaling 68,400 square feet. The community features 92 carport parking spaces, a central pool with community activities and park-like grounds with mature trees and landscapes.

SANTA ANA, CALIF. — Kearny Real Estate Co. and Dune Real Estate Partners have completed the construction of Harbor Logistics Center, a Class A warehouse and distribution complex at 3100 S. Harbor Blvd. in Santa Ana. The project was delivered nine months after demolition of the site’s existing 200,000-square-foot office campus. Accessible from three public streets, the 163,000-square-foot Harbor Logistics Center features a clear height of 36 feet, 17 dock-high doors, ESFR sprinklers and a 185-foot-deep truck court, as well as 7,000 square feet of built-out office space. The asset also offers rooftop solar panels and tenant parking stalls with electric vehicle charging. Additionally, the project is divisible to 98,000 square feet. Ben Seybold, Sean Ward and Keith Greer of CBRE’s Orange County, Calif., office is handling leasing for Harbor Logistics Center.
