CHARLOTTE, N.C. — A joint venture between Trinity Capital and a real estate fund advised by Crow Holdings plans to develop Graham Park CLT, a 171,920-square-foot speculative industrial facility located on a 17.3-acre site at 2241 Graham Park Drive in Charlotte. Tom Tropeano, Chris Loyd and Gray Gaines of Avison Young represented the seller, an entity doing business as Graham Park Ventures LLC, in the $6.2 million land sale to the development team. United Bank is providing an undisclosed amount of construction financing. Edifice Construction is the general contractor for Graham Park CLT, which is expected to break ground in the third quarter and wrap up construction in third-quarter 2026. The development will include concrete tilt-wall construction, 32-foot clear heights, ESFR sprinklers, dock-high and grade-level loading doors and a two-acre dedicated industrial outdoor storage area. Trinity Capital and Crow Holdings have selected Avison Young’s Tropeano, Gaines and Henry Lobb to handle the leasing assignment at Graham Park CLT.

ATLANTA — CP Group has executed more than 47,000 square feet of leases at Cumberland Center II, a 421,000-square-foot, 17-story office building in Atlanta’s Cumberland-Galleria office submarket. Jeff Bellamy and Brooke Dewey of JLL represented the Boca Raton, Fla.-based landlord in each transaction. The deals included a 17,300-square-foot lease with C.H. Robinson, a logistics operations firm represented by Tim Wright of Cushman & Wakefield; a 13,200-square-foot lease with Mikart, a pharmaceutical manufacturing company represented by Ryan Hudson of CBRE; a nearly 5,000-square-foot spec suite deal with Young Management and Consulting, a professional services provider represented by Austin Donaldson and Corey Ferguson of T. Dallas Smith; a 3,200-square-foot spec suite deal with Applied Economics, a financial services firm represented by Henry Kreimer and Dan Granot of Savills; a 2,300-square-foot lease for a spec suite with Setty, an engineering consulting firm represented by Jody Selvey and Meredith Selvey of Colliers; and a 6,200-square-foot expansion for spec suite space with JM Huber, a national producer of consumer and industrial products. CP Group recently completed a major capital improvements program at Cumberland Center II that included a lobby renovation, new tenant lounge and a 100-seat conference facility.

WILMINGTON, DEL. — Herbein + Co. Inc. has opened a 14,000-square-foot office in Wilmington. The accounting firm relocated and expanded from a 6,000-square-foot space to Wells Fargo Tower, which according to LoopNet Inc. is a 15-story building that was originally constructed in 1980 and renovated in 2002. The new office is open as of July 21. No third-party brokers were named as being involved in the lease negotiations.

ENCINO, CALIF. — Elysian Housing and Capstone Equities have acquired an office building located at 5435-5445 Balboa Blvd. in Encino from 5435 Balboa LLC for $20.6 million. The buyers will convert the 74,947-square-foot office building into The Oaks on Balboa, an affordable housing community offering 117 studio and one-bedroom apartments. Darren Casamassima and Scott Romick of Lee & Associates LA North/Ventura represented the seller and buyer in the deal.

SAN DIEGO — Rexford Industrial has inked a lease with an undisclosed tenant to fully occupy 8888 Balboa Avenue in San Diego’s Kearny Mesa submarket. The Class A distribution facility offers 111,706 square feet of warehouse space, 11,786 square feet of two-story office space, 20 dock-high loading positions, a clear height of 36 feet, ESFR sprinklers, concrete paving throughout the loading and yard area, and multiple access points with gated entry/exit and fencing. Evan McDonald, Mark Lewkowicz and Tucker Hohenstein of Colliers represented Rexford, while Wills Allen and Mike McQuaid of Newmark represented the tenant in the transaction.

A Dutch Bros Coffee drive-thru anchors the property, which is situated within the River Oak Plaza shopping center. Built in 2019 on 1.3 acres, the building is fully leased to four additional tenants including West Coast Sourdough, WaBa Grill, Sport Clips and Organic Nails & Spa. Sean Cox and Bill Asher of Hanley Investment Group represented the seller, California Gold Development Corp., in the transaction. Vicky Casey of Casey & Associates represented the buyer, a Visalia, Calif.-based private investor. Hanley Investment Group has sold 96 coffee-related retail properties totaling $357 million across the U.S. in the past two years, including 11 Dutch Bros Coffee shops in the past 12 months.

Broadway Blvd., BV Shoppes offers 12,900 square feet of retail space. DES MOINES, IOWA — CBRE has brokered the sale of the Wings 914 Portfolio, a collection of six multifamily properties totaling 1,610 units in metro Des Moines. The transaction marks the largest multifamily deal ever recorded in the state of Iowa, according to CBRE. Cy Fox, Matt Bukhshstaber, Ray Hamilton and Clark Matthews of CBRE represented the undisclosed seller, which directed a significant portion of the assets to charitable causes through the National Christian Foundation. The properties were built between 1988 and 2015. Further details were not provided.

DETROIT — Bedrock has completed City Modern in Detroit’s Brush Park neighborhood. The project adds 20 newly constructed buildings, along with the rehabilitation of three historic mansions into five homes, providing a total of 450 new residences to the area. The mixed-income development features apartments, townhomes, carriage homes, condominiums and 31,000 square feet of retail space. Bedrock worked with six architectural firms on the project — Hamilton Anderson Associates, Merge Architects, Lorcan O’Herlihy Architects, Studio Dwell, McIntosh Poris Architects and Christian Hurttienne. The Residences at City Modern offers 286 rental units across eight buildings. Amenities include rooftop terraces, a fitness center and gathering spaces. The Flats at City Modern is an affordable housing community with 54 units reserved for residents age 55 and older. Opened in 2019, The Flats features a rooftop terrace, fitness space and community lounge. The Carriage Homes at City Modern, developed and built by Hunter Pasteur, provides 53 units. Merge Architects reimagined the traditional carriage house into a duplex-style home with shared courtyards. Hunter Pasteur’s Townhomes at City Modern includes 52 for-sale units.
