CHAMBERSBURG, PA. — Endurance Real Estate Group has inked a full-building, 1 million-square-foot industrial lease at Chambersburg Logistics Park, about 55 miles southwest of Harrisburg. The tenant was not disclosed. The site spans 93 acres and is located immediately off Exit 10 of I-81. Building features include a clear height of 40 feet, 166 overhead dock positions, four drive-in doors, 213 trailer stalls (expandable to 303), 375 car parking spaces (expandable to 561) and an ESFR sprinkler system. PNC Bank financed the project, construction of which began in late 2022. Endurance developed Chambersburg Logistics Park in partnership with an affiliate of Guardian Life Insurance Co. Gerry Blinebury and Alex Wenger of Cushman & Wakefield represented ownership in the lease negotiations. Eric Zahniser, Brad Struck and Clint Manning of Cresa represented the tenant.
COLUMBIA, S.C. — Colliers has facilitated the sale of Stephenson Center, a 102,141-square-foot flex/office portfolio located at 714 Betsy Drive and 720 Gracern Road in Columbia. FirstLight Investments acquired the property for an undisclosed price. Nolan Ashton, Tommy Whitmore, Henry Roe and Allen Wilkerson of Colliers represented the seller, RealOp Investments, in the transaction. Roe and Wilkerson will lead leasing efforts for the property on behalf of the new ownership. Stephenson Center comprises three flex/office buildings with approximately a half-acre of secured industrial outdoor storage (IOS). The portfolio is currently 91 percent leased to a mix of multi-purpose tenants, medical users and government agencies.
SIGNAL HILL, CALIF. — Marcus & Millichap has brokered the sale of a four-tenant retail pad in Signal Hill. Knouraki Corp. sold the asset to D’Oyen Trust for $6.2 million. Situated within Signal Hill Gateway, the property is occupied by Starbucks Coffee, Chipotle Mexican Grill, Bank of America and Milano Nail Lounge on triple-net leases. Sheila Alimadadian of Marcus & Millichap represented the seller, while Jonathan Weir and Stefan Ignjatovic of Marcus & Millichap procured the buyer in the deal. Danny Abergel of Marcus & Millichap Capital Corp. arranged acquisition financing for the transaction.
RALEIGH, N.C. — CBRE has arranged 14 office leases totaling 75,541 square feet at The Grove, an office redevelopment project located in west Raleigh. Ed Pulliam and John Brewer of CBRE represented the landlord, Chartwell Property Group, in the lease negotiations. The recently signed leases bring the development’s occupancy to 90 percent, comprising nearly $25 million in combined value. The new tenants include Johnnie-O, Christina Valkanoff LLC, Hedrick Gardner Kincheloe & Garofalo LLP, Carr, Riggs & Ingram, Martin Marietta, Elder Research Inc., North Carolina Association of CPAs, W. M. Jordan Co. Inc., The Providence Group, JacobsWyper Architects, Proyco and Ark Royal Wealth Management LLC. Situated on 11.5 acres, The Grove’s office campus offers 29,000 square feet of indoor/outdoor amenity space, featuring a self-serve café and bar, library, lounge, golf simulator, conference rooms and workspaces, as well as a fitness center that includes CrossFit stations, an indoor pickleball court, sauna and massage room.
COLORADO SPRINGS, COLO. — Ventas has completed a $3.7 million renovation at Liberty Heights, its senior living community in Colorado Springs. The project included updates to the property’s dining room, resident corridors and shared spaces, with improvements to lighting, flooring and finishes. Blackcomb Construction Group partnered with the owner on the renovation. Situated on 26 acres, Liberty Heights totals 234 residences and offers a full continuum of care. Senior Lifestyle manages the property on behalf of Ventas.
ATLANTA — Three new tenants have signed leases at Stella at Star Metals, the residential centerpiece of Allen Morris Co.’s $1.5 billion Star Metals mixed-use development in Atlanta’s West Midtown neighborhood. Skin care studio concept Skin Laundry, Atlanta-based health food chain Kale Me Crazy and med spa clinic Peachy are expected to open on the ground level of the apartment building later this year. The new tenant additions will accompany Michelin-recognized Italian eatery Füm and the second location of Ladybird Grove & Mess Hall, which fronts the complex. Stella at Star Metals includes 327 luxury apartments in studio, one- and two-bedroom floorplans, as well as penthouse suites, ranging in size from 414 square feet to 1,596 square feet, according to Apartments.com. The 22-story building features 25,000 square feet of ground-floor retail space, a 7,000-square foot pool deck with pergolas and an infinity pool, a 15-person screening room with surround sound and a two-story bar on the 17th floor.
HELMETTA, N.J. — JLL has arranged a $38.4 million loan for the refinancing of The Lofts at Helmetta, a 200-unit apartment complex in Central New Jersey. The complex is a conversion of the historic Helme Snuff Mill Complex, which was originally built in 1886 and shuttered in 1993. Residences come in one- and two-bedroom floor plans and are furnished with stainless steel appliances, granite countertops, hardwood plank flooring and in-unit washers/dryers. Amenities include a pool, fitness center, dog park, children’s play area, pet spa, bar/arcade room and a resident lounge with a coffee bar. Jim Cadranell, Michael Klein and Michael Donohoe of JLL arranged the five-year, fixed-rate loan through Nuveen Real Estate on behalf of the owner, Kaplan Cos.
CALEDONIA, MICH. — Walker & Dunlop has arranged a $25.4 million Fannie Mae loan for the refinancing of River Birch Apartments in Caledonia, a southern suburb of Grand Rapids. The 140-unit apartment community features one- and two-bedroom units. Mary Stuart Hurst and Fletcher Dunn of Walker & Dunlop arranged the 10-year loan through Kari Zapolski of Inner Circle Holdings. The loan features five years of interest-only payments followed by a 35-year amortization schedule.
SKOKIE, ILL. — Greenstone Partners has brokered the $18 million sale of the WiFi Tech Center, a multi-tenant, flex industrial property totaling 183,000 square feet in Skokie. The historical occupancy for the asset has averaged 95 percent over the past 20 years. The tenant mix is comprised of national and local companies with the typical space ranging from 3,000 to 15,000 square feet. Danny Spitz of Greenstone represented both the seller, a local private investor, and the buyer, a California-based private investor.
AVON, OHIO — Topgolf will open its new venue in Avon, about 20 miles west of downtown Cleveland, on Friday, Sept. 19. The facility is located at 35343 Chester Road and will employ roughly 200 people. Topgolf Avon features 64 outdoor climate-controlled hitting bays spanning two levels. Each bay has lounge-type furniture or high-top tables. The venue is equipped with Toptracer technology, which traces each golf ball’s flight path, distance and other metrics. The venue also features a full-service restaurant and bar, private event space and outdoor patio.
