SRS Brokers $5.4M Sale of Retail Property in Suburban Orlando Leased to The Learning Experience

DAVENPORT, FLA. — SRS Real Estate Partners has brokered the $5.4 million sale of a single-tenant retail property located in Davenport, roughly 25 miles southwest of Orlando. The Learning Experience, an early childhood education and childcare center, occupies the 10,000-square-foot building on a 20-year lease with 19 years remaining. The building also features a 5,000-square-foot outdoor play area. Built in 2024, the single-tenant property is situated within a larger retail development along U.S. Highway 27. William Wamble and Patrick Nutt of SRS Capital Markets represented the seller, a national commercial real estate investment and development company, in the transaction. The buyer was a Central Florida-based private investor. Both parties requested anonymity.

Colliers Negotiates 100,125 SF Industrial Lease at Washington Highway Logistics Center in Glen Allen, Virginia

GLEN ALLEN, VA. — Colliers has negotiated a 100,125-square-foot industrial lease at Washington Highway Logistics Center in the northern Richmond suburb of Glen Allen. The tenant is Riverside Logistics, a third-party logistics and supply chain management company that manages a 1 million-square-foot warehouse portfolio. This lease joins the company’s recent signing at 200 Orleans St. in Richmond. Rob Dirom of Colliers represented the tenant in the lease negotiations. The landlord was not disclosed. Washington Highway Logistics Center totals 400,500 square feet across two buildings.

ColRich Buys 332-Unit Camden Copper Square Apartment Property in Phoenix for $77M

PHOENIX — San Diego-based ColRich has acquired Camden Copper Square, a multifamily community in downtown Phoenix, from Camden Property Trust for $77 million. The secure, gated community features 332 apartments, two parking structures, two swimming pool areas with barbecue grills and seating, an outdoor lounge with panoramic views, indoor coworking spaces, a 24-hour fitness center and a dog park. Matt Pesch, Asher Gunter, Sean Cunningham and Austin Groen of CBRE represented the seller in the deal. Trevor Breaux and Troy Tegeler of CBRE arranged financing for the buyer.

Dermody to Develop 248,532 SF LogistiCenter at Clackamas in Oregon

CLACKAMAS, ORE. — Dermody has announced the purchase and development of LogistiCenter at Clackamas, the first industrial project totaling more than 100,000 square feet to be constructed in Clackamas in the past five years. Slated for completion by the end of 2026, LogistiCenter at Clackamas will offer 248,532 square feet of Class A industrial space that can be divided into smaller units to accommodate multiple customers. The asset will feature a clear height of 36 feet, 52-foot by 50-foot column spacing, LED lights, full circulation and ample trailer parking. As a standalone building, the property can also be fully fenced. Scott Murphy, Tom Talbot and John Hallman of Kidder Mathews are handling leasing.

RIVERSIDE, CALIF. — Longpoint has acquired Five Points Plaza, a retail center located at 4652-4822 La Sierra Ave. in Riverside, from a private family that originally developed the center. Stater Bros, Del Taco, Jack in the Box and Dollar Tree are tenants at the 129,699-square-foot property. Daniel Tyner, Gleb Lvovich and Geoff Tranchina of JLL Capital Markets Investment Sales and Advisory represented the buyer in the transaction.

Gantry Secures $8.5M Refinancing for Multifamily Property in Phoenix

PHOENIX — Gantry has secured an $8.5 million permanent loan to refinance the Rose Garden Apartments, located at 21008 N. 23rd Ave. in Phoenix. The Class B, garden-style apartment community features 55 one- and two-bedroom floor plans. Adam Parker, Chad Metzger and Andrew Christopherson of Gantry’s Phoenix production office represented the borrower, a private real estate investor. The Fannie Mae loan features a 10-year term, fixed interest rate and interest-only payments for half of the term prior to transitioning to a 30-year amortization schedule.

Trevey Commercial Real Estate Brokers Sale of Auto Repair Building in Parker, Colorado for $3.3M

PARKER, COLO. — Trevey Commercial Real Estate has arranged the sale of Greg’s Auto Repair Building, a 9,104-square-foot freestanding commercial property situated on 0.77 acres at 10310 S. Dransfeldt Road in Parker. Bellagnu Land Holdings LLC (formerly Greg’s Auto Repair) sold the the property to 10310 Dransfeldt LLC for $3.3 million. The new owner plans to lease the building to Crash Champions, which is currently operating a facility in the adjacent building. Mitch Trevey and Nick Beach of Trevey Commercial Real Estate represented the seller, while Scott Churchley of Cresa represented the buyer in the transaction.

MONTICELLO, N.Y. — Locally based brokerage firm The Kislak Co. Inc. has arranged the $3.2 million sale of Jefferson Garden Apartments, a 76-unit multifamily complex in Monticello, about 100 miles north of New York City. Completed in 1969 and last renovated in 2023, the garden-style property consists of seven buildings that house two studios, 47 one-bedroom apartments, 18 two-bedroom residences and nine three-bedroom units. Janet Bortz of Kislak represented the buyer and seller in the transaction.

The 428,612-square-foot property is home to tenants such as Marshalls, Floor & Décor, Sky Zone, Office Depot, Starbucks, Panera, Noodles & Co., Sleep Number, City BBQ, Mattress Firm and Subway. Rick Drogosz, Joe Girardi and Patrick Corrigan of Mid-America represented the seller, a global investment advisor. Core Acquisitions LLC was the buyer. The center offers immediate value-add and redevelopment opportunities, according to Mid-America.

USA Gymnastics to Open Training Center, Headquarters in Metro Indianapolis

NOBLESVILLE, IND. — USA Gymnastics will open its national office headquarters and Training & Wellness Center in Noblesville’s Innovation Mile district. Robert Hess, John Longshore, Stacy Davis and Ramya Gowda of Newmark represented the company in the two-year site selection process. The training center is expected to host National Team camps, competitions, coaching clinics and athlete wellness programs serving all gymnastics disciplines and thousands of athletes across the U.S. The Innovation Mile is a 600-acre business and technology district that is currently home to The Arena at Innovation Mile, the home of the G-League affiliate team to the NBA’s Indiana Pacers, as well as facilities for Caterpillar and the Indiana Orthopedic Institute. Future plans call for a mix of life sciences, healthcare and advanced manufacturing uses in the surrounding area.
