BLAUVELT, N.Y. — CBRE has negotiated a 200,775-square-foot industrial lease at Hudson Crossing Industrial Park, a 1.2 million-square-foot development in Blauvelt, about 30 miles north of Manhattan. The tenant, an undisclosed e-commerce user, will occupy 123,999 square feet at 400 Oritani Drive and 76,776 square feet at the neighboring building at 200 Oritani Drive. Thomas Monahan, Stephen D’Amato, Larry Schiffenhaus, Anastasia Lazrides, Lauren Hageman, Gerard Monahan and Brian Fiumara of CBRE represented the landlord, Onyx Equities, in the lease negotiations.

PARSIPPANY, N.J. — Linemart NJ, an e-commerce fulfillment vendor for Amazon, has signed a 67,430-square-foot industrial lease at 60 E. Halsey Road in Parsippany, about 30 miles west of New York City. Scott Peck of New Jersey-based brokerage firm Resource Realty represented the tenant in the lease negotiations. Tom Consiglio and Bill Pastuszak, also with Resource Realty, represented the landlord, Longpoint Realty Partners.

NEW YORK CITY — Alpha Realty has arranged the sale of a 48-unit apartment building located at 1675 Ocean Ave. in the Midwood area of Brooklyn. The property also houses two office spaces for a total of approximately 54,000 square feet of commercial space. Lev Marshev and Yehuda Leser of Alpha Realty brokered the off-market transaction between a local family that sold the asset to a private investor for $8.5 million.

Aura-Avery-Ranch-Austin

AUSTIN, TEXAS — A partnership between two Dallas-based firms, Rosewood Property Co. and Trinsic Residential Group, will develop Aura Avery Ranch, a 339-unit apartment community that will be located on the north side of Austin. Designed by Davies Collaborative, the property will be built on 16.1 acres and will offer amenities such as a pool, fitness center, dog park and a resident clubhouse. The first units are expected to be available for lease by spring 2021, and full completion is slated for 2022.

Presidium-Pecan-District-Pflugerville

PFLUGERVILLE, TEXAS — Texas-based developer Presidium has begun leasing Presidium The Pecan District, a 272-unit apartment community in the northern Austin suburb of Pflugerville. The property represents Phase I of the Texas-based developer’s Pecan District mixed-use project, a multi-phase project that will feature more residential units, office space and retail and restaurant space. Mark Odom Studios designed the apartment community, which features one- and two-bedroom units and amenities such as a pool, fitness center, coworking spaces, a game lounge and an outdoor kitchen. Full completion is scheduled for September.

DALLAS — Hunt Real Estate Capital has provided an $11 million loan for the refinancing of Buckner Village Apartments, a 172-unit multifamily asset in Dallas. Built in 1972, Buckner Village Apartments is a garden-style workforce housing community that was approximately 98 percent occupied at the time of the loan closing. The loan carried a fixed interest rate and a 12-year term with two years of interest-only payments. Duke Stone of Churchill Capital placed the loan on behalf of the borrower, Texas-based JAG Acquisitions LLC.

DALLAS — SkyView Advisors, a Tampa-based self-storage brokerage firm, has arranged the sale of a 908-unit Extra Space Storage facility located at 7701 Banner Drive in north Dallas. The property is situated on a 1.1-acre lot and spans 77,162 net rentable square feet. Ryan Clark of SkyView Advisors represented the undisclosed seller in the transaction. The buyer and sales price were also undisclosed.

DALLAS — Stream Realty Partners has brokered the sale of a 33,620-square-foot industrial building located at 10379 Plano Road in Dallas. According to LoopNet Inc., the single-tenant property was built on 2.3 acres in 2012 and features 24-foot clear heights. Ryan Wolcott and Adam Jones of Stream Realty Partners represented the buyer, Primos Unlimited LLC, in the transaction. Marshall Cooper of Cooper Commercial Inc. represented the seller, 10379 Plano Rd LLC.

CHICAGO — Englewood Construction has completed a new Windy City Cannabis-branded dispensary at 923 W. Weed St. in Chicago. The facility is the second recreational dispensary within Chicago’s city limits since Illinois legalized recreational marijuana on Jan. 1. Des Plaines, Ill.-based Camburas & Theodore Ltd. served as architect. Englewood has started work on a second Windy City Cannabis location at 1413 W. North Ave. in Melrose Park, a western suburb of Chicago. The dispensary is slated to open in September. Bill Di Santo, president of Lemont, Ill.-based Englewood, says that that the construction of cannabis projects is currently a bright spot for the firm given “a strong pipeline of work.”

KANSAS CITY, MO. — Kansas City-based developer Hunt Midwest has promoted two members of its management team and hired three new employees. The move is in effort “to support the volume of development projects underway and in the pipeline,” according to a release from the company. Earlier this year, Hunt Midwest completed construction of 400,000 square feet of speculative Class A industrial space at SubTropolis, the world’s largest underground business complex. The addition brought the amount of leasable space in SubTropolis to more than 6.5 million square feet. There is more than 7.5 million square feet available for development at the site. Justin White has been promoted to senior director of operations and will continue oversight of facilities, security, property management and capital improvements for SubTropolis. Tony Borchers has been promoted to senior director of acquisitions and development. Borchers was instrumental in expanding Hunt Midwest’s industrial footprint to Louisville, Ky. Tyler Schyvinck has joined the commercial division as manager of facilities. He will supervise ongoing maintenance, light construction and grounds operations for SubTropolis and portions of the Hunt Midwest Business Center.
