MALDEN, MASS. — M&T Bank has provided an $8.3 million loan for the refinancing of an industrial property in Malden, a northern suburb of Boston. A partnership between Oliver Street Capital and Bain Capital Real Estate was the borrower. Located at 129 Commercial St., the 54,000-square-foot property features a clear height of 12 feet, four loading docks and one drive-in door. National Grid currently leases the property. GUILFORD, CONN. — Medical engineering service Bio-Med Devices has signed a 6,500-square-foot industrial lease in Guilford, an eastern suburb of New Haven. Located at 1 Shoreline Drive, the 72,000-square-foot building features a clear height of 24 feet and was constructed in 2000. The property offers convenient access to State Route 1 and the Connecticut Turnpike, and Bio-Med’s headquarters and primary manufacturing facility is within two blocks of the facility. Bio-Med Devices manufactures personal protective equipment (PPE), including ventilators. Bill Clark, also of The Geenty Group, represented the landlord, Russo Real Estate LLC.
NEW YORK CITY — RIPCO Real Estate (RIPCO) has brokered the $7.4 million sale of Woolsey Station Post Office, a 7,668-square-foot building occupied by the United States Postal Service in the Astoria neighborhood of Queens. Located at 2268 31st St., the property is situated near multiple retail and restaurant businesses and offers convenient access to Interstate 278. Greg Batista, Todd Cooper and Mark Kaplan represented the seller, Ditmars Associates, in the transaction. LG Astoria LLC was the buyer.
BEAUMONT, TEXAS — Newmark Knight Frank (NKF) has brokered the sale of The Preserve at Old Dowlen, a 304-unit apartment community in Beaumont. Built in 2008, the property offers one-, two- and three-bedroom units with stainless steel appliances, built-in desks and individual washers and dryers. Amenities include a pool and a clubhouse with a business center. Brad Shaffer and Brandon Miller of NKF represented the seller, Houston-based Venterra Realty, in the transaction. Purvesh Gosalia of NKF secured an undisclosed amount of Fannie Mae acquisition financing for the buyer, Miami-based LPI Holdings. The loan was structured with a 12-year term and a fixed interest rate.
FRISCO, TEXAS — Locally based developer NewcrestImage has opened a 150-room Canopy by Hilton hotel at the 242-acre Frisco Station mixed-use development north of Dallas. Guest rooms feature the distinctive canopy headboard that reaches the ceiling and overhangs the bed. The property is part of a campus of four hotels totaling 600 rooms that is being developed by NewcrestImage. An AC Hotel and a Residence Inn, both totaling 150 rooms, have been operational since August 2019. A 150-room Hyatt Place hotel will follow, though a construction start date has not yet been established.
PLANO, TEXAS — J.C. Penney released an update on its store optimization strategy on Thursday, announcing plans to close 154 stores around the country as part of Phase I of the plan. The closings of those stores are scheduled to begin on Friday, June 12. The Plano-based retailer expects to announce additional closings after Phase I, which will feature store-closing sales at the shuttered locations that are expected to take 10 to 16 weeks to complete. KELLER, TEXAS — The City of Keller, located north of Fort Worth, conducted a ribbon-cutting ceremony yesterday afternoon for the opening of a new 110-room Hampton by Hilton hotel. The property is located at 200 Town Center Lane and offers a 24-hour business center and 1,200 square feet of meeting and event space. Hotel Equities will manage the property.
FORT WORTH, TEXAS — Holt Lunsford Commercial has negotiated a 29,571-square-foot office lease at Overton Centre in Fort Worth. Matt Carthey and Jake Neal of Holt Lunsford represented the landlord, FLDR/TLC Overton Centre LP, in the lease negotiations. Matt Heidelbaugh and Jim Smith of Cushman & Wakefield represented the tenant. Overton Centre is a two-building, 417,000-square-foot development located near Interstate 20 and Chisholm Trail Parkway.
DUNWOODY, GA. — Branch Properties will develop Perimeter Marketplace, a planned 39,150-square-foot shopping center in Dunwoody. A 25,147-square-foot Publix will anchor the property. The developer expects to deliver the project in fall 2021. The 10-acre plot is located just north of Perimeter Mall, 17 miles north of downtown Atlanta. Young Contracting is the general contractor for the project, Phillips Partnership is the architect and Contineo Group is the civil engineer.
SUNRISE, FLA. — Fairstead has acquired Federation Sunrise Apartments, a 123-unit seniors housing community in Sunrise, for $29.5 million. Fairstead plans to upgrade the property, including new kitchens, baths, flooring, windows and air conditioning units. The New York City-based buyer also plans to upgrade the landscaping, community room and other existing amenities. The community is located at 5010 N. Nob Hill Road, 13 miles west of downtown Fort Lauderdale. The Housing Finance Authority of Broward County provided the buyer with federal low-income housing tax credits and tax-exempt bonds for the acquisition. The seller was not disclosed.
