Lexitas, a court reporting and legal records firm, renewed and expanded its lease to 13,725 square feet, and Deans Stepp Law Firm leased 4,278 square feet. Trae Anderson and Kathy Parmenter of Younger Partners represented the unnamed landlord in the lease deals. Conor McCarthy and Maggie Birnbach of JLL represented Lexitas, and Sanders Thompson of Transwestern represented Deans Stepp. Republic Center spans more than 1 million square feet of office, retail and multifamily space near the DART St. Paul light rail station in Dallas’ central business district.

SALT LAKE CITY — Hines and Industrious will open The Square with Industrious Salt Lake City, the second flexible workspace location under the Hines2 platform, on June 22. Located in the historic Kearns Building at 136 S. Main St., The Square with Industrious Salt Lake City will be the first coworking space in Utah to pursue the International WELL Building Institute’s WELL Certification. Industrious will operate the asset. Hines has implemented a $25 million redevelopment project at the Kearns Building, which was built in 1911. Goodman Realty to Develop 28,000 SF Office Building at Winrock Town Center in Albuquerque

ALBUQUERQUE, N.M. — Albuquerque-based Goodman Realty is developing Portland Building, an office building located within Winrock Town Center in Albuquerque. The ground-up construction project will feature a three-story, 28,000-square-foot office and retail property, along with a park, all situated on a two-acre site. Goodman plans to break ground on the asset in fourth-quarter 2020, with completion slated for second-quarter 2022. The project is expected to cost $8.5 million. Located at 2100 Louisiana Blvd. NE, Winrock Town Center offers 1.1 million square feet of retail space, 825 multifamily residential units, 160 hotel rooms and 130,000 square feet of office space.
PHOENIX AND MESA, ARIZ. — Newmark Knight Frank (NKF) has brokered the sales of three retail properties totaling 48,188 square feet in Phoenix and Mesa. The properties include Don Carlos Plaza, located at 2651-2667 W. Baseline Road in Mesa; Meineke, located at 2056 W. Southern Ave. in Mesa; and Fairway Plaza, located at 5843 W. Indian School Road in Phoenix. Terms of the transactions were not released. Chase Dorsett, Steve Julius and Jesse Goldsmith of NKF represented the sellers for the Don Carlos Plaza and Meineke deals and both parties at Fairway Plaza.
Atlas Properties Negotiates $9.9M Acquisition of Cardenas Grocery in Victorville, California

VICTORVILLE, CALIF. — A private Orange County, Calif.-based developer has completed the disposition of a retail property located at 14528 Palmdale Road in Victorville. A private 1031-exchange investor acquired the building for $9.9 million. Cardenas, a Hispanic grocery store, occupies the asset. Bill Bauman, Kyle Miller, Michael Fogel and Matt Schwartz of Newmark Knight Frank represented the seller, while Ed Barkett of Atlas Properties represented the buyer in the deal.
NEWBERG, ORE. — Portland, Ore.-based Norris & Stevens has brokered the sale of an industrial building located at 2751 NE Wynooski St. in Newberg, approximately 30 miles southwest of Portland. The buyer, 2751 Wynooski Street LLC, acquired the property for $2.6 million. Oregon Mattress, a mattress manufacturing business, formerly occupied the 31,265-square-foot property, which is situated on 1.7 acres. The buyer plans to occupy the asset for its business, Southtown Glass. Todd VanDomelen of Norris & Stevens represented the sellers, Thomas A. Walker, Melissa A. Walker, David R. Walker and Judy Walker, in the transaction. Mike Mosar of Mosar Commercial Properties represented the buyer.
CHARLOTTE, N.C. — White Lodging Services Corp. and Charlotte-based Crescent Communities have topped out the first JW Marriott in the Carolinas. The planned 381-room hotel is 22 stories and is located at 600 S. College St. in Uptown Charlotte. The hotel will be part of the Ally Charlotte Center a 742,000-square-foot mixed-use development featuring more than 30,000 square feet of retail space, a 12,000-square-foot public plaza and a 1,436-space parking garage. Ally Financial will occupy 400,000 square feet of office space and anchor the property, with move-in scheduled for second-quarter 2021. The hotel was first announced in November 2018, and the developers expect to deliver the JW Marriott in the first half of 2021. “The construction has remained on track as we adjusted to appropriately respond to the COVID-19 pandemic,” says Terry Dammeyer, president and CEO of investments and development at Merriville, Ind.-based White Lodging. The hotel will feature 34 suites, 15,000 square feet of event space, a pool, fitness center, spa, ballroom, rooftop terrace, Italian steakhouse and oyster bar. Guests rooms will include floor-to-ceiling windows, marble showers and 24-hour room service. In conjunction with the topping out, David Malmberg has been named general manager of the hotel upon opening. …
By Steve Nowak, Siegel Jennings Co. A recent decision from an Ohio appeals court highlights a developing and troubling pattern in the state’s property tax valuation appeals. In a number of cases, an appraiser’s misuse of the highest and best use concept has led to extreme overvaluations. Given its potential to grossly inflate tax liabilities, property owners and well-known tenants need to be aware of this alarming trend and how to best respond. In the recently decided case, a property used as a McDonald’s restaurant in Northeast Ohio received widely varied appraisals. The county assessor, in the ordinary course of setting values, assessed the value at $1.3 million. Then a Member of the Appraisal Institute (MAI) appraiser hired by the property owner calculated a value of $715,000. Another MAI appraiser, this one hired by the county assessor, set the value at $1.9 million. The average of the two MAI appraisals equals $1.3 million, closely mirroring the county’s initial value. Despite the property owner having met its burden of proof at the first hearing level, the county board of revision rejected the property owner’s evidence without analysis or explanation. The owner then appealed to the Ohio Board of Tax Appeals (BTA). …
FRANKLIN, N.J. — Canadian developer BentallGreenOak has acquired a 925,000-square-foot industrial facility in Franklin, approximately 50 miles northwest of New York City. Located at 50 Veronica Ave., the facility was fully leased to LG Electronics USA at the time of sale. The building features a clear height of 40 feet, 170 trailer parking spots, 159 dock positions, four drive-in ramps and 394 car spaces. It offers convenient access to the New Jersey Turnpike and Interstate 287. LG Electronics USA signed a seven-year lease of the entire building in April. Gary Gabriel, Andrew Merin and Kyle Schmidt of Cushman & Wakefield represented the seller, a partnership between Crow Holdings Industrial and The Carlyle Group, in the transaction.
