HOPEWELL, N.J. — Locally based developer Woodmont Properties has completed the lease-up of a 300-unit apartment community in the Northern New Jersey city of Hopewell. Woodmont Forge at Hopewell is now fully occupied. The property features one- and two-bedroom units, some of which offer lofts or dens, that are furnished with stainless steel appliances, quartz countertops, tile backsplashes and full-size washers and dryers. Private garages are also available in select residences. Amenities include a pool, fitness center with on-demand yoga and spin classes, game den, a multi-use theater room, dog park and outdoor grilling and dining stations.

BEAR, DEL. — Third-party logistics provider AMS Fulfillment has signed a 181,074-square-foot industrial lease in Bear, located south of Wilmington. The lease term is 10 years, and the deal is for about half of the space at an under-construction facility at 710 American Blvd. The 366,770-square-foot building will feature a clear height of 36 feet, 68 overhead dock doors, 3,150 square feet of office space and parking for 250 cars and 50 trailers. A joint venture between two regional owner-operators, The Davis Cos. and J.G. Petrucci Co. Inc., owns the property, which is slated for a third-quarter delivery. OVERLAND PARK, KAN. — Ryan Cos. US Inc. and EPC Real Estate Group have opened The Oslo, a 413-unit luxury apartment community in the Kansas City suburb of Overland Park. Featuring Scandinavian-inspired design, The Oslo rises four stories at the intersection of 135th Street and Antioch Road. Amenities include a resort-style pool, fitness center, spa and sauna room, yoga studio, golf simulator, podcast studio and clubhouse. There are also dedicated coworking spaces, green spaces, a dog park and walking trails. Smart technology is fully integrated throughout the community, enabling residents to control access to their units, adjust thermostats and receive package notifications via a mobile app. Electric vehicle charging stations are also available at the property. Ryan served as the developer, builder and capital markets partner for the project, working alongside EPC. NSPJ Architects led the design, Olsson provided civil engineering, Lankford & Associates handled mechanical, electrical and plumbing engineering, and Bob D. Campbell oversaw structural engineering. CORCORAN, MINN. — Hempel Real Estate and its institutional joint venture partner TPG Angelo Gordon have broken ground on Brockton Business Park in Corcoran, about 22 miles northwest of Minneapolis. The groundbreaking represents the first deployment of capital under a new $300 million programmatic joint venture between the two firms aimed at building and acquiring industrial assets across the Midwest over the next five years. The project’s first phase includes a 286,120-square-foot industrial facility on a 20-acre parcel. The site will feature ample trailer and auto parking, direct access to County Road 101 and convenient connections to I-94 via Dayton Parkway and the future Highway 610 extension. Plans for Phase II include an additional 252,120 square feet of industrial space. RJ Ryan Construction is the general contractor, with architecture and site design by Lampert Architects and Kimley-Horn. Shell completion is slated for the second quarter of 2026. Chris Garcia, Dan Larew and Eric Batiza of JLL will market the project for lease. Bridgewater Bank provided the construction mortgage.
DEARBORN, MICH. — Milestone Real Estate Co., a residential real estate brokerage firm established in 2011, has expanded into the commercial real estate sector and closed more than 324,500 square feet in transactions throughout Dearborn and the Downriver area. Ali Haidar of Milestone brokered the sale of Fairlane North Shopping Center, a 140,199-square-foot property situated on 11.4 acres at 5901 Mercury Drive in Dearborn. SamKin LLC sold the asset to Mercury Ventures LLC for an undisclosed price.
WYOMING, MICH. — Cherry Health and Woda Cooper Cos. Inc. have broken ground on Shea Ravines, a 56-unit affordable housing community adjacent to Cherry Health’s Wyoming Community Health Center. The four-story building will offer 40 one-bedroom units and 16 two-bedroom residences for singles, families and seniors who earn up to 80 percent of the area median income. There will be 20 Permanent Supportive Housing units reserved for renters exiting homelessness. Those units are supported by rental assistance provided by the Grand Rapids Housing Commission. Nonprofit services provider Community Rebuilders of Grand Rapids will coordinate supportive services to assist these residents. Amenities will include a multipurpose room, playground and bike storage. The US Green Building Council expects the property to be certified LEED Zero Energy. The project is named in honor of prior Cherry Health CEO Chris Shea. Additional phases of development are planned, for a total of 112 affordable housing units on the campus. The City of Wyoming approved a 3 percent Payment in Lieu of Taxes, which helped make the project possible. TOPEKA, KAN. — Construction has begun on Link Innovation Labs, an 18,000-square-foot innovation incubator in downtown Topeka. Formerly corporate offices for AT&T, the redevelopment project is set to open in January 2026 and will feature wet and dry labs, coworking areas, conference rooms, offices and a coffee shop. The first tenant is Plug and Play Topeka, a launchpad for startups in animal health, ag-tech and food systems. Eight wet and dry labs will total roughly 7,500 square feet. A pitch and event area will span 2,500 square feet and will be dedicated to networking, presentations, conferences and public training events. Link Innovation Labs has $5 million committed from public and private sources. GO Topeka is leading the project. Topeka is centrally located within the Kansas City Animal Health Corridor, the world’s largest concentration of animal health companies and related industries.
JAMISON, PA. — CBRE has brokered the $12.2 million sale of a 25,000-square-foot retail building in Jamison, a northern suburb of Philadelphia, that is net leased to convenience store operator Wawa and Tractor Supply. ExchangeRight, a Southern California-based investment firm that specializes in net-lease, 1031 and Delaware Statutory Trust deals, purchased the asset from New Jersey-based ARCTRUST. Matthew Gorman and Michael Shover of CBRE brokered the deal.
ORANGE COUNTY, VT. — M&T Realty Capital Corp. has provided $5 million in equity for Chelsea Williamstown Apartments, an affordable housing redevelopment project in Vermont’s Orange County. The project involves the rehabilitation and adaptive reuse of two noncontiguous properties that will add 61 rent-restricted units, many of which will be marketed to seniors, to the local supply. Northfield Savings Bank is financing construction, which is expected to be complete next spring. The owner was not disclosed. M&T also provided a $5.6 million Fannie Mae M.TEB forward commitment as part of the capital stack.
BRIDGEPORT, CONN. — Locally based brokerage firm Angel Commercial has negotiated the $4.8 million sale of two industrial buildings in the southern coastal Connecticut city of Bridgeport. The first building is an 87,778-square-foot multi-tenant structure that is anchored by Beacon Roofing Supply. The second building is an 11,728-square-foot facility that was formerly owned and occupied by New England Heating Parts Co. Jon Angel of Angel Commercial brokered both sales. The buyers and sellers were not disclosed.
