WICHITA, KAN. — Arbor Realty Trust Inc. has provided a $1.8 million loan for the refinancing of Carter Apartments in Wichita. Built in 1973, the 46-unit apartment community features a playground and basketball court. It is a short distance from Friends University. Austin Walker of Arbor originated the loan on behalf of the undisclosed borrower.
EAST RUTHERFORD, N.J. — A partnership between New York-based developer Sterling Properties and Willton Investment Group has opened Central & Oak, a 208-unit luxury multifamily community in East Rutherford, a northwestern suburb of New York City. Located at 80 Oak St., the seven-building property features one- and two-bedroom units and amenities including a resident clubhouse, outdoor terrace, green space and a fitness center. Residences range in size from 724 to 1,308 square feet. The property offers convenient access to the Rutherford Trail Station, MetLife Stadium and the American Dream shopping and entertainment destination.
MORRIS PLAINS, N.J. — Third-party logistics provider Cryoport, which provides climate-controlled distribution services for biopharmaceutical and animal health organizations, has signed a 20,000-square-foot industrial lease in Morris Plains, approximately 35 miles west of New York City. Cryoport is relocating from Livingston, New Jersey, to a space that is located inside a 55,000-square-foot distribution facility at 900 American Road. Robert Donnelly Jr. of Cushman & Wakefield represented Cryoport in the lease negotiations. Gregory Sabato and Scott Peck of Resource Realty represented the landlord, Commercial Realty Group of Parsippany.
BROOKLYN, N.Y. — GFI Realty Services LLC has brokered the $7.2 million sale of a four-story, 30-unit multifamily building in the Bath Beach neighborhood of Brooklyn. The 30,960-square-foot building is located at 8678 Bay Parkway and was constructed in 1915. The building is also situated near Bensonhurst Park and offers convenient access to the Bay Parkway transit station. Shlomo Antebi of GFI Realty represented the buyer, the Ragosta family, in the transaction. Erik Yankelovich, also of GFI Realty, represented the seller, Meridian Properties.
BURLINGTON, N.J. — Wolf Commercial Real Estate (WCRE) has negotiated a 2,918-square-foot office lease for Vitality Hospice Care in Burlington, a southern suburb of Trenton. The space is located within a 63,400-square-foot office building at 460 Veterans Drive. The Class B office property was constructed in 1984 and offers convenient access to the New Jersey Turnpike, the New Jersey Transit River Line station and Interstate 295. Kevin Coleman and Victor DeJesus of WCRE represented Vitality Hospice Care in the lease negotiations. The team also represented the landlord, H & W Holding Group LLC.
HOUSTON — Google has leased office space at 3663 Washington Ave. in the Buffalo Heights mixed-use development in Houston, according to reports from several local media outlets, including The Houston Chronicle, which first reported the news. The office will be Google’s first in Houston and will serve the California-based tech giant’s cloud technology sales division. CultureMap Houston, a publication covering the city’s lifestyle and restaurant scene, reports that the office will open in early 2021. Buffalo Heights is a mixed-use development by BKR Memorial and Midway that features office and multifamily uses, as well as a retail component anchored by an H-E-B grocery store.
HOUSTON — Healthpeak Properties, a REIT focused on life sciences, seniors housing and medical office real estate, is underway on construction of a 116,500-square-foot medical office project in Houston. The five-story building is located at 7500 Fannin St. on the campus of The Woman’s Hospital of Texas, about one mile south of Texas Medical Center. The property is 36 percent preleased and is expected to be complete in December 2021. Transwestern is marketing the project, which also includes the construction of a new parking garage. The Woman’s Hospital of Texas was established in 1976 to provide a comprehensive suite of services for women, including obstetrics and gynecology.
RHOME, TEXAS — Texas-based food supplier Yo Quiero Brands has opened a 45,000-square-foot distribution center in Rhome, a northern suburb of Fort Worth. General contractor O’Connor Construction broke ground on the facility in April 2019. Yo Quiero, which also operates a facility in Mexico, specializes in the production and distribution of Latin foods such as guacamole, queso and salsa.
PROSPER, TEXAS — Marcus & Millichap has arranged the sale of North Preston Village, a 14,240-square-foot retail strip center in Prosper, about 35 miles north of Dallas. The property was built on two acres in 2018 and houses tenants such as Orangetheory Fitness and restaurant The Brass Tap. Chris Gainey and Philip Levy of Marcus & Millichap represented the seller, a partnership, in the transaction. The buyer was a locally based 1031 exchange investor.
SCOTTSDALE, ARIZ. — Leon Capital Group has selected McShane Construction Co. to build Kierland Apartments, a multifamily property in Scottsdale. Situated on 1.7 acres at 7111 E. Tierra Buena Lane, Kierland Apartments will feature five stories of wood-frame construction over a two-story concrete podium with one sub-grade level. The exterior façade will consist of a mix of stucco, stone and metal panels with wire and glass railings on the balconies. The 202 apartments will offer high-end finishes, beverage centers and premium appliances, with some units featuring NanaWall folding glass door systems that lead to private balconies. Floors three through six will offer a mix of studio, one-, two- and three-bedroom layouts, while the top floor will consist of penthouse suites with upgraded finishes. Community amenities will include underground parking for residents; bicycle storage; a clubhouse with a poker room and community kitchen; and a deck with a saltwater swimming pool, spa and barbeque area. Completion of the property, which Design Studio Architects designed, is slated for August 2022.
