CHICAGO — SVN Chicago Commercial has brokered the sale of Baric Commons in Chicago’s West Pullman neighborhood for $10.6 million. The 141-unit multifamily community is located at 232 E. 121st Place. Jeff Baasch and Finley Askin of SVN brokered the transaction. An out-of-state private investment group purchased the asset from an undisclosed seller.

EASTON, PA. — CBRE has brokered the sale of LogistiCenter at 33, a 475,800-square-foot e-commerce facility in Easton, an eastern suburb of Allentown. Located at 4200 E. Braden Blvd., the facility was constructed in 2016 and features a clear height of 36 feet. The property is located in the Lehigh Valley submarket and offers convenient access to State Route 33 and Interstate 78. Third-party logistics provider Radial Inc. is the sole tenant of the facility. Michael Hines, Brad Ruppel, Brian Fiumara and Lauren Dawicki of CBRE represented the seller, a partnership that included Pacific Coast Capital Partners LLC, in the transaction. The buyer and sales price were not disclosed.
NORTH PROVIDENCE, R.I. — Tryko Partners has acquired Hopkins Manor, a 200-bed skilled nursing facility in North Providence, for $14.5 million. Located on four acres at 610 Smithfield Road, the property provides short-term rehabilitation, long-term, Alzheimer’s and dementia care services, as well as hospice and respite services. Tryko will invest $5 million to renovate the facility, which will be renamed Lincolnwood Rehabilitation & Healthcare Center.
PENNSAUKEN, N.J. — Soloff Realty & Development Inc. has arranged the sale of a 20,000-square-foot retail building in Pennsauken, an eastern suburb of Philadelphia. Located at 7937 S. Crescent Blvd., the freestanding building was constructed in 1985 and offers convenient access to State Route 130. At the time of sale, furniture store Howard Hill was the sole tenant of the building. David Dunkelman of Soloff represented the seller, Shane Properties Inc., in the transaction. A local investment firm purchased the building for an undisclosed price.
NEW YORK CITY — Housing Works, a nonprofit organization that operates thrift shops and book stores in New York City, has signed a 15,315-square-foot lease in the Long Island City submarket of Queens. The company has relocated from its previous space at the Matsil Building to The Anable Building, a 140,000-square-foot property located at 33-02 48th Ave. The new location serves as warehousing and distribution space as well as a call center and office space. Nicholas Farmakis, David Carlos and John Mambrino of Savills represented Housing Works in the lease negotiations. Forrest Mas and Chris Pachios internally represented the building owner, North River Co.
TAYLOR, TEXAS — Bellomy & Co. has brokered the sale of Taylor Hutto Self Storage, a 501-unit facility located in the Central Texas city of Taylor. The property features climate- and non-climate-controlled units, as well as covered boat and RV parking space. The facility spans 60,605 square feet of net rentable space and was 86 percent leased at the time of sale. Bill Bellomy and Michael Johnson of Bellomy & Co. represented the seller, an unnamed company based in Plainfield, Ill., in the sale. The buyer was not disclosed.
FORT WORTH, TEXAS — Amcor Rigid Plastics USA Inc., a producer of plastic products for the food and healthcare industries, has renewed its 269,388-square-foot lease in Fort Worth. The landlord, ML Realty Partners, signed Amcor to the extension at 4100 Fleetwood Road on the city’s northeast side near DFW International Airport. According to LoopNet Inc., the facility sits on 16 acres. David Stechly and Greg Kloiber of Campio represented the tenant in the lease transaction.
DALLAS — Curtis Specialized Moving & Storage has renewed and expanded its industrial lease in Dallas’ South Stemmons submarket. The locally based company renewed its 43,200-square-foot lease at 460 W. Mockingbird Lane and leased an additional 40,500 square feet of neighboring space at Mockingbird Place. Brock Wilson and Joe Santaularia of Bradford Commercial Real Estate Services represented the landlord, a private equity firm based in New York, in the lease negotiations. DALLAS — Younger Partners has arranged two office leases totaling 18,003 square feet at Republic Center, a 50-story tower in downtown Dallas. Lexitas, a court reporting and legal records firm, renewed and expanded its lease to 13,725 square feet, and Deans Stepp Law Firm leased 4,278 square feet. Trae Anderson and Kathy Parmenter of Younger Partners represented the unnamed landlord in the lease deals. Conor McCarthy and Maggie Birnbach of JLL represented Lexitas, and Sanders Thompson of Transwestern represented Deans Stepp. Republic Center spans more than 1 million square feet of office, retail and multifamily space near the DART St. Paul light rail station in Dallas’ central business district.
SALT LAKE CITY — Hines and Industrious will open The Square with Industrious Salt Lake City, the second flexible workspace location under the Hines2 platform, on June 22. Located in the historic Kearns Building at 136 S. Main St., The Square with Industrious Salt Lake City will be the first coworking space in Utah to pursue the International WELL Building Institute’s WELL Certification. Industrious will operate the asset. Hines has implemented a $25 million redevelopment project at the Kearns Building, which was built in 1911. The redevelopment program includes all new HVAC, technical upgrades and building amenities. The completed project will offer floor plates to accommodate large enterprises and small business across two floors totaling 25,000 square feet. Members of The Square with Industrious Salt Lake City will have access to a tenant lounge, event space, wellness center, fully equipped gym with two-story historic windows and a rooftop space.
