Despite the ongoing struggles faced by the student housing sector, lenders are still active, according to a recent survey by Student Housing Business. The coronavirus pandemic has had a major impact on all aspects of on- and off-campus student housing. In an attempt to better assess that impact and the sector’s outlook for the future, Student Housing Business, sister publication of REBusinessOnline, conducted a survey of industry professionals over the course of several weeks in May. The survey was segmented by industry function for specific elements of the business, allowing SHB to better understand the pandemic’s distinct influence on each segment of the industry. Of the survey’s 569 respondents, 19 defined their company’s role in the industry as that of a lender, debt capital source, mortgage banker or broker. In this segment of the industry, 15 percent of companies laid off or furloughed employees at the corporate level and 8 percent instituted pay cuts. When asked whether their companies are still financing, lending or facilitating any investment and development transactions, 77 percent indicated yes. EDEN PRAIRIE, MINN. — Kraus-Anderson has completed construction of a 250,000-square-foot retail sporting goods store for Scheels at Eden Prairie Center in Minnesota. Designed by R.L. Engebretson Architecture, the $58 million, two-story store includes a 16,000-gallon saltwater aquarium, 45-foot-tall Ferris wheel as well as a Ginna’s Café and Fuzziwig’s Candy Factory. Scheels will offer a selection of sports, fashion and footwear. The sport shoe, hiking boot and casual footwear section is the largest in the region. The new store is expected to employ approximately 400 people. Scheels maintains a portfolio of 28 stores in 13 states.
SIOUX FALLS, S.D. — Grandbridge Real Estate Capital has provided a $26.2 million Freddie Mac loan for the refinancing of The Commons in Sioux Falls. Built in 2017, the apartment community features 292 units. Brett Olson and Matt Halberg of Grandbridge originated the fixed-rate, nonrecourse loan. It features a 36-month interest-only period, a 10-year term and a 30-year amortization. The borrower, a repeat client, was undisclosed.
WEST OMAHA, NEB. — Darland Construction Co. has completed construction of Pacific Springs Center II, a 58,950-square-foot Class A office building in West Omaha. The two-story property is located at the northwest corner of 168th and Pacific streets. The project features 40,000 square feet of spec office space as well as an underground parking garage. The area, known as Pacific Springs Vista, has experienced a flurry of new development in the past several years thanks to a growing residential market and the area’s convenient access to the nearby West Dodge Expressway, according to Darland. Avant Architects was the project architect. Investors Realty is handling management and leasing.
NOBLESVILLE, IND. — Birge & Held has acquired Northlake Village in Noblesville for an undisclosed price. The 348-unit apartment property is located at 1100 Northlake Drive near I-69. The community has undergone interior renovations for 273 of its 348 units. Renovations to the clubhouse and leasing office have also been completed and an outdoor kitchen has been added. Steve LaMotte Jr., Dane Wilson and Alex Possick of CBRE represented the seller, Buckingham Cos.
MILWAUKEE — Bell Ambulance Inc. has signed a 10-year, 25,000-square-foot industrial lease at 2842 S. 5th Court in Milwaukee. Bell will primarily use the space as a central location for the servicing of its fleet of vehicles, as well as office and storage use. The company, which began operations in 1973 with three ambulances in one location, has grown to over 65 ambulances in multiple locations. David Ferron of Cushman & Wakefield | Boerke negotiated the lease, which fills the remaining vacancy at the 48,862-square-foot property. ATWU LLC is the landlord. Mercy Hill Church is the other tenant.
LIVE OAK, TEXAS — Miami-based Atlantic | Pacific Cos. has acquired Mira Loma Apartments, a 378-unit multifamily community located in Live Oak, a northeastern suburb of San Antonio. Built in 2008, the property features one-, two- and three-bedroom units ranging in size from 628 to 1,364 square feet. Amenities include a pool, outdoor kitchen, 24-hour fitness center and an indoor basketball court. Atlantic Pacific acquired the asset through its Blue Atlantic Partners Fund III, a private equity fund. The seller was not disclosed.
FLOWER MOUND, TEXAS — Engineering and logistics firm Communication Test Design Inc. (CTDI) has signed a 185,344-square-foot industrial lease at Lakeside Ranch 1001 in the northern Fort Worth suburb of Flower Mound. The deal brings the 634,564-square-foot building to full occupancy. Ken Wesson of Lee & Associates and John Morrissey of Jackson Cross represented the tenant in the lease negotiations. Matt Hyman handled negotiations internally for the landlord, Duke Realty, with JLL’s Craig Jones, Tom McCarthy and Fred Ragsdale serving as listing agents for the property.
HOUSTON — Ryan LLC, a Dallas-based provider of tax services and software, has signed a lease to relocate its Houston office to a 66,750-square-foot space at Park Towers in Houston’s Uptown/Galleria neighborhood. The property consists of two 18-story buildings totaling 545,242 square feet. Doug Little, David Baker, Kelli Gault and Jack Scharnberg of Transwestern represented the landlord, Regent Properties, in the lease negotiations. The representative of the tenant was not disclosed.
FORT WORTH, TEXAS — KRS Realty Advisors has completed a redevelopment project at the historic Fort Worth Stockyards that adds 12,000 square feet of office and retail space to the local supply. Austin-based apparel company Tecovas has signed a retail lease for 3,474 square feet at the property. KRS purchased the property in February and began renovating shortly thereafter. Stream Realty Partners is handling leasing.
