NEW YORK CITY — Goodwill Industries has renewed its 30,800-square-foot office lease for its corporate headquarters in Brooklyn. The the nonprofit organization leases the entire third floor of an office building located at 25 Elm Place that previously served as a J.W. Mays department store building. Goodwill has leased the office space for five years and has renewed its lease for an additional 20 years. Goodwill provides training, placement, on-the-job coaching, and retention services from this office, which is located directly across the street from the flagship Goodwill store. Stephen Powers, Arthur Skelskie and Lindsay Ornstein of Transwestern represented Goodwill in the lease negotiations. George Silva and Michael Caruso internally represented the building owner, J.W. Mays Inc. along with Robert Hebron and Rob Hebron of Ingram & Hebron Realty.

HACKENSACK, N.J. — Gold Medal Bakery has signed a 23,500-square-foot industrial lease in Hackensack, a northwestern suburb of New York City. The space is located within a 65,700-square-foot warehousing and distribution facility at 215 S. Newman St. The building features two drive-in loading docks and a clear height of 16 feet. The property offers convenient access to the New Jersey Turnpike, Interstate 80 and the Garden State Parkway. The Stro Companies is the owner of the building.

NEW YORK CITY — Ariel Property Advisors has arranged the $2.1 million sale of a 14,737-square-foot multifamily development site on Staten Island. The property is located at 27-31 Wave St. in the Stapleton neighborhood. The buyer, BFC Partners, plans to merge the site with an adjacent 53,422-square-foot lot at 475 Bay St. to construct a mixed-income apartment building. The property offers 167.5 feet of frontage on Wave Street near the Stapleton Waterfront and the Stapleton Staten Island Railway Station. Sean Kelly, Michael Tortorici and John Higgins of Ariel represented BFC Partners in the transaction. The name and representative of the seller were not disclosed.

Greenway-Plaza-Houston

HOUSTON — Occidental Petroleum has extended its 972,145-square-foot office lease at Greenway Plaza in Houston, a deal that will keep the Houston-based energy giant at the 52-acre campus through 2031. Rima Soroka and Eric Siegrist represented the landlord, Parkway, in the lease negotiations on an internal basis. The representative of Occidental, which has occupied space at Greenway Plaza since 2017, was not disclosed. The company also added about 92,000 square feet of space to its footprint earlier this year.

FARMERS BRANCH, TEXAS — Locally based developer Centurion American is underway on construction of Three Hickory Centre, a 103,000-square-foot office project that will be located within the 290-acre Mercer Crossing mixed-use development in Farmers Branch. The building will be situated on five acres, and the site offers direct access to Interstates 635 and 35, as well as the George Bush Turnpike. Completion is slated for December. Younger Partners is handling leasing of the property.

Pan-American-Apartments-San-Antonio

SAN ANTONIO — A partnership between Denver-based investment firm Steele Properties and the San Antonio Housing Trust has acquired Pan American Apartments, a 100-unit affordable housing complex on the city’s west side. Built on 9.5 acres in 1968, the property offers one-, two- and three-bedroom units and an onsite daycare center, playground and laundry room. The new ownership will invest approximately $73,000 per unit in a capital improvements program that will include upgraded roofs, utility systems, parking lots and security measures, as well as new amenity spaces. Units will receive upgraded appliances, countertops, bathrooms and flooring. KeyBank Real Estate Capital provided construction and permanent financing for the acquisition and renovation. The seller was not disclosed.

EL PASO, TEXAS — Global insurance brokerage firm HUB International has leased 13,000 square feet at WestStar Tower, a 20-story, Class A office building under construction in downtown El Paso. Other tenants committed to the project include Corralito restaurant as well as WestStar Bank and Hunt Cos. Will Brown and Adin Brown with Sonny Brown Associates are leading the leasing effort for office and retail users, as well as sales efforts for the project’s office condominiums. HUB has more than 475 offices worldwide employing 12,000 people.

MELISSA, TEXAS — General contractor Talley Riggins Construction Group has broken ground on Melissa United Methodist Church, a 7,630-square-foot civic project that will be located about 45 miles northeast of Dallas. The church will feature an open worship space that can house up to 329 people and a nursery. Shanks Architects designed the project, which will be situated on 5.5 acres and is expected to be complete in January 2021.

Parke West Nashville

NASHVILLE, TENN. — GBT Realty has broken ground on Parke West, a mixed-use development near Nashville’s West End that will feature a dual-branded hotel, 210 residential units and 11,000 square feet of retail space. Chartwell Hospitality will develop and manage the hotel, which will feature 110 Hilton Garden Inn rooms and 69 Home2 Suites rooms. The hotel will also feature a fitness center, amenity deck and 4,000 square feet of meeting space. This is the 13th hotel that Brentwood, Tenn.-based GBT Realty has built in the Nashville market. The apartment community will feature two outdoor amenity spaces. Hoar Construction is serving as the general contractor for Parke West, and First Horizon Bank provided construction financing. GBT Realty expects to deliver the project in 2022.

CINCINNATI — Digital sales at the Kroger Co. (NYSE: KR) increased 92 percent in the first quarter, according to the company’s latest financial results. Total company sales were $42 billion in the first quarter, compared with $37 billion for the same period last year. Cincinnati-based Kroger does not separately break out its e-commerce sales from total sales. Excluding fuel and dispositions, sales grew 19.1 percent. Kroger’s first quarter ended on May 23. Kroger says its most urgent priority during the pandemic has been “to provide a safe environment for associates and customers with open stores, e-commerce solutions and an efficiently operating supply chain.” Kroger has invested more than $830 million to reward associates and safeguard its employees, customers and communities. The company’s stock price closed at $31.80 per share on Thursday, June 18, up from $23.64 one year ago.
