GREENVILLE, S.C. — Greenville-based Gordian has renewed its lease early and expanded its office space to 44,000 square feet at 30 Patewood Drive in Greenville. Colliers International’s Brantley Anderson and Taylor Allen represented the information technology and services company in the expansion. Gordian provides construction costs analytics, estimating information, pricing data and procurement software and services.

AUSTIN, TEXAS — A joint venture between global private investment manager Partners Group and Florida-based Accesso has sold Riata Corporate Park, a 688,100-square-foot office campus in Austin. The joint venture acquired the property, which was developed by CarrAmerica between 1998 and 2000, in 2015. The ownership also implemented a value-add program that increased the occupancy rate from 85 to 99 percent. Riata’s amenities include a fitness center, basketball court and an outdoor courtyard with food trucks. The buyer and sales price were not disclosed.
AUSTIN, TEXAS — Multifamily finance firm Walker & Dunlop has announced the formation of a new investment sales team in Austin, which represents the company’s first office in the state capital. Managing directors Matt Pohl and Forrest Bass and vice president Spencer Roy, all of whom previously worked at HFF prior to its acquisition by JLL, will lead the team in the sourcing and execution of multifamily deals. The team will focus on Texas and markets in the Southeastern United States. The office is located at 501 Congress Ave and is open for business.
SAN ANTONIO — Newmark Knight Frank (NFK) has negotiated the sale of Rivera, a 302-unit apartment community located along San Antonio’s Broadway Corridor between downtown and the Pearl District. Built in 2017, the property features a pool, fitness center, rooftop lounge, business center, a dog park and ground-floor retail space. Patton Jones and Matt Michelson of NKF represented the seller, Austin-based Cypress Real Estate Advisors. The buyer was Houston-based investment and management firm Barvin.
NASSAU BAY, TEXAS — Birmingham, Ala.-based Hoar Construction has broken ground on Houston Methodist Clear Lake Medical Office Building, a 158,000-square-foot project that represents the first phase of the hospital’s master-planned site in Nassau Bay, located southeast of Houston. The six-story building will house orthopedics and sports medicine practices with two floors devoted to physical therapy and a sports medicine gym and clinic. Completion is scheduled for the first quarter of 2021. Houston Methodist current operates a major facility at Texas Medical Center in addition to six community hospitals throughout the greater Houston area.
KYLE, TEXAS — Marcus & Millichap has arranged the sale of Kyle Parkway Self Storage & Mini Offices, a 305-unit facility that spans 41,283 net rentable square feet and is located in the Central Texas city of Kyle. The property also includes seven mini-office spaces. The self-storage component consists of 138 climate-controlled units and 167 non-climate-controlled units. Jon Danklefs of Marcus & Millichap handled the transaction on behalf of the undisclosed seller. The buyer was Dallas-based Montfort Capital Partners.
PHOENIX — A joint venture between ViaWest Group and New York-based Taconic Capital Advisors has purchased Canyon Corporate Plaza, a core-plus office campus in Phoenix. An undisclosed seller sold the asset for $27 million. The property consists of a five-story building and a six-story building, each offering a parking garage, plus 6.4 acres of developable land. Constructed in 1989 and 2000, the 313,000-square-foot asset is located at 2510 and 2512 W. Dunlap Ave. in Northwest Phoenix. At the time of sale, the property was 66 percent occupied. The buyers plan to renovate the asset with upgrades including new lobbies, elevator modernizations, a food truck plaza, tenant lounge and more. Dennis Desmond, Tivon Moffitt and Peter Baumann of JLL’s Phoenix office and Lynn LaChapelle of JLL’s San Diego office represented the buyer and seller in the deal. John Bonnell, Brett Abramson, Chris Latvaaho and Chris Beall of JLL will handle leasing for the property.
TUCSON, ARIZ. — Watermark Retirement Communities has opened The Hacienda at the Canyon, an independent living, assisted living and memory care community in Tucson. The property is located on 10.5 acres at the historic landmark site of St. Anne’s Convent at Sabino Canyon. The community features an on-site integrative healthcare clinic run by TMCOne, two on-site home health care agencies, integrated personal wearable technologies and fitness systems. The development is the first to open under Watermark’s new upscale Élan Collection brand. Future locations are slated for Brooklyn Heights, Napa Valley and Westwood Village (Los Angeles).
PORTLAND, ORE. — Kidder Mathews has arranged the sale of The Astoria, a multifamily property located at 1913 NE 73rd Ave. in Portland. West Valley Properties sold the asset to J.E.M.S. Corp. for $12 million. Jordan Carter, Clay Newton and Tyler Linn of Kidder Mathews represented the seller and buyer in the deal. Located in Portland’s Rose City Park neighborhood, The Astoria features 68 courtyard-style apartments on more than 2.5 acres. Built in 1950, the property underwent extensive renovations over the last 10 years.
GARDEN GROVE, CALIF. — SRS Real Estate Partners has arranged the ground lease sale of a single-tenant restaurant property, located 12001 Harbor Blvd. in Garden Grove, 1.2 miles south of Disneyland. A Southern California-based partnership sold the asset to a private investor for $6.6 million, or $1,072 per square foot. Outback Steakhouse occupies the 6,180-square-foot property on an absolute triple-net lease basis that was recently extended for an additional 20 years. Patrick Luther and Matthew Mousavi of SRS’ National Net Lease Group represented the seller, while Tom Carosella of Carosella Properties represented the buyer in the transaction.
