CORAL GABLES, FLA. — JLL has negotiated the $46.8 million sale of Plaza San Remo, a 59,694-square-foot mixed-use property in Coral Gables. Whole Foods Market occupies the ground floor of the seven-story property. Built in 2007, the building was fully leased at the time of sale to tenants including Pediatric Associates and OXXO Care Cleaners and also features a seven-story parking garage. Danny Finkle, Luis Castillo and Eric Williams of JLL represented the seller, an undisclosed institutional investment advisor, in the transaction. The buyer was a core fund advised by Zurich Alternative Asset Management LLC.

NEW YORK CITY — A joint venture between Charney Cos. and Tavros Holdings has opened The Dime, a 350,000-square-foot mixed-use tower in the South Williamsburg neighborhood of Brooklyn. Located at 275 S. 5th St., the building features 177 luxury studio, one-, two- and three-bedroom apartments, as well as 100,000 square feet of office space and 50,000 square feet of ground-floor retail space. Multifamily rental prices start at $3,000 per month for studios and more than $7,000 per month for three-bedroom units. The 23-story tower incorporates the Dime Savings Bank building, which was originally constructed in 1908. Amenities include an acre of outdoor space with a community garden and basketball court, a fitness center, resident lounge and business center. MetroRock leases a 10,000-square-foot rock climbing gym on the ground floor. Fogarty Finger Architecture designed the building.
Berkadia Provides $16.2M Refinancing Loan for Affordable Housing Community in Atlanta

ATLANTA — Berkadia has provided a $16.2 million Freddie Mac refinancing loan for The Residences at City Center, a 182-unit affordable housing community in Atlanta’s Vine City neighborhood. The 10-year loan features a floating interest rate and five years of interest-only payments, followed by a 30-year amortization schedule. The property offers one-, two- and three-bedroom units that were recently renovated to include granite countertops, walk-in closets, stainless steel appliances and bay windows. Communal amenities include a pool, fitness center, laundry facilities, outdoor area with grilling stations and a dog park. The Residences is located at 55 Maple St. NW, adjacent to Mercedes-Benz Stadium. Andy Hill and Tyler Nowlin of Berkadia originated the loan on behalf of the borrower, Texas-based Domain Communities.
Arbor Realty Trust Provides $59M Fannie Mae Loan for Refinancing of Multifamily Property in Metro Boston

CHELSEA, MASS. — Arbor Realty Trust has provided a $59 million Fannie Mae loan for the refinancing of One North of Boston II, a 222-unit multifamily property located in the northern Boston suburb of Chelsea. Arbor provided the 10-year, fixed-rate loan to a joint venture between locally based firms Redgate Capital Partners LLC and TransDel Corp. Located at 150 Heard St., the six-story property totals 182,581 net rentable square feet and features two studio apartments, 161 one-bedroom, 44 two-bedroom and 15 three-bedroom units. The property, which is Phase II of the One North Boston project, was constructed in 2016. Jeff Black, Kevin Phelan, Sean Burke and Bryan Koop of Colliers International originated the loan.
NORTH LITTLE ROCK, ARK. — SRS Real Estate Partners National Net Lease Group has arranged the $4 million sale of an 8,000-square-foot retail property in North Little Rock. The property is fully leased to Vitamin Shoppe and Mattress Firm on their respective corporate-guaranteed triple-net leases. The property is situated at 4300 McCain Blvd., seven miles north of downtown Little Rock. The asset is an outparcel to a Lowe’s Home Improvement-anchored shopping center. Brian Wolfman of SRS represented the seller, Los Angeles-based McCain Plaza LLC, in the transaction. Aaron Hines of Marcus & Millichap represented the buyer, New Mexico-based G&T Investments LLC, which was completing a 1031 exchange. Tyler Johnson of Pegasus Capital Markets represented the buyer in sourcing acquisition financing.
CHAMBERSBURG, PA. — Kislak Co. Inc. has brokered the $5 million sale of Coldbrook Meadows Apartments, a 62-unit multifamily complex in Woodbridge, approximately 50 miles southwest of Harrisburg. Located at 740-780 Cumberland Ave., the 79,000-square-foot property includes three buildings with 10 one-bedroom, 44 two-bedroom and eight three-bedroom units. The property was constructed in 1970. Matt Wolf of Kislak Co. represented the undisclosed seller in the transaction. Wolf also procured the buyer, a private investor.
BOSTON — EagleBridge Capital has arranged a $9 million loan for the refinancing of a 40,500-square-foot office building in Boston. A regional financial institution provided the 10-year, nonrecourse loan to the undisclosed borrower at a fixed interest rate of 3 percent. Located at 33 Broad St., the 11-story building is 100 percent leased to tenants in the legal, accounting, consulting, finance and real estate sectors. State Street Eye Health and Expresso Love lease the ground-floor retail space. Ted Sidel of EagleBridge arranged the loan.
EL PASO, TEXAS — A partnership between locally based developer Hunt Cos. and regional bank WestStar has topped off WestStar Tower, a 264,000-square-foot office tower in downtown El Paso. The latest plans for the building, which represents the largest office project in El Paso in at least 20 years, feature 12,000 square feet of ground-floor retail space and 850 parking spaces. Construction began about two years ago and is expected to be complete in early 2021. At 313 feet, WestStar Tower will be the city’s tallest building and will house the headquarters of both Hunt Cos. and its namesake lending tenant. Other project partners include architects Gensler and Duda|Paine, general contractor Moss and leasing agent Sonny Brown & Associates.
AUSTIN, TEXAS — CIM Group is nearing completion of Fifth + Tillery, a 182,700-square-foot office project in East Austin. The Los Angeles-based developer acquired the property in October 2019 shortly after construction began and expects to open the building in July. Spaces at Fifth + Tillery will be marketed to creative office users and will feature outdoor balconies with heightened levels of natural light. The building will also offer a landscaped courtyard with various outdoor amenities.
HOUSTON — New York-based Arbor Realty Trust Inc. has provided a $28 million Fannie Mae loan for the refinancing of Casa Verde, a 384-unit apartment community in Houston. Built in 1973 and renovated in 2010, the property features one-, two-, three- and four-bedroom floor plans. Amenities include a pool, clubhouse and onsite laundry facilities. Brian Scharf of Arbor originated the loan on behalf of the undisclosed borrower.
