GLEN ROCK, N.J. — Glen Rock Pediatric Dentistry LLC has signed a 2,300-square-foot office lease in Glen Rock, a northwestern suburb of New York City. The practice will occupy a corner suite of 201 Rock Road, a 30,000-square-foot building leased to a mix of medical, retail and office users. Randy Horning and Darren Lizzack of NAI James Hanson represented the landlord, 201 Glen Rock Road LLC, in the lease negotiations. Joe Lobardi and John Masserano of Masserano Real Estate & Consulting LLC represented the tenant.

DENVER — Lowe has acquired Stanford Place II, an office tower located at 7979 E. Tufts Ave. in southeast Denver, for an undisclosed price. Built in 1982 and situated in the Denver Tech Center, the 18-story building features 366,184 square feet of Class A office space. The property offers 21,000-square-foot floorplates, nine-foot finished ceilings and abundant windows. Hospitality at Work, Lowe’s workplace experience and property management platform, has operated the property on behalf the prior owner since 2014 and oversaw a comprehensive building improvement and upgrade program at the property. Marty Caverly, Alan Chamorro, Mara Fabian and Andy Segal provide in-house representation for Lowe, while Mike Winn and Tim Richey of CBRE represented the undisclosed seller in the deal.

DENVER — Vukota Capital Management has completed the disposition of Stratford at Lowry, an apartment property located at 425 S. Gelana Way in Denver. Marble Partners and Lion Real Estate Group acquired the asset for an undisclosed price. The buyers plan to rename the property Cleo Apartments. Constructed in 1979, the property features 142 units in a mix of studio, one- and two-bedroom layouts averaging 823 square feet. Situated on 5.5 acres, the community features six two-story and two three-story buildings plus a new clubhouse. All units offer air conditioning and ceiling fans, while select units feature wood-style plank flooring, stainless steel appliances, a fireplace, private balconies/patios, vaulted ceilings, walk-in closets and private entries. Community amenities include a heated swimming pool, fitness center, business center, playground, dog park, picnic and barbecue areas, and laundry rooms. Terrance Hunt and Shane Ozment of Newmark Knight Frank Multifamily represented the seller in the deal.

Aldi-WSS-Rialto-CA

RIALTO, CALIF. — A Southern California-based private investor has purchased Rialto-Aldi-WSS, a retail asset located on 2.4 acres at 630-660 W. Foothill Blvd. in Rialto. A Los Angeles-based private partnership sold the property for $8.8 million. Built in 2018, the asset features a 18,841-square-foot ALDI grocery store and a 12,430-square-foot WSS, a footwear and apparel retailer. Both ALDI and WSS have a corporate-guaranteed, long-term ground lease with fixed increases every five years and options to renew. Douglas Cole of Marcus & Millichap’s West Los Angeles office represented the buyer, while Bill Asher and Jeff Lefko of Hanley Investment Group Real Estate Advisors and Greg Bedell of Progressive Real Estate Partners represented the seller in the transaction.

ViaWest-Goodyear-AZ

GOODYEAR, ARIZ. — ViaWest Group has purchased a 25.9-acre land parcel at the southwest corner of Elwood Street and Sarival Avenue in Goodyear. Santa Ana, Calif.-based RADOS Properties-Arizona sold the parcel for $4.5 million. ViaWest’s joint venture partner is a Philadelphia-based investment company. The joint venture plans to develop three industrial buildings totaling 410,000 square feet on the property, which is zoned for industrial. Upon completion in early 2021, the project will feature a 284,290-square-foot facility, a 58,473-square-foot property and a 67,476-square-foot building. Each building is intended for single- or multi-tenant use with modern specifications. Construction is slated to begin in March 2020. CHICAGO — Developer Fifield Cos. has topped off 740 N. Aberdeen in Chicago’s River West neighborhood. The 11-story building will include 188 apartment units and 2,400 square feet of ground-floor retail space. Completion is slated for fall 2020. The project team includes Fitzgerald Associates Architects and McHugh Construction. Morgante Wilson Architects designed the apartment and amenity interiors. Units at the property will range from 540 to 1,513 square feet. Amenities will include a fitness club, resident lounge, party room, coffee bar, coworking space and bike storage. A sun terrace on the third floor will feature a pool, dining areas and grilling stations. In addition, Hitchcock Design Group is developing a public park adjacent to the building that will include a dog park and dedicated access for residents.

HOFFMAN ESTATES, ILL. — Harbert Management Corp. has acquired Poplar-Prairie Stone Crossing, a 316,575-square-foot shopping center in Hoffman Estates. The purchase price was not disclosed. Tenants include TJ Maxx, Ross Dress for Less, Cost Plus World Market, PetSmart, Old Navy and Ulta. Target shadow anchors the property. CBRE represented the seller, Walton Street Capital.

ITASCA, ILL. — Keyence Corp. has signed an industrial lease for 80,849 square feet at Building II in Bridge Point Itasca, a three-building industrial campus currently under development in Itasca. Keyence, a manufacturer of automation sensors, barcode readers, measuring instruments and digital microscopes, is the first tenant to sign a lease at the 741,621-square-foot project. Bridge Development Partners is the landlord. Keyence is slated to take occupancy in the third quarter of 2020. Building II, spanning 247,176 square feet, will feature a clear height of 32 feet, 34 exterior docks, two drive-in doors and parking for 234 cars. DOWNERS GROVE, ILL. — Crown Castle has leased 48,000 square feet of office space at Highland Landmark II in Downers Grove. The provider of communications infrastructure is consolidating all five of its Chicago-area locations into the new space. Highland Landmark II, located at 3025 Highland Parkway, is a 284,000-square-foot building within a 42-acre office park. Amenities include a deli, conference center and fitness center. David Burden, Tom Berarducci and Jay Kyle of Colliers International represented Crown Castle in the lease transaction. GRAND PRAIRIE, TEXAS — McCarthy Building Cos. is nearing completion of a $40 million helicopter training facility for Airbus Helicopters Inc. and France-based Helisim in Grand Prairie, located in the central part of the Dallas-Fort Worth (DFW) metroplex. The 18,000-square-foot facility will house two helicopter flight simulators, a 6,000-square-foot office space and a 12,000 square-foot simulator hall with a tech room, as well as computer rooms and workshop and meeting spaces. BOKA Powell designed the project, completion of which is scheduled for March 2020.
