DALLAS — Locally based developer StreetLights Residential has begun leasing The Oliver, a 351-unit apartment community in the East Village area of Dallas. The property is located within The Central, a 27-acre mixed-use development by De La Vega Development. Units come in studio, one- and two-bedroom floor plans, range in size from 585 to 1,830 square feet and are furnished with quartz countertops, built-in speakers and under-cabinet beverage refrigerators. Amenities include a custom coffee bar; coworking space with private offices; a dog wash station and covered dog park; outdoor pool lounge with a catering kitchen; and a fitness center with a yoga and Pilates studios. StreetLights developed The Oliver in partnership with Japanese real estate giant Mitsui Fudosan Co. Rents start at approximately $2,250 per month for a studio apartment. Construction began in fall 2022.

Anderson-High-School-Austin

AUSTIN, TEXAS — Adolfson & Peterson (AP) Construction has been awarded the contract to renovate Anderson High School, which is part of the Austin Independent School District and located on the city’s northwest side. The school was originally built in 1970 and serves roughly 2,400 students. The project will deliver a new, 43,350-square-foot competition gym with an 1,800-seat capacity, locker rooms with coaches’ offices, training rooms, officials’ dressing rooms and laundry facilities. In addition, common spaces will be updated, while the entry vestibule and front office will be reconfigured for security. Lastly, AP will construct a new science facility featuring robotics and computer labs. PBK Architects is leading design of the renovation, which is expected to begin in May 2025 and to be complete by fall 2026, with the grand unveiling set for January 2027.

RICHARDSON, TEXAS — NAI Robert Lynn has brokered the sale of Richardson Tech Center, a 96,000-square-foot industrial flex building located on the northeastern outskirts of Dallas. According to LoopNet Inc., Richardson Tech Center is a four-building complex that was constructed in 1987. Jim Hancock of NAI Robert Lynn, along with internal agent Britton Wells, represented the buyer, Los Angeles-based investment firm Entrada Partners, in the transaction. Margaret Hartman and Al Hartman of Hartman Cos. represented the seller, an entity doing business as Hartman Richardson Tech Center LLC.

WORKBENCH-Austin

AUSTIN, TEXAS — General contractor Swinerton has broken ground on WORKBENCH, an 45,384-square-foot mass timber office project in East Austin. Designed by locally based architecture firm Dick Clark & Associates, the four-story building will include retail showroom and restaurant space as well as underground parking. Lindgren Development owns WORKBENCH, which is 75 percent preleased to tenants including Beck-Reit Commercial Real Estate, Legacy Lighting and Art + Artisans, as well as Swinerton. All of these groups are also partners on the project. Completion is slated for early 2026.

FORT WORTH, TEXAS — Shield Engineering Group has signed a 16,608-square-foot office lease renewal and expansion in Fort Worth. The space is located within First Cash Plaza, a nine-story, 155,125-square-foot building located near the downtown area. Alex Bryant of Street Realty Partners represented the tenant in the lease negotiations. Jake Neal and Matt Carthey of Holt Lunsford Commercial represented the landlord, First Cash Inc., a pawn store operator with more than 3,000 retail locations in North and South America.

MONTGOMERY, ALA. — Graham & Co. has begun construction on a 460,000-square-foot build-to-suit distribution facility in Montgomery for Hyundai Mobis, a supplier of aftermarket parts for Hyundai and Kia, which both have mega manufacturing facilities in the region. The $52 million project is located on 60 acres near an existing Hyundai Mobis campus along Mitchell Young Road. The cross-dock facility is expandable by 270,000 square feet, according to Graham & Co. The project team includes Cooper Construction (general contractor), Five South Architecture LLC (architect) and CCI (civil engineer). A Graham & Co.-led joint venture is providing equity for the development, and SouthState Bank is providing construction financing. The targeted delivery date for the new Hyundai Mobis facility was not disclosed.

SUGAR HILL, GA. — Novare Group and BCDC have delivered Conclave Sugar Hill, a 306-unit apartment community in metro Atlanta. The property is located off Ga. Highway 20 at 1375 Hillcrest Drive, directly across from Sugar Hill’s town center. The property includes studio, one-, two- and three-bedroom apartments, as well as townhomes with private garages and patios. Monthly rental rates range from $1,455 to $2,915, according to Apartments.com. The gated community interfaces with the 11.5-mile Sugar Hill Greenway and also features a two-story club room with a library and lounge and a two-story fitness center. Other amenities include a resort-style pool with a sun shelf and tanning ledge, fire pits, lounge spaces, greenspaces, coworking spaces and a dog park.

VIRGINIA BEACH, VA. — Hamilton Zanze has sold Maple Bay Townhomes, a 414-unit apartment community located at 356 S. Chesire Court in Virginia Beach. The buyer and sales price were not disclosed. The San Francisco-based seller originally acquired the property in 2019 and improved net operating income by 35 percent due to comprehensive capital improvements made over the course of its ownership. These renovations included roof replacements, the repainting of building exteriors and upgrades to the apartment homes, pool area and other common-area amenities. Maple Bay was built in 1971 and features one-, two- and three-bedroom units sized from 1,000 to 1,400 square feet. The property represents Hamilton Zanze’s third disposition this year.

CHARLOTTESVILLE, VA. — A joint venture between Madison Capital Group and Inlet Property Co. has broken ground on Madison Charlottesville, an 86-unit apartment development located near the University of Virginia. Situated on a four-acre site off Rio Road, the property will feature studio, one- and two-bedroom apartments ranging in size from 575 to 1,211 square feet. Patterson Real Estate Advisory Group arranged an undisclosed amount of construction financing through Longline Financial on behalf of Madison Capital and Inlet Property. The construction timeline for Madison Charlottesville was not disclosed.

NEW HARTFORD, CONN. — Marcus & Millichap has brokered the sale of All Star Storage, a 350-unit self-storage facility in New Hartford, located west of the state capital. Built on 8.9 acres in 2016 and renovated in 2023, the seven-building property offers a mix of climate- and non-climate-controlled units. Nathan Coe, Gabriel Coe and Brett Hatcher of Marcus & Millichap, in conjunction with Patrick Lemp with Ascendant Valuation Advisors, represented the undisclosed seller in the transaction. The buyer and sales price were also not disclosed. John Krueger of Marcus & Millichap assisted in closing the deal as the broker of record.
