SAN FRANCISCO — Bridges Capital has acquired 1045 Sansome, an office property located in the Jackson Square submarket of San Francisco, for an undisclosed price. Kyle Kovac and Mike Taquino of CBRE represented the undisclosed seller in the deal. The four-story building offers 83,871 square feet of creative office space. The property was built in 1926 and has been substantially renovated with new windows, interior upgrades, a top-floor lounge and a roof deck. At the time of sale, the building was 64 percent leased to tenants in architecture, design and e-commerce industries.

NANAKULI, HAWAII — CBRE has arranged the acquisition of Pacific Shopping Mall, a fee simple, grocery-anchored shopping center in Nanakuli in West Oahu. The property traded for an undisclosed amount in an off-market transaction. Located at 87-2070 Farrington Highway, Pacific Shopping Mall offers 79,000 square feet of retail space that was 90 percent occupied at the time of sale. Current tenants include Foodland’s Sack N Save, McDonald’s, O’Reilly Auto Parts, Here Fuel and Subway. Nicholas Paulin and AJ Cordero of CBRE represented the private buyer in the acquisition.
Amazon to Expand Office Footprint at Nashville Yards, Begin Interior Work at Second Tower

NASHVILLE, TENN. — Amazon has announced plans to expand at Nashville Yards, a 19-acre mixed-use development in downtown Nashville owned by Southwest Value Partners. The Seattle-based e-commerce giant has leased an entire floor at the development’s CAA Creative Office Building, which houses tenants including CAA, AEG Presents, Messina Touring, AXS and L-Acoustics. Several divisions of Amazon, including Amazon Music, will operate out of the Class A office building. Additionally, Amazon announced it is beginning the interior build-out of its second office tower at Nashville Yards, including a multi-story conference center and first-floor retail space. Amazon plans to occupy the second tower in 2026. Amazon’s new offices at Nashville Yards will sit adjacent to The Pinnacle, the development’s new indoor live music and event venue, and in close proximity to restaurants and other users including Ocean Prime, Fogo de Chão, Earls, Sweet Paris, Culaccino, Iconix Fitness and Hooky Entertainment. Amazon opened its first office tower at Nashville Yards in 2021.
COMMACK, N.Y. — Kids Empire will open a 21,000-square-foot indoor playground in the Long Island community of Commack. The facility will be located within a portion of a former grocery space at the 222,000-square-foot Mayfair Shopping and will be the brand’s first location on Long Island. Center E.J. Moawad of Levin Management Corp. represented the landlord in the lease negotiations. Melissa Naeder of Cushman & Wakefield represented Kids Empire.
FORT LAUDERDALE, FLA. — PMG, along with general contractor John Moriarty & Associates, has topped out the second phase of Society Las Olas, a 42-story apartment tower located at 140 S.W. 42nd St. in downtown Fort Lauderdale. The 563-unit community is situated in Fort Lauderdale’s historic riverfront district and will offer a mix of traditional apartment layouts and a small cluster of co-living options where residents can rent by the bedroom. Designed by FSMY Architects + Planners, Society Las Olas will also feature 1,625 square feet of ground-floor retail space and amenities including a coworking hub with private meeting rooms, pool deck with a yoga lawn and a large fitness center. PMG plans to deliver the tower in early 2026. Phase I of Society Las Olas was delivered in 2020 and sold in 2021. PMG received $226 million in construction financing for Phase II in July 2023.
FISHERS, IND. — Thompson Thrift has broken ground on The Union at Fishers District, the final phase of the master-planned development in the Indianapolis suburb of Fishers. The mixed-use project will bring luxury residences, retail and office space and Indiana’s first AC Hotel by Marriott. Located near I-69 and 116th Street, the commercial portion is slated for completion in late 2026 and will include 57,000 square feet of retail, restaurant and entertainment space, 70,000 square feet of Class A office space and a 135-room AC Hotel. Additionally, a central event plaza will serve as a gathering place for both visitors and residents. Tenants with signed leases include Piedra, a modern upscale Mexican restaurant; Niku Sushi.Kitchen.Bar, which offers contemporary Japanese cuisine; Kitchen Social, a casual restuarnt serving international cuisine; Everbowl, a health-focused fast-casual spot; and Racha Thai, a Thai food restaurant. Medical spa Renova Aesthetics and Sweathouz, a wellness facility offering health and recovery treatments, will also be among the first tenants to open. Thompson Thrift is actively negotiating leases on the remaining spaces. The Union Flats will be a Class A multifamily community with 251 units located above ground-floor retail space. Trademark, TriGate Capital Recapitalize Perkins Rowe Mixed-Use Village in Baton Rouge

BATON ROUGE, LA. — Trademark Property Co. has recapitalized Perkins Rowe, a 518,830-square-foot mixed-use town center in Baton Rouge, with Dallas-based real estate investment manager TriGate Capital LLC. Terms of the recapitalization structure were not released. The property comprises 384,171 square feet of retail space and 134,659 square feet of Class A office space. Trademark and TriGate plan to refresh and revitalize Perkins Rowe with improvements to the public spaces, updated signage, modernized office common areas, fresh paint, landscaping and other placemaking enhancements. Trademark, which has operated Perkins Rowe since 2016, has recently attracted tenants such as Free People, Drago’s, Tacos del Cartel and Tecovas to the development, as well as extended leases with anchor tenants including The Fresh Market and Cinemark Theatres.
MUSKEGON, MICH. — Residential phases are underway and major infrastructure is in motion at Adelaide Pointe, a lakefront project in Muskegon, a western Michigan city located along Lake Michigan. Entrepreneur Ryan Leestma is spearheading the development. Backed by over $85 million in private capital and part of a broader $250 million master plan, Adelaide Pointe is located in a federally designated Opportunity Zone and anchored on a manmade peninsula surrounded by water. The project marks one of the largest waterfront developments in the state and Michigan’s largest Opportunity Zone project to date. The development will feature a 454-slip marina, luxury condominiums, a yacht club, boardwalk and commercial village.
UNIVERSITY CITY, MO. — Developers Charles Deutsch and Zack Deutsch have completed Avenir, a $90 million luxury apartment complex in the St. Louis suburb of University City. Occupancy at the 262-unit project has surpassed 50 percent. Floor plans come in one-, two- and three-bedroom configurations ranging from 640 to 1,620 square feet. Monthly rents start at $1,700. Amenities include pickleball courts, bocce ball, a resort-style swimming pool, outdoor grilling stations, fire pits, a dog park, fitness center, business center, indoor game room and coffee bar. Covered parking and a bike storage area are also available. Avenir represents the Deutsch’s first luxury apartment community that isn’t geared toward the seniors housing market. Charles Deutsch is one of the original co-founders and owners of The Gatesworth Communities, a collection of luxury seniors housing developments in University City and Creve Coeur. His son, Zack, has been a member of The Gatesworth Communities team for more than a decade. Holland Construction Services was the general contractor for Avenir. Construction began in October 2022. Additional project team members included Gray Design Group as architect and First Bank, which provided the financing.
AdVenture Development Breaks Ground on 100,000 SF BJ’s Wholesale Club in Selma, North Carolina

SELMA, N.C. — AdVenture Development LLC has broken ground on a BJ’s Wholesale Club located within the 400-acre master-planned community of Eastfield Crossing in Selma, about 30 miles southwest of Raleigh. The new store, which will feature an onsite BJ’s gas station, will total 100,000 square feet. Additional tenants at the 3 million-square-foot mixed-use development include Academy Sports + Outdoors, Hobby Lobby, Old Navy, Ulta Beauty, Marshalls, Ross Dress for Less, Burlington, Five Below and Chase Bank. Target is also under construction at Eastfield Crossing and anticipates opening in spring 2026. Eastfield Crossing includes a business park, retail and entertainment space, medical and office space, a hospitality component, senior living and multifamily units and single-family residences. Locally based AdVenture Development is the owner and master developer of Eastfield Crossing.
