CHARLOTTE, N.C. — Avison Young has negotiated the sale of a 42.6-acre site near the Norfolk Southern intermodal facility in Charlotte. The buyer, The Silverman Group, plans to develop a 420,000-square-foot industrial facility at the site, which is located at Charlotte Douglas International Airport, less than a mile from the $96 million Charlotte Regional Intermodal Facility. Dubbed the Charlotte Intermodal Logistics Center, the new facility will feature 36-foot clear heights and cross-docking designed to suit a single tenant or multiple tenants. The intermodal facility at the airport is capable of handling up to 200,000 lifts annually and is part of the Southern Crescent project, Norfolk Southern’s capital improvement project for its rail transportation network. Chris Skibinski, Chris Loyd and Henry Lobb of Avison Young arranged the land sale on behalf of The Silverman Group. Avison Young will also handle the property’s leasing assignment. A construction timeline for the project was not disclosed.

FRANKFORT, KY. — Rainier Realty Investments has acquired two office buildings totaling 178,300 square feet in Frankfort, roughly 25 miles northwest of Lexington. The adjacent buildings are located at 1024 and 1025 Capital Center Drive, five miles from the Kentucky State Capitol. The buildings are fully leased to agencies of the State of Kentucky. The seller and sales price were not disclosed.

GREENVILLE, S.C. — Dominion Realty Partners (DRP), a full-service real estate firm, has acquired The Ogletree Building, a 61,047-square-foot office property located at 300 N. Main St. in downtown Greenville. The seller and sales price were not disclosed. The property underwent renovations and updates in 2016, and was fully leased at the time of sale to financial services and law firms. The Ogletree Building features a dedicated, adjacent parking garage and is located near various hotels, restaurants, retailers, entertainment venues and public parks.

The Dallas-Fort Worth (DFW) metroplex will lead the nation in absolute job creation for a third consecutive year in 2018. Strong employment gains have produced healthy household formation trends as new residents migrate to the market and young adults continue to move out on their own. As a result, many new residents are filtering into apartments as homeownership in the metro falls out of reach. Pricing Concerns Since the end of 2012, median home prices in DFW have increased nearly 60 percent to more than a quarter of a million dollars, with median prices in some core neighborhoods reaching well above half a million dollars. At the same time, the projected minimum qualifying income rose marginally in comparison. The gap in growth between these two metrics makes single-family homeownership unattainable for a number of residents. And although the homeownership rate has ticked up over the past couple of years, it remained below the national average in the first quarter of 2018. These trends bode well for the apartment sector, ensuring overall absorption will be healthy at a time when developers are adding a record number of units to inventory. SAN FRANCISCO — Vanbarton Group LLC has acquired 101 Mission Street in San Francisco. The 206,455-square-foot, 21-story office tower is located in the heart of the South Financial Transbay District. The Class A property is currently 86 percent leased to tenants such as Wells Fargo, Forbes and Pearson. Although the price was not disclosed, Vanbarton received a $116.5 million acquisition loan for the transaction. The building, which is LEED Gold-certified by the U.S. Green Building Council, features views of the San Francisco Bay, column-free office space and 10,500-square-foot floor plates. Services and amenities include on-site property management, 24-hour security, a conference room and building shower. HKS Architects Inc. designed the property. JLL is the leasing agent. Gerry Rohm, Michael Leggett, David Dokko, Ben Bullock and Thomas Foley of HFF represented the undisclosed seller. Peter Smyslowski of HFF arranged acquisition financing. LINDENWOLD, N.J. — Gebroe-Hammer Associates has negotiated the $32.1 million sale of Woodland Village, a 546-unit, garden-style apartment community located at 401 E. Gibbsboro Rd., in Lindenwold. The property is approximately 16 miles southeast of Philadelphia. Built in 1970, the community features a mix of one- and two-bedroom layouts. Eli Rosen and Eli Herskowitz represented the seller, Odin Properties, in the transaction. The buyer was a private investor. Amenities at the property include newly renovated kitchens and separate dining rooms, bay windows, tennis courts and nearby shopping, dining and entertainment.

WALL TOWNSHIP, N.J. — Sitar Realty Co. has brokered the $2.2 million sale of 2538 Belmar Boulevard, a 27-unit apartment building designated for seniors in Wall Township. Robert JanTausch and Ronald Schrader Jr. of Sitar represented the seller, the original developer, in the all-cash transaction. They also represented the undisclosed buyer. The two-story building was built in 1992 and is currently deed restricted for senior citizens. The property is being rebranded as Allaire Apartment Homes after interior renovations are completed.

NEW YORK CITY — Besen & Associates has orchestrated the sale of 140 Clarkson Ave., a 59-unit, 69,500-square-foot apartment building in Brooklyn’s East Flatbush neighborhood. The final sales price was $14.4 million. Built in 1931, the property is an early Art Deco, six-story building that is 100 percent rent stabilized, with under-market rents. Besen represented the private seller in the transaction, which had owned the property for more than 50 years. The property was purchased by a global real estate fund.

CAMBRIDGE, MASS. — Urban Spaces has signed online automotive marketplace CarGurus to a 50,000-square-foot office lease at 121 First, a 60,000-square-foot mixed-use development in Cambridge. The building also includes 50 parking spaces. CarGurus was represented in the transaction by Nat Kessler and Adam Brinch of CBRE. Designed by architectural firm Perkins Eastman and built by Nauset Construction, 121 First is part of a $200 million development by Urban Spaces. The development will include 50,000 square feet of office space, 50,000 square feet of retail space and 250 apartments as well as a half-acre of green space in Cambridge. The building is currently under construction and is slated to be completed this summer.

NEW YORK CITY — Cushman & Wakefield has arranged the sale of a 9,700-square-foot, two-story warehouse located at 43-05 35th St. in Long Island City. The final closing price was $5.1 million, or $526 per square foot. Stephen R. Preuss, Andreas Efthymiou of Cushman & Wakefield represented seller, Ehrenbell Realty Corp., in the transaction. Greiner-Maltz represented the buyer, Skytron Holdings. The property is made up of warehouse, office and mezzanine space and features 19-foot ceiling heights as well as two roll up gates.
