The borrower, Tesseract Capital Group, will use proceeds from the loan to retire existing debt and complete property enhancements. The financing also benefited from a Green Mortgage Insurance Premium (MIP) Reduction to 25 basis points, as Westlake Apartments holds a National Green Building Standard Bronze certification. Situated on 5.9 acres, Westlake Apartments offers 13 two-story residential buildings with 148 renovated one- and two-bedroom units and three amenity buildings. Community amenities include a fitness center, pool, spa and resident-only access to a private beach on Lake Greenhaven.

SAN DIEGO — EQT Exeter, the real estate division of EQT, has acquired an industrial property located at 2345 Britannia Blvd. in the Otay Mesa submarket of San Diego. Washington Capital Management sold the warehouse for $23.4 million. Martin Furniture, a manufacturer of case good furniture for dining, office and entertainment, fully occupies the 115,520-square-foot building as its headquarters. The property offers 32-foot clear heights, grade- and dock-high loading capabilities and well-designed ingress/egress. Bryce Aberg, Jeff Chiate, Jeffrey Bole, Matthew Leupold and Ryan Demarest of Cushman & Wakefield’s National Industrial Advisory Group-West represented the seller in the deal.
LAS VEGAS — CommCap Advisors has arranged a $23 million bridge loan for the acquisition of Renaissance III, a retail property in Las Vegas, on behalf of an entity doing business as Aspen NV LLC. Situated on 23 acres at 3220-3370 E. Flamingo Road, Renaissance III offers 39 retail units totaling 225,748 square feet. Specific tenants were not released. Provided by Symetra Financial, the loan features a three-year, interest-only term at 8.89 percent. The financing was structured to accommodate the borrower’s plans for property renovations to enhance leasing opportunities.
NORTH ANDOVER, MASS. — A public-private partnership between South Carolina-based developer Greystar and Merrimack College has broken ground on a 540-bed residence hall on the university’s campus in North Andover. The development will consist of two four-story buildings. The first building will span 79,600 square feet and offer 351 “traditional style” beds with academic space and gathering areas on the first floor. The second, 61,300-square-foot building will offer 189 beds in suite-style units with en-suite living rooms and bathrooms throughout. The community, which will offer housing for first- and second-year students, will also include a fitness center and in-building laundry facilities. Cube3 Architects designed the project, which is slated for a fall 2026 completion.
MINNETONKA, MINN. — Associated Bank has provided a $55 million construction financing package for a 269-unit apartment complex in the Minneapolis suburb of Minnetonka. Greystar is developing the project, which is named Marlowe Opus Station. Amenities will include a pool, courtyard, fitness room, clubroom, sauna, pet wash, private work-from-home offices, bike storage, structured parking, electric vehicle charging stations and storage units. Demolition is currently underway on the vacant office building on the site. Completion is slated for fall 2026. The project is within the 550-acre Opus 2 Parkway, which comprises a mixture of office, industrial, commercial and residential uses. Edward Notz of Associated Bank originated the loan.
CHICAGO AND ELMWOOD PARK, ILL. — Byline Bancorp Inc. (NYSE: BY) and First Security Bancorp Inc., including its wholly owned subsidiary First Security Trust and Savings Bank, have entered into a definitive merger agreement for a cash and stock transaction valued at approximately $41 million. According to a release, the transaction will solidify Chicago-based Byline’s position as Chicago’s largest community bank with assets under $10 billion, $7.3 billion in loans and $7.8 billion in deposits, with 45 branches across metro Chicago. Headquartered in Elmwood Park, First Security Bancorp maintains total assets of $354.8 million, total loans of $201.4 million and total deposits of $321.8 million as of June 30. First Security Trust and Savings Bank offers commercial and community banking services, with one branch location in Elmwood Park. Under the terms of the merger agreement, Byline will issue nearly 2.2 shares of its common stock for each outstanding share of First Security common stock, or approximately 1.5 million shares to First Security common stockholders. The transaction has been approved unanimously by each company’s board of directors and is expected to close during the second quarter of 2025, subject to regulatory approvals and the approval of First Security’s stockholders.
CHICAGO HEIGHTS, ILL. — Principle Construction is underway on a two-building, 276,019-square-foot industrial build-to-suit for Morgan Li in Chicago Heights, a southern suburb of Chicago. The family-owned furniture and fixture fabricator had a previous warehouse destroyed by a fire in February 2023 on the project site. Building A will total 237,756 square feet with 230,298 square feet of warehouse space and 5,122 square feet of office space. The facility will feature a clear height of 36 feet, 20 docks and four drive-in doors. Building B will house 36,360 square feet of warehouse space as well as 1,143 square feet of office space. It will also feature a specialized paint line mechanical system for Morgan Li’s operations. Principle will also construct a 158-stall parking lot with four electric vehicle charging stations. Morgan Li’s 245 employees have been working out of secondary locations in Matteson and South Holland while the new space is under construction. Designhaus Inc. Architecture designed the new facilities. Completion is slated for March 2025.
MUNSTER, IND. — Marcus & Millichap has brokered the $2.3 million sale of a 16,000-square-foot industrial property in Munster. The vacant, single-tenant asset is located at 570 Progress Ave. and features two five-ton cranes, a clear height of 24 feet, three drive-in doors and one dock-high door. Built in 2014, the facility is situated one block from Calumet Avenue and three miles from I-94. Clayton Isacson, Tyler Sharp and Adam Abushagur of Marcus & Millichap represented the seller, American Machine Works Inc. The property sold to an out-of-market investor. Josh Caruana, broker of record in Indiana, assisted in closing the transaction.

The new location is a repurposed gas station located in the city’s Heritage Hill Historical District. RIFLE, COLO. — Chicago-based Evergreen Real Estate Group has commenced construction on Rifle Apartments, an income-restricted apartment community in Rifle, a city in western Colorado along I-70. Filling a vacant 4.7-acre site at 115, 123 and 131 Park Ave., Rifle Apartments will be the first family-oriented Low-Income Housing Tax Credit (LIHTC) project built in Rifle over the past 20 years. Slated for completion for fall 2025, Rifle Apartments will offer 30 one-bedroom units, 20 two-bedroom units and 10 three-bedroom units spread across three three-story buildings. The apartments are reserved for households earning between 30 percent and 80 percent of the area median income (AMI). Of the 60 total apartments, 14 will be set aside as project-based voucher units for families who are at or below 30 percent AMI. Homes will feature open layouts with market-comparable finishes, including vinyl plank flooring, LED lighting, full kitchens with Energy Star-rate appliances, baths with step-in showers and low-flow plumbing fixtures and in-unit laundry.
