LOS ANGELES — Marcus & Millichap has arranged the $10.3 million sale of La Brea Sunset Plaza, an 18,297-square-foot retail property in Los Angeles. Mike Malick and Aria Pournazarian of Marcus & Millichap arranged the transaction on behalf of the undisclosed seller and buyer. The two-story property was fully leased at the time of sale.

TEJON RANCH, CALIF. — Dollar General has expanded its presence at Tejon Ranch Commerce Center (TRCC) just south of Bakersfield with the addition of more than 240,000 square feet of warehouse space. The dollar store currently operates out of a separate building at TRCC. This expansion will allow retailer to increase its footprint by nearly 40 percent. Dollar General has used the Tejon Ranch Commerce Center as the hub of its California distribution operations for the last six years. With its expansion into the new Tejon Ranch-Majestic Realty-developed facility, it will now occupy a total of more than 850,000 square feet of space within TRCC.

LAS VEGAS — A partnership between Henley USA and Tower 16 Capital Partners has created Altura, a new brand of multifamily apartment communities in Las Vegas. The initial property under the new brand will be called Altura on Duneville and feature 228 apartments. A second property acquisition will be announced in May, with plans for additional acquisitions later this year. Each Altura property will be renovated to bring a modern, contemporary look and upgraded amenities to the community. Every Altura property will have a completely refurbished clubhouse, a 24-hour fitness center, new laundry equipment and enhanced common spaces, including the lobby and pool. Apartment interiors will also be upgraded with contemporary finishes and residential technology.

UPPER MARLBORO, MD. — Avanath Capital Management LLC has acquired two multifamily properties in Upper Marlboro, roughly 20 miles southeast of Washington, D.C., for a combined $29.3 million. The firm acquired Largo Center, a 100-unit community located at 520 Largo Center Drive, for $14.3 million, and Vistas at Lake Largo, a 110-unit seniors housing community located at 500 Harry S. Truman Drive, for $15 million. The properties were purchased through Avanath’s institutional fund, Avanath Affordable Housing III. The names of the sellers were not disclosed. Largo Center features a swimming pool, clubhouse and in-unit washers and dryers. Vista at Lake Largo features a theater, courtyard, community room and laundry facilities. Avanath plans to renovate both properties with upgraded clubhouses and fitness centers, keyless entry, LED lighting, exterior paint, landscaping improvements and renovated common area hallways.

ATLANTA — Silverspot Cinema has unveiled plans to open a 38,000-square-foot theater with multiple screens at The Battery Atlanta, a 1.5 million-square-foot mixed-use development in Cobb County. Braves Development Co. (BDC) owns and operates the development, which is home to retail, restaurants, an Omni Hotel, The Coca-Cola Roxy concert venue, multifamily residences and a Comcast office tower. The mixed-use village surrounds SunTrust Park, the new home ballpark of the Atlanta Braves. Silverspot Cinema will feature a full bar, in-theater dining and a range of programming and events, including The MET Opera Series; Broadway musicals and plays; rock concerts and symphonic orchestras; and Flashback Cinema, a film series that brings classic films back to the big screen. Gary Lewis of Gary Lewis & Associates Real Estate represented BDC in the lease negotiations. Naples, Fla.-based Silverspot will open the new theater at The Battery in 2019.

ALPHARETTA, GA. — HFF has arranged the $23.5 million sale of Preston Ridge I, a 148,355-square-foot office building located at 3655 N. Point Parkway in Alpharetta, roughly 26 miles north of Atlanta. Ralph Smalley of HFF represented the seller, Barings Real Estate, a subsidiary of Barings LLC, on behalf of an institutional client. HFF also procured the buyer, The Simpson Organization. The six-story building was constructed in 1997 and features 25,000-square-foot floorplates, a circular entrance lobby and more than 590 parking spaces. The property is located less than a mile from Avalon, an 86-acre mixed-use development situated on Old Milton Parkway near Ga 400.

CHARLOTTE, N.C. — Alliant Credit Union has provided a $6.4 million loan for the refinancing of an industrial building located at 8825 Statesville Road in Charlotte. Alliant closed the 10-year loan with five years of interest-only payments and a 30-year amortization schedule on behalf of the borrower, RU 8825 Statesville Road Charlotte NC LLC. The 64,637-square-foot building serves as a research and development facility for Husqvarna North America, a producer of outdoor power equipment. The property is located adjacent to Husqvarna’s U.S. headquarters.

CHICAGO — Angelo, Gordon & Co. has acquired Presidents Plaza in Chicago for $147 million. The pair of Class A office buildings, totaling 834,893 square feet, are located at 8600 and 8700 W. Bryn Mawr Ave. in the O’Hare submarket. Developed in 1980, the buildings are 92.4 percent leased to various tenants. The property, which is LEED Silver and EnergyStar certified, has undergone more than $15 million in capital renovations since 2016. The seller had made improvements to building systems, lobbies, entrances, canopies and landscaping. Property amenities include a 17,900-square-foot fitness center, conference center, café, hair salon/barber, convenience store, tenant lounge and full-service car wash. James Postweiler and Peter Harwood of JLL brokered the transaction. The seller, a partnership between Chicago-based GlenStar Properties LLC and a global real estate investment manager, has owned the property since 2006. GlenStar, the current leasing manager and operator of the property, will partner with the new owner to provide services and building upgrades.
