HARRISBURG, N.C. — Lat Purser & Associates has arranged leases with five new tenants at Harris Square, a newly developed, 67,200-square-foot shopping center in Harrisburg, located 20 miles northeast of Charlotte. Burgerim, a fast-casual gourmet burger restaurant, will open a 1,800-square-foot location at the center this fall for one of its first locations in the Charlotte area. Chick-fil-A has leased an outparcel at Harris Square for a new restaurant. Construction on the store is expected to start this month, with an opening scheduled for the first quarter of 2019. Dough Re Mi Donuts has leased space at Harris Square for its first ever physical store. The locally owned and operated retailer will serve made-to-order doughnuts, cupcakes, doughnut parfaits, doughnut sundaes and specialty items such as bacon, egg and cheese on a doughnut when it opens later this month. The Groomery by PetSmart — a concept launched in 2017 — has leased 1,800 square feet at Harris Square for its first North Carolina store. The Groomery offers traditional pet grooming services as well as pampering “spaw” treatments and a self-service dog wash. NEW ORLEANS — O’Connor Capital Partners has signed three tenants to The Shops at Canal Place, an upscale, 260,000-square-foot shopping center in New Orleans. Louis Vuitton, Tory Burch and G Star Raw will each open their first and only Gulf Region locations at the center between now and the first quarter of 2019. The retailers join tenants such as Saks Fifth Avenue, Brooks Brothers, Tiffany & Co., lululemon athletica, Anthropologie and Vineyard Vines. Louis Vuitton will open a 4,000-square-foot store on the first floor of Canal Place in February 2019. Tory Burch will open a 2,300-square-foot location in mid-September. G Star Raw, a luxury denim brand, will open this September, concentrating on men’s apparel. O’Connor Capital Partners, which leases and manages Canal Place, is also planning a renovation program that will take place over the next two years. The New York-based firm has partnered with architectural firm Gensler to revitalize the property, transforming the aesthetics and implementing other capital improvements.
OMAHA — NorthMarq Capital has arranged a $28.6 million Freddie Mac loan for the refinancing of Broadmoor Hills Phase I in Omaha. The 299-unit apartment property is located at 18510 Capitol Court. Community amenities include a fitness center, indoor basketball court, resident movie theater, onsite restaurant, business center and community clubhouse. Jason Kinnison of NorthMarq arranged the 10-year loan, which features a 30-year amortization schedule. The borrower was not disclosed.
MOUNT PROSPECT, ILL. — Monument Capital Management has acquired The Residences at 1450 in Mount Prospect for $24.1 million. Located at 1450 Busse Road, the nine-building property comprises 222 garden-style units. Some units feature private entrances and patios. Amenities include a clubhouse, pool, grill area, playground, dog park, volleyball court, fitness center and business center. The seller was not disclosed. The buyer plans to implement a value-add program and update the unit interiors.
WAYNE, NEB. — Darland Construction Co. has completed a two-year expansion and remodeling project at Providence Medical Center in Wayne, located in northeastern Nebraska. The 80,000-square-foot project included the addition of a five-room emergency department and ambulance garage. Darland also made renovations to nearly every part of the hospital and completed upgrades to more than 75 percent of the building’s electrical and mechanical systems. The hospital, which now totals 114,000 square feet, remained fully functional throughout construction. Project costs were not disclosed.
CHICAGO — Marcus & Millichap has brokered the sale of a 7,018-square-foot property net leased to DaVita in Chicago for $4.4 million. The building is located at 4323 N. Pulaski Road. The kidney care company has signed a new 15-year, double-net lease with 10 percent rent increases every five years. Austin Weisenbeck, Sean Sharko and Valerie Cook of Marcus & Millichap marketed the property on behalf of the seller, a developer. The buyer was not disclosed.

The 72-unit multifamily property features one-, two- and three-bedroom units as well as a swimming pool and playground. The 10-year loan features a 30-year amortization schedule. Wenson-Bear Creek Westgate LLC was the borrower.
CERRITOS, CALIF. — NKF Capital Markets has negotiated the sale of an office building located at 12800 Center Court Drive South in Cerritos. West Coast Capital Partners acquired the property from an affiliate of Transpacific Development Co. for an undisclosed price. Built in 2009, the five-story, 105,000-square-foot property is 91 percent occupied by five tenants. Kevin Shannon, Paul Jones, Ken White, Blake Bokosky and Brandon White of NKF Capital Markets represented the seller, while the buyer was self-represented in the 1031 exchange transaction.

PHOENIX — Kasten Long Commercial Group has arranged the sale of Azura, a 387-unit apartment complex located at 2800 W. Sahuaro Drive in Phoenix. An undisclosed buyer acquired the asset for $38.2 million, or $139.84 per square foot. Built in 1980, the property features 43 studio/one-bath units, 232 one-bedroom/one-bath apartments, 24 two-bedroom/one-bath units and 88 two-bedroom/two-bath layouts. The average unit size is 706 square feet. Linda Fritz-Salazar and Scott Trevey of Kasten Long Commercial Group handled the transaction.
NBS Financial Secures $22M in Construction Financing for 80-Unit Apartment Complex in Seattle

SEATTLE — Norris, Beggs & Simpson Financial Services (NBS Financial) has arranged $22 million in financing for the development of Stream Dexios Apartments, located in the Westlake neighborhood of Seattle. The borrower is Stream Real Estate. Mike Wood and Colin Ceithaml of NBS Financial secured the construction/permanent loan financing, which was structured with a 13-year term and a 30-year amortization. State Farm Life Insurance Co., a life company correspondent of NBS Financial, provided the funding. When completed in 2019, the five-story, 80,800-square-foot property will feature 80 apartment units, 3,900 square feet of ground-floor retail space and 54 parking stalls. On-site amenities will include a rooftop deck with views of Lake Union, Capitol Hill and the Cascade Mountains.
