NEW YORK CITY — Marcus & Millichap has brokered the $8.6 million sale of a six-story apartment building in the Prospect Heights neighborhood of Brooklyn. Located at 528-530 Bergen St., the property consists of 21 residential units and 11 onsite parking spaces. Matt Fotis and Dylan Renicker of Marcus & Millichap represented the seller, a private investor. The buyer, a local private investor, purchased the property in a 1031 exchange.

NEWBURYPORT, MASS. — Nauset Construction has finished building Port Healthcare Center, a 123-bed skilled nursing facility in Newburyport, located in the very northeastern corner of the state. Whittier Health Network, a family-owned healthcare organization with operations in Massachusetts and New York, owns and operates the facility. The new center is a replacement property, more than doubling the bed count of the original asset. Designed by longtime Whittier architect Ranere Associates Inc., the two-story, steel-and-concrete building totals 62,000 square feet.
TRAVERSE CITY, MICH. — A partnership between JS Capitol and Hadidi Capital has sold the 107-room Hotel Indigo in Traverse City for an undisclosed price. The property, built in 2016, is located at 263 W. Grandview Parkway. Situated in the city’s waterfront Warehouse District, the hotel features heated underground parking, 5,500 square feet of meeting space, a ground-floor restaurant, business center and fitness center. Nate Sahn, James Johnson, Jack Johns and Anthony Leeds of CBRE represented the owners in the sale. The buyer was not disclosed.
DARIEN, ILL. — Lee & Associates has brokered the $19.5 million sale of a 185,850-square-foot industrial building in Darien, a southwestern suburb of Chicago. Built on a speculative basis in 2017, the building is located at 7879 Lemont Road. Brian Vanosky, Tim McCahill and Jeff Janda of Lee & Associates represented the seller, Panattoni Development Co. Mike Plumb of Lee & Associates represented the buyer, a private investor. Tile distributor Tile & Top occupies a portion of the property. Lee & Associates will market for lease the remaining 116,043 square feet.
INDIANAPOLIS — Colliers International has negotiated the sale of a two-building, 166,119-square-foot industrial portfolio in Indianapolis for $6.6 million. The properties, located within the Stout Field Industrial Park, are fully leased to Progressive Logistics and Micronutrients. Alex Cantu and Alex Davenport of Colliers brokered the transaction on behalf of the seller, Progressive Logistics. The O’Donnell Group Inc. purchased the portfolio. This is the first acquisition in the Indianapolis market for the California-based firm.
CHICAGO — Newmark Knight Frank (NKF) has arranged the sale of a 106-year-old building and development site on Milwaukee Avenue in Chicago. The sales price was not disclosed. The site comprises a five-story, 26,700-square-foot building and 11,000 square feet of neighboring land. Jim Cummings and Brian Carroll of NKF represented the seller, Hollander Holdings LLC, a manufacturer of house furnishings. The Hollander family had owned the building ever since its construction in 1912 and used the property for storing archives. The buyer, GW Properties, plans to restore the building and develop a mixed-use property with office and retail space on the ground floor. Redevelopment plans also call for an apartment building.
HARRISON, OHIO — Marcus & Millichap has brokered the $2.2 million sale of an 18,888-square-foot retail property net leased to Tractor Supply Co. in Harrison, about 20 miles northwest of Cincinnati. The property is located at 389 Comfort Drive near I-74. Tractor Supply Co. has operated at the building since 1999. Dan Yozwiak and Justin Fenn of Marcus & Millichap marketed the property on behalf of the seller, a limited liability company. The team also represented the buyer, a limited liability company.
GLEN BURNIE, MD. — Chesapeake Real Estate Group LLC (CREG) and EverWest Real Estate Investors LLC have signed a 500,400-square-foot lease with Best Buy at Brandon Woods III, a 259-acre industrial park in Glen Burnie, roughly 11 miles south of Baltimore. Matt Laraway and Scott Skogmo of CREG represented the company internally in the lease transaction, and Michael Royce of Avison Young represented Best Buy. CREG acquired the site from Exelon Corp. last year, and through a partnership with EverWest, will build up to 1 million square feet of industrial space. CREG and EverWest broke ground on the speculative facility at 7550 Perryman St. last year. Best Buy is scheduled to move into the new warehouse in March 2019, utilizing the space to distribute large products to stores throughout the Mid-Atlantic region. The building will also serve as a hub for the home delivery and installation of major appliances and large TVs, and a portion of the space will contain Best Buy service and repair technicians for consumer electronics and appliances. ATLANTA — Mill Creek Residential has opened a 269-unit apartment community in Atlanta’s Vinings district. Located at 3205 Cumberland Blvd., Modera Vinings is located roughly 11 miles northwest of downtown Atlanta and less than three miles from SunTrust Park, the new home ballpark of the Atlanta Braves. The community overlooks a private body of water, dubbed Crossroads Pond, and includes a mix of studio to three-bedroom units atop 5,316 square feet of ground-floor retail space. In addition to the recently announced Kale Me Crazy, the development will house Highland Bakery. The Atlanta-based breakfast, brunch and lunch chain is expected to open in early 2019, marking the restaurant’s 11th location in the city. Community amenities at Modera Vinings include an open-air event space, swimming pool with sundeck, courtyard with fire pits, dog park, pet spa and a fitness center with a yoga studio and personal training sessions. COLUMBIA, S.C. — Dominion Realty Partners (DRP), in partnership with Blue Vista Capital Management, has acquired Synergy Business Park, a 315,919-square-foot office park in Columbia, for $24.3 million. The new ownership plans to make significant investments in building renovations and capital improvement projects. The four-building property was 78 percent leased at the time of sale. Rob Cochran, Jared Londry and Nolan Ashton of Cushman & Wakefield arranged the transaction on behalf of the undisclosed seller.
