MONTGOMERY, TEXAS — Bellomy & Co. has arranged the sale of AA Climate Controlled Storage, a self-storage facility located in Montgomery, about 50 miles northwest of Houston. Built in 2003, the property consists of 483 units across 58,685 net rentable square feet of climate-controlled space. Bill Bellomy and Michael Johnson of Bellomy & Co. represented the Houston-based seller in the transaction. The duo also procured the buyer, Katy-based Pinnacle Storage Properties. The sales price was not disclosed.

ORLANDO, FLA. — Tavistock Development Co., in partnership with Steiner + Associates, has signed Cinépolis USA, a Dallas-based movie theater chain, to Lake Nona Town Center, a 100-acre mixed-use development that anchors the master-designed Lake Nona community in Orlando. Cinépolis will open a nine-screen, 40,000-square-foot theater at Lake Nona Town Center in 2020, anchoring the project’s second phase of development. The luxury theater will feature a lobby bar and lounge; stadium-style, fully reclining leather seats; and an in-theater wait staff that will service patrons with a full menu and bar at the touch of a button. Cinépolis USA’s Mexico-based parent company, Cinépolis, is the fourth largest movie theater exhibitor in the world, operating in 14 countries including the U.S. Lake Nona Town Center’s first phase opened in 2016 with an 85,000-square-foot office building, Marriott Residence Inn, Courtyard by Marriott, the 280-unit LandonHouse apartment community, 16,000 square feet of retail and restaurant space and a multi-level parking structure. In spring 2018, Lake Nona Town Center welcomed the 60,000-square-foot flagship location of Drive Shack, a golf entertainment destination. SAN ANTONIO — Bellwether Enterprise Real Estate Capital LLC has provided a $23 million Fannie Mae loan for St. Johns Apartments, a 228-unit affordable housing community in San Antonio. The proceeds will be used to fund new construction and adaptive reuse of a historic 1920s-era Catholic seminary building and two smaller existing structures. The project will deliver 176 units that will be leased at restricted rents and 52 units that will command market-rate rents. Hadley Bressman of Bellwether secured the loan, which carries a fixed interest rate and a 35-year amortization schedule. The borrower was not disclosed.

ALLEN, TEXAS — New York-based REIT Global Net Lease (NYSE: GNL) has acquired a 145,000-square-foot office building located in the northern Dallas metro of Allen for $54 million. The Class A property is currently net leased for 12 years to a subsidiary of NetScout Systems Inc., a Massachusetts-based tech firm. GNL acquired the building in conjunction with a 669,000-square-foot industrial facility in Akron, Ohio, which carried a price tag of $21.4 million.

CHICOPEE, MASS. — Fantini & Gorga has arranged a $20.5 million construction loan for Chicopee Assisted Living at RiverMills, an assisted living community in the Western Massachusetts city of Chicopee. Once completed in Spring 2019, the three-story, 80,000-square-foot community will include 95 units. The development will be located along the Chicopee River in the city’s historic RiverMills District. Approximately 20 percent of the units will offer memory care services. An additional 20 percent of the units will be reserved as affordable units. The fixed-rate, nonrecourse loan made at a loan-to-cost ratio of 85 percent is for a period of 15 years.

SOMERVILLE, N.J. — Marcus & Millichap has brokered the $2.3 million sale of a 13,000-square-foot retail property in Somerville. Alan Cafiero, Ben Sgambati and Brent Hyldahl of Marcus & Millichap represented the seller, a private investor, in the transaction. The buyer was undisclosed. The two-story building is located at 130 W Main St. in downtown Somerville and is currently occupied by Stickley Furniture Company.

FARMINGDALE, N.Y. — Lumber supplier Atlantic Plywood Corp. has signed a 46,161-square-foot industrial lease in Farmingdale. Located on a 2.2-acre site at 220 Smith St., the facility features 18-foot clear heights, multiple loading docks and is fully fenced. Barry Cohorsky, Brian Pinnola and Matthew Giugliano of NAI represented Atlantic Plywood in the transaction. The landlord was represented by Brian Lee and Dan Marcus of Newmark Knight Frank.

CHICAGO — McDonald’s has opened its newly designed flagship restaurant at Clark and Ontario streets in Chicago. The modern and environmentally friendly design features self-order kiosks, table service, mobile order and payment and delivery. The 19,000-square-foot restaurant includes green spaces and energy-saving features such as a vegetated rooftop, on-site solar panel array for renewable energy collection, LED lighting and more than70 trees at the ground level. Chicago-based Ross Barney Architects designed the restaurant, which is set to operate seven days a week and 24 hours a day. Sydney-based Landini Associates designed the interiors. The new restaurant replaces the previous flagship restaurant, which was a rock ‘n’ roll-themed restaurant that closed in December 2017.

CHICAGO — HFF has arranged a $30.5 million loan for the refinancing of Kinzie Hotel, a 215-room boutique hotel in Chicago’s River North. Constructed in 2003 as an Amalfi Hotel, the property was renovated and transformed into the Kinzie Hotel in 2014. The hotel, which occupies the first six floors of a 385,000-square-foot Class A office building, has its own lobby entrance and elevators on the first floor. Other hotel features include a lounge, fitness center and 2,300 square feet of meeting space. Danny Kaufman, Jeff Bucaro and Nicole Aguiar of HFF arranged the loan on behalf of the borrower, a joint venture between Bixby Bridge Capital LLC and Urbana Holdings LLC. Annaly Commercial Real Estate Group Inc. provided the three-year, floating-rate loan. Proceeds from the loan were used to refinance the existing mortgage in conjunction with installing Urbana Varro as the new hotel management company.

LITTLE CANADA, MINN. — Kraus-Anderson Construction Co. (KA) has completed Quora Education Center in Little Canada, just north of St. Paul. The $43 million special education school for Northeast Metro 916 Intermediate School District spans three stories and 157,000 square feet. The school will serve 300 students in grades 5 through 12 in both general education and special education programs. The building also includes administrative offices for more than 200 employees. The school will provide services for students who have autism spectrum disorders, developmental cognitive disabilities, emotional/behavioral disorders and other health disabilities. KA partnered with Lawal Scott Erickson Architects to design and construct Quora. The building’s layout allows for classroom, small group and individual learning environments with improved lighting, air quality and temperature control.
