LOS ANGELES — Allied Commercial has completed the conversion and restoration of an historic 85-year-old post office located at 1601 Main St. in the Venice area of Los Angeles. The 23,690-square-foot creative campus now serves as a versatile event space with dedicated artist studios, collaborative workspace, production offices and facilities, a mixed-use theater, recording studio, podcast suites, a coffee shop and an outdoor garden. Additionally, the site serves as the headquarters of Lighthouse Creative Group. The Louis Simon-designed post office was built as part of President Franklin Roosevelt’s New Deal. Completed in 1939, the Mediterranean Revival-style property was also adorned with an interior mural, “Abbot Kinney and the Story of Venice” painted by Edward Biberman in 1941. The conversion and restoration project reinstalled the mural and completed interior and exterior renovations and upgrades following rehabilitation guidelines from the Secretary of the Interior’s Standards of Historic Properties. The project team included Chattel as historic preservation consultants, Pacific Edge as project manager, Both Design Architects as architect and JTM Construction Group as general contractor.

Diversified Partners Begins Development of 25,000 SF Shopping Center in Glendale, Arizona

GLENDALE, ARIZ. — Diversified Partners has broken ground on Shops at the Cardinal, a 25,000-square-foot shopping center located in Glendale, approximately nine miles northwest of Phoenix. Situated near State Farm Stadium, the $20 million project will span 9 acres and feature a mix of retail and restaurant concepts, as well as multiple drive-thru options and outdoor seating. Confirmed tenants at the property — which is nearing full lease-up — include Swig; Señor Taco; Nautical Bowls; Starbucks Coffee; Bonchon; Pacific Dental Services; La Botana; Jeremiah’s Italian Ice; a Mexican sushi concept; a nail salon and spa; and McDonald’s, who will occupy its own building. Additionally, 1,200 square feet is still available for lease. Further tenant build-outs will begin later this year, with openings anticipated for early 2026. The Renaissance Cos. is serving as the general contractor, while RKAA Architects is designing the center.
MISSOURI CITY, TEXAS — Stream Realty Partners has negotiated a 68,342-square-foot industrial lease in Missouri City, a southwestern suburb of Houston. According to LoopNet Inc., the building at 411 Cravens Road was built in 2020 and totals 290,373 square feet. Jeremy Lumbreras and Woody Hillyer of Stream represented the landlord, a partnership between New York-based Clarion Partners and 4M Investments, in the lease negotiations. Hunter Johnston of Bridge Commercial Real Estate represented the tenant, Jelly Comb Corp., a provider of computer keyboards and other office communications devices.
Miniso to Open 12,000 SF Store at Pacific Commons Shopping Center in Fremont, California

FREMONT, CALIF. — Miniso, a global lifestyle brand known for its trendy, high-quality and affordable products, will open its largest Bay Area store at Pacific Commons Shopping Center in Fremont. Slated to open by year’s end, the 12,000-square-foot flagship location will be situated at Boscell Road and Curie Street, next to T.J. Maxx and across the street from Costco. Phoenix-based Vestar manages Pacific Commons Shopping Center at 880 Freeway at Auto Mall Parkway. The retail center is home to more than 55 restaurants and retailers, including T.J. Maxx, Costco, Target, Nordstrom Rack and Sephora. Lynne Thier of Colliers represented Miniso in the transaction.
HOUSTON — Hanwha Power Systems Americas, which serves the oil and gas industry, has signed a 27,500-square-foot industrial lease in northwest Houston. The space is located at 8810 Wendigo Place. Ryan Hartsell and Austen Buckalew of locally based brokerage firm Oxford Partners represented the tenant in the lease negotiations. Travis Land and Braedon Emde of Partners Real Estate represented the landlord, United Equities.
Pacific Coast Commercial Arranges $3.6M Sale of Office, Industrial Building in San Diego

SAN DIEGO — Pacific Coast Commercial has arranged the sale of an 11,700-square-foot office and industrial building located at 3341 Hancock St. in San Diego. The transaction also included two adjacent vacant parcels. Simon & Associates LLC sold the asset to SOMO Properties LLC for $3.6 million. Tommas Golia, Jason Vieira and Colton Speas of Pacific Coast Commercial represented the seller, while Trent Smith of Cushman & Wakefield represented the buyer in the transaction.
CHICAGO — Greystone has provided a $120 million Fannie Mae loan for the acquisition of Fulbrix Apartments in Chicago’s Fulton Market. The 27-story apartment tower features 375 units at 160 N. Elizabeth St. Eric Rosenstock and Jesse Yodice of Greystone originated the financing on behalf of the borrower, Normandy Real Estate. The loan features a 10-year term with seven years of interest-only payments. The $170 million purchase marked Chicago’s largest multifamily sales transaction since 2023, according to Greystone.
ST. PETERS, MO. — Seniors housing developer Avenue has opened its first Viva Bene active adult community in the St. Louis suburb of St. Peters. Viva Bene is Avenue’s active adult brand and is focused on offering midmarket-priced rental rates. At nearly 200,000 square feet, the St. Peters property offers 161 units. In the three months since its soft opening, the community is 50 percent leased. In addition to providing readily available preventive healthcare, Viva Bene provides a holistic wellness hub with fitness, yoga and meditation classes, a fully appointed gym, healthy cooking workshops and other wellness-focused experiential education. Residents can enjoy pools, pickleball courts and picnic areas. Unique to the Viva Bene model is a third-party collaboration with Sevi Health for preventive health services. Residents can opt to receive care navigation and chronic care management services from Sevi Health and also access primary care from the medical practice’s providers. Viva Bene leases are based on each metropolitan area’s midmarket rental pricing. At Viva Bene St. Peters, one-bedroom units start in the $1600s per month. MAPLETON, MINN. — Kraus-Anderson (KA) has broken ground on an expansion project at Maple River Schools in Mapleton within southern Minnesota. The project includes two new classrooms and an outdoor track and field facility with a discus and shot-put area and a sand jump pit. Designed by ISG, the expansion is part of a long-range facilities plan funded by a $63.3 million bond referendum passed in February 2020. Construction is slated for completion in July. In fall 2022, KA completed the new K-12 school for the Maple River School District. Located in Mapleton, the centralized campus serves students in the rural communities of Amboy, Good Thunder, Mapleton and Minesota Lake. The 200,000-square-foot school features three gymnasiums, a 500-seat auditorium, early childhood classrooms and a separate middle/high school wing with ag science and career and tech classrooms.
MILWAUKEE — Kiser Group has brokered the sale of a 120-unit multifamily portfolio in Milwaukee’s Near West Side for $5.2 million. The four-property portfolio, which was 93 percent leased at the time of sale, included 2848 W. Wells St., 2929 W. Wisconsin Ave., 2635 W. Juneau Ave. and 2625 W. Juneau Ave. Luis Robles of Kiser brokered the transaction. The buyer owns a significant number of nearby assets. The deal represents the highest-volume multifamily sale in the Near West Side in 2025, according to Kiser.
