HOUSTON — Dallas-based BMC Capital has arranged a $1.9 million loan for the acquisition of a 61-unit multifamily property in the Oak Forest neighborhood of Houston. Clayton Wells of BMC Capital arranged the non-recourse bridge loan, which features two years of interest-only payments. The funds will also be used to make capital improvements to the property.

OSHKOSH, WIS. — KTGY Architecture + Planning has unveiled the design for Annex 71, a 140-unit apartment property located one-quarter mile from the University of Wisconsin-Oshkosh. The site was rezoned from industrial to residential in April 2017. The property was formerly home to Lamico Inc., a manufacturer of wooden crutches. Developer Annex Student Living is targeting young professionals and students as residents. Residences at Annex 71, currently under construction, will range from 500 to 1,300 square feet. Floor plans include 60 one-bedroom units, 35 two-bedroom units and 45 four-bedroom suite-style apartments. Amenities will include a clubhouse with a kitchen for community functions and private gatherings, as well as a fitness room and study lounge. Plans also call for an outdoor patio that may be used as an event area. Completion is slated for summer 2018.
WEST BEND, WIS. — The Boulder Group has arranged the sale of a single-tenant property net leased to Pick ‘n Save in West Bend, about 40 miles north of Milwaukee, for $18.2 million. The 63,160-square-foot property is located at 2518 W. Washington St. Constructed in 2010, the building features an on-site pharmacy. Pick ‘n Save has over 13 years remaining on its lease, which expires in December 2030. The lease also features a corporate guarantee from The Kroger Co. Pick ‘n Save is owned and operated by Roundy’s Supermarkets Inc., a wholly owned subsidiary of Kroger. Randy Blankstein and John Feeney of The Boulder Group represented the seller, a Midwest-based real estate investment firm. A West Coast-based real estate investment firm purchased the property.
CHICAGO — Essex Realty Group Inc. has brokered the sale of two apartment buildings located at 1521 & 1608 W. Sherwin Ave. in Chicago for $11 million. The vintage corridor-style buildings are within one block of each other in the Rogers Park neighborhood. Vintage corridor buildings were built primarily in the 1920s or 1930s and feature layouts with one main hallway per floor. The properties total 138 units. Matt Welke of Essex represented the undisclosed buyer, while Doug Imber, Kate Varde and Clay Maxfield represented the undisclosed seller.
SCHAUMBURG, ILL. — J.C. Anderson Inc. has completed a 40,000-square-foot office expansion and renovation for Sagent Pharmaceuticals Inc. in Schaumburg. The property, used for the biopharmaceutical company’s corporate headquarters, is located at 1901 N. Roselle Road. The project included a full rehab of existing workspaces, new conference and meeting rooms, private offices, workstations and boardrooms. New office fronts, ceilings, wall and flooring upgrades/replacements were made to the renovated space. Joe Maguire and Joe Rojas of J.C. Anderson led the project team. Partners by Design provided architectural services.
OVERLAND PARK, KAN. — Beef Jerky Experience has opened at the Corbin Park shopping center in Overland Park. The 1,329-square-foot retail store is located at 6301 W. 135th St. Other tenants within the 16,500-square-foot pad building include 810 Restaurant, Joplimo Mattress and Light Rx. Beef Jerky Experience sells jerky from a variety of animals as well as hot sauces and edible insects. David M. Block and Max Kosoglad of Block & Co. Inc. Realtors negotiated the lease transaction. Block & Co. handles all leasing, management and construction management for the pad building.
CHAMBLEE, GA. — CF Real Estate Services has opened Olmsted Chamblee Apartments, a 283-unit multifamily community located at 5193 Peachtree Blvd. in Chamblee, roughly 15 miles north of downtown Atlanta. The asset is situated across the street from the Chamblee MARTA rail station and two blocks from a new Whole Foods Market opening at Peachtree Station. DELRAY BEACH, FLA. — The Shopping Center Group (TSCG) has signed the initial tenants for Delray Square, a 150,000-square-foot shopping center situated at the intersection of West Atlantic Avenue and South Military Trail in Delray Beach. Constructed in the 1970s, the property is undergoing a redevelopment led by The Keith Corp. The shopping center will be anchored by a 45,600-square-foot Publix that is slated to open in the fourth quarter of 2018. The grocer will take the place of a former movie theater. In addition to Publix, the property is leased to Pet Supermarket, Chick-fil-A and Chipotle Mexican Grill. As part of the redevelopment, Keith Corp. will add 17,000 square feet of retail space and will modernize the existing space. Approximately 85,000 square feet of retail space is available to lease, including a 51,700-square-foot anchor box. Michael Fetherston of TSCG and Knox Cambell of Keith Corp. will handle the property’s leasing assignment. The redevelopment is slated for completion in mid-2018.
TOWSON, MD. — Merritt Properties has purchased 100 West Road, a 121,414-square-foot office building located at West Road and the Baltimore Beltway in Towson, roughly 15 miles north of Baltimore, for $24.6 million. The five-story, Class A building is LEED-EB Gold-certified and features open-air balconies, free surface parking, a conference center, onsite café and a fitness center. At the time of sale, the building was fully leased to tenants including Comcast, Robert W. Baird & Co., Regus and Liberty Mutual.
MARIETTA, GA. — Walker & Dunlop has arranged $59 million in bridge and equity financing for Newmarket Business Park, a 471,486-square-foot office park in Marietta, roughly 20 miles north of Atlanta. Mark Strauss and Rob Quarton of Walker & Dunlop arranged the floating-rate bridge loan with full-term, interest-only payments through a debt fund on behalf of the borrowers, Praelium Commercial Real Estate and South Street Partners. A hedge fund invested the equity portion. Newmarket Business Park includes four single-story and two two-story office buildings constructed between 1983 and 1985. The asset was 85 percent leased at the time of closing to tenants including The Home Depot.
