FONTANA AND CITY OF INDUSTRY, CALIF. — Duke Realty Corp. has purchased two industrial buildings totaling 873,870 square feet in Southern California. The assets are part of a larger $700 million, 12-property industrial portfolio Duke has purchased from Bridge Development Partners. The assets include a 429,870-square-foot building at South Ajax Avenue in the City of Industry and a 444,000-square-foot facility at 11250 Poplar Ave. in Fontana. Poplar Avenue was completed and leased in 2016, while Ajax Avenue was completed in 2017. HFF’s Anthony Brent and Ryan Martin represented both the buyer and seller in this transaction.

BURBANK, CALIF. — HFF has arranged the sale of Plaza del Sol, a 165,528-square-foot grocery-anchored center in Burbank. Gleb Lvovich and Bryan Ley of HFF represented the seller, Tourmaline Capital, in the transaction. The buyer and sales price were not disclosed. Constructed in 1984, Plaza del Sol served as a Costco store until a retrofit in 2005 and 2006 that transformed the project into a retail center with street-facing retail in the front and last-mile industrial space in the back. Vallarta Supermarkets anchors Plaza del Sol, which was leased to 23 tenants with food, fitness and distribution uses at the time of sale.

TEMPE, ARIZ. — AllState has purchased Tempe Logistics Center, a 175,314-square-foot industrial building in Tempe, for an undisclosed sum. The building is located at 1524 W. 14th St. The asset serves as a “last-mile” warehouse with 18- to 24-foot clear heights, automatic fire suppression, 23 dock loading doors, six grade-level doors, an over-standard parking ratio and 130-foot truck courts. Recent tenant improvements include the installation of full air conditioning in the office and warehouse space, a new office and kitchen buildout, and an upgraded power supply. The asset is fully leased to investment-grade tenants. CBRE Global Investors acquired the property on behalf of AllState. Will Strong, Mike Haenel, Andy Markham and Phil Haenel of Cushman & Wakefield represented the seller, LBA Realty, in this transaction.

NEW YORK CITY — M&T Bank and Natixis are co-lead arrangers on a $195 million senior loan secured by Tower 46, a Class A office building located at 55 W. 46th St. In Midtown Manhattan. The borrowers, SL Green Realty Corp. and PGIM, acquired the property in 2014. Proceeds of the loan will provide capital to complete the lease up of the building, which was built in 2013. The 347,694-square-foot property includes a commercial condominium unit that comprises the top 13 floors (22 through 34) of the building with a dedicated entrance on 46th Street, as well as retail space on the second floor and ground-floor. Tenant amenities include a Starbucks Coffee, a fitness center for tenant-use only and on-site parking.

RIVERSIDE, CALIF. — Positive Investments has received a $16.9 million refinancing for International Village, a 341-bed student housing community located on the University of California, Riverside campus. Positive Investments acquired the property, which is subject to a ground lease agreement with regents of the University of California, in 2016. The community partners with the University of California, Riverside, to provide housing for students from around the world attending the university’s International Education programs. Capital One provided the Fannie Mae, fixed-rate loan, which features a 30-year amortization schedule. Andrew Kwok of Capital One originated the transaction. The property offers studio, loft, two-, three- and five-bedroom units. Shared amenities include a fitness center, music room with a piano, soccer field, bike rental, basketball court, barbecue areas, study lounges and TV lounge with billiards tables.

NORTH BERGEN, N.J. — Philadelphia-based Post Brothers has purchased The Duchess, a 320-unit multifamily high-rise development located at 7601 River Road in North Bergen. The developer, LWH Urban Renewal LLC sold the property for $166 million. Comprised of three interconnected 12-story buildings, The Duchess features a mix of studio, one-, two- and three-bedroom layouts, ranging from 600 square feet to a three-bedroom/three-bath, 2,600-square-foot penthouse. On-site amenities include a water terrace with a heated outdoor pool, private cabana beds and sun chaises and a veranda with yoga decks, a sandbox, co-working space and child-friendly spaces. Joseph Brecher, David Oropeza, Eli Rosen and Nicholas Nicolaou of Gebroe-Hammer represented the seller and buyer in the transaction.

OXFORD, PA. — Presbyterian Senior Living has completed a $14.4 million expansion at Ware Presbyterian Village, a continuing care retirement community (CCRC) in Oxford, located midway between Philadelphia and Baltimore. The project added a 61-unit building named Westminster Place to the property. Of the new units, 31 have income restrictions set by the Pennsylvania Housing and Financing Administration. Based in nearby Dillsburg, Pa., Presbyterian Senior Living is a nonprofit seniors housing provider with 30 locations in the Mid-Atlantic region.

EMERSON, N.J. — The Hampshire Cos. has completed the disposition of a free-standing convenience store, located at 354 Kinderkamack Road in Emerson, for an undisclosed price. QuickChek, a New Jersey-based convenience store chain, leases the 4,700-square-foot property. Chris Bosworth of CBRE represented the seller in the deal. The name of the buyer was not released.

MOUNT OLIVE, N.J. — Marcus & Millichap has arranged the sale of ITC Crossing North, a retail property located in Mount Olive. A private investor sold the 47,750-square-foot property for $5.9 million. Michael Lombardi and Jason Petrick of Marcus & Millichap represented the seller and buyer, a private investor, in the deal.

MACON, GA. — Amazon has unveiled plans to open a 1 million-square-foot fulfillment center in Macon. The new center will create more than 500 new full-time jobs upon opening, and will be the company’s fourth warehouse and distribution hub in Georgia. The e-commerce giant currently operates facilities in Braselton, Lithia Springs and Union City. Employees at the new facility will pick, pack and ship large-sized items, including household furniture, sporting equipment and gardening tools. New jobs will include warehouse, management and supervisory positions. The project is being developed in a partnership between Seefried Industrial Partners and an affiliate of USAA Real Estate Co. The Macon-Bibb County Industrial Authority entitled and sold the property.
