PHILADELPHIA — WinnDevelopment, the development arm of WinnCompanies, has completed a $14.7 million rehabilitation of Breslyn House, a 60-unit affordable housing community in Philadelphia. The renovation effort included energy efficiency and environmental improvements, exterior restoration, and enhancement of community spaces, including a new ADA-compliant community room and expanded laundry facilities. Each apartment underwent kitchen and bathroom renovations, including the installation of new cabinetry, appliances and fixtures. The U.S. Department of Housing and Urban Development (HUD), the Pennsylvania Housing Finance Agency (PHFA), Bank of America and Citi Community Capital financed the project.
EDGEWATER, N.J. — Waterton has completed the $6 million renovation and rebranding of The St. Moritz, a 225-unit apartment tower in Edgewater, just across the Hudson River from Manhattan. Waterton operates the community, which received a new outdoor pool and spa with private cabanas, grilling stations and fire pit, as well as an updated lobby, business center and fitness facility featuring all-new exercise equipment. Additional enhancements were made to the parking garage and façade of the building, which Barings Real Estate Advisers owns on behalf of an institutional investor. The 25-story apartment tower was built in 2004 and offers a mix of one-, two-, three- and four-bedroom floor plans ranging in size from 780 to more than 4,000 square feet.
MANCHESTER, N.H. — Brady Sullivan Properties has arranged the sale of Deerhaven Preserve and Jefferson Place, multifamily communities in Manchester, for $7.9 million. The two properties total 75 units. Charles Panasis, Ben Kelley and James Tobin facilitated the transaction.
WASHINGTON, CONN., AND KENNEBUNK, MAINE — Elandis, the Americas real estate arm of the Libra Group, has completed a $5 million refurbishment of two of its hospitality assets in New England: The Mayflower Grace in Washington and the White Barn Inn in Kennebunk. Renovations at White Barn Inn included guest room and common area upgrades as well as a new cottage and deck dining spaces. The Mayflower Inn’s refurbishments included upgrades to guestrooms, dining areas and landscaping.
NEW YORK CITY — GFI Realty Services has arranged the sale of 1424 Avenue J, a mixed-use retail and multifamily property in the Midwood section of Brooklyn, for $3.6 million. Di Fara Pizza occupies the property. GFI Realty’s Shulem Paneth and Eli Matyas represented the seller, a foreign investor, in the transaction. GFI’s Sylvia Spielman represented the buyer, a local investor with several properties in the area. The four-story building is comprised of six apartments and four stores, all of which are currently occupied.
MARYLAND HEIGHTS, MO. — McGrath & Associates has completed the expansion of the Girl Scouts of Eastern Missouri (GSEM) headquarters at 2306 Ball Drive in Maryland Heights. The new Berges Family Girl Scouts Program Center houses programs focused on science, technology, engineering and math (STEM) careers, health and money management. Oculus Inc. was the architect. Landmark Contract Management represented the owner. McGrath constructed the 6,500-square-foot facility in an existing space adjacent to the Girl Scouts of Eastern Missouri headquarters. The new program center includes a robotics lab, science area, demonstration kitchen and program studio. Design features include suspended lighting, acoustical ceiling and a glass feature wall. GSEM has more than 43,000 Girl Scout members and 15,000 adult members in the St. Louis area.
INDIANAPOLIS — Baceline Investments LLC has sold Raceway Commons, a 33,000-square-foot retail center in Indianapolis, for $7.9 million. Baceline purchased the property in May 2012 for $4.3 million as part of its No Debt Fund III. Located at 55 S. Raceway Road and situated on 4.9 acres, Raceway Commons is one of five Indiana-based retail properties owned by Baceline. The center, consisting of retail and office space in two single-story buildings, was constructed in 2003. The property was 94 percent occupied at the time of sale.
SUNSET HILLS, CHESTERFIELD AND CREVE COEUR, MO. — Wiegmann Associates has started construction of three The Sheridan Assisted Living properties in the St. Louis suburbs of Sunset Hills, Chesterfield and Creve Coeur. Wiegmann is the engineer of record and installing contractor for HVAC and building automation systems, and will provide on-site project management for the design/build project. Senior Lifestyle Corp., based in Chicago, is developing the projects, which have a combined value of $65 million. The $17 million, 84-unit The Sheridan at Laumeier Park in Sunset Hills and the $17 million, 53-unit The Sheridan at Creve Coeur are scheduled for completion in early 2017. The $31 million, 91-unit The Sheridan at Chesterfield is scheduled to open next summer. Brinkmann Constructors is the general contractor. The projects are a joint venture of Bob Brinkmann, founder of Brinkmann Constructors, and Senior Lifestyle Corp., an operator of seniors housing facilities.
LIVONIA, MICH. — Friedman Integrated Real Estate Solutions has leased 7,206 square feet of retail space at Laurel Office Park III, located at 17197 N. Laurel Park Drive in Livonia, Mich. The landlord, LOP III Holding Co. LLC – FMC, leased the space to Blazent Inc. Blazent, a data quality management company currently located in Novi, will move its headquarters to the Laurel Office Park location next year. David Friedman and Amit Hingorani of Friedman represented the landlord in the transaction.
WHEELING, ILL. — Marcus & Millichap has negotiated the $2.4 million sale of Pete Miller’s Steak House and 227,685 square feet of land in Wheeling, Ill. Richard Kozarits and Joseph Sigal of Marcus & Millichap’s Chicago Oak Brook office marketed the property on behalf of the seller, a limited liability company. Kozarits also secured and represented the buyer, a private investor. Pete Miller’s Seafood and Prime Steak is located at 412 N. Milwaukee Ave. The property includes 150 dedicated parking spaces and 383 feet of frontage on Milwaukee Avenue.
