BETTENDORF, IOWA — Montecito Medical has acquired a three-story, 59,615-square-foot medical office building in Bettendorf for an undisclosed price. The Class A Terrace Park Professional Center was built in 2004 and is connected to the 139-bed Trinity Medical Center. Onsite specialties include orthopedics, OBGYN, wound care, MRI, neurology, family medicine, pain management and pediatrics. Lockard Development Inc. was the seller in the transaction.

FAIRFIELD AND FOREST PARK, OHIO — CBRE Group Inc. has brokered the sale of two office and warehouse buildings near Cincinnati for an undisclosed price. Fairfield Business Center totals 44,011 square feet, and Kemper Woods Business Center totals 98,248 square feet. Chicago-based Brennan Investment Group purchased the buildings from two separate undisclosed sellers. Keith Yearout, Jim Vondran, Doug Whitten, Mike Lowe, Tim Schenke and Jeremy Kraus of CBRE represented the two sellers in the transaction. The team will also market the properties for lease.
WAUKEGAN, ILL. — Transwestern has arranged a 48,370-square-foot industrial lease for Design Phase Inc. in Waukegan, approximately 40 miles north of Chicago. Design Phase will occupy space at Amhurst II, a 167,916-square-foot building within the Amhurst Lake Business Park. The company’s headquarters is also located in a separate building within the business park. The building features 24-foot ceilings, four exterior docks, one drive-in door and 1,300 square feet of office space. Located at 3540–3630 Amhurst Parkway, Amhurst Lake Business Park consists of six industrial buildings situated on 452 acres owned by Prudential Real Estate Investors. ORANGE CITY AND PALM COAST, FLA. — CBRE has brokered the sale of two luxury apartment communities in Central Florida totaling $70.9 million. EBSCO Income Properties purchased the two assets, Integra Landings in Orange City and Integra Woods in Palm Coast. Completed in 2008 and 2009, Integra Landings and Integra Woods feature gated access, carriage-style units, select units with direct-access garages, nine-foot and higher ceilings and water and wooded views. The developer of both apartment properties, Integra Land Co., is based in Lake Mary, Fla., with projects developed throughout the Southeast. Shelton Granade, Luke Wickham and Justin Basquill of CBRE marketed the properties on behalf of the sellers, Integra Land Co. and Case Pomeroy Properties LLC.
DECATUR, GA. — The Dilweg Cos. has purchased 250 E. Ponce, a 141,582-square-foot office building located in downtown Decatur. The seller, Rialto Capital Management, sold the asset to Dilweg for $28.4 million. Built in 1962, the eight-story building features signage of Wells Fargo Bank, one of its major tenants. The property was 83.5 percent leased at the time of sale to tenants such as Utility and ELS Educational Services. Jay O’Meara and Paul Berry of CBRE brokered the transaction. Dilweg has selected Stream Realty to lease and manage 250 E. Ponce. Dilweg now owns more than 1.5 million square feet of office space in greater Atlanta, including Centennial Tower in downtown Atlanta, Royal Centre in Alpharetta and The Paddocks in Johns Creek.
NEWNAN, GA. — LRC Properties has purchased a 1.9 million-square-foot distribution facility located at 60 Herring Road in Newnan for an undisclosed price. The company also recently signed Variety Wholesalers to a long-term lease at the facility for 1.4 million square feet. LRC plans to upgrade the facility’s roof and parking lot and renovate the interior to accommodate multiple tenants. The former Kmart distribution center is LRC’s first purchase in Georgia. The company now manages roughly 5 million square feet of industrial space on the East Coast.
Cohen Financial Secures $19M Acquisition Loan for Industrial Portfolio in Metro Nashville

GOODLETTSVILLE, TENN. — Cohen Financial has closed a $19 million acquisition loan for two industrial parks totaling 13 buildings and 980,000 square feet in Goodlettsville, a suburb of Nashville. The properties, Space Park North and Old Stone Bridge, are situated a mile apart along I-65. The assets are currently leased to more than 50 tenants combined. Dan Rosenberg and Matt Terpstra of Cohen Financial arranged the fixed-rate, 10-year, CMBS loan through Morgan Stanley on behalf of the borrower, an affiliate of Chicago-based Kaufman Jacobs.
GAINESVILLE, FLA. — NorthMarq Capital has arranged the $10.4 million refinancing of Publix Market Square, a 71,007-square-foot, Publix-anchored shopping center located at 2625-2835 S.W. 91st St. in Gainesville. Bob Hernandez of NorthMarq Capital’s Tampa office arranged the 10-year loan with a 30-year amortization schedule through an unnamed life insurance company on behalf of the borrower, Mega A LLC.
WESTWOOD, MASS. — American Realty Advisors, an institutional real estate investment manager, has acquired the shops at University Station, a newly constructed, 400,000-square-foot retail asset in the Boston suburb of Westwood. Located within a 130-acre mixed-use development, the purchase price was $206 million. Wegmans, a regional supermarket chain, anchors the retail portion of University Station. Other tenants include Nordstrom Rack, Marshalls and PetSmart. “The average term of in-place leases for the property is approximately 15 years, while 95 percent of the asset’s total income is generated from its national tenant base,” says Shelley. “We believe these characteristics will provide stabilized, risk-adjusted returns for our investors over time.” University Station services a 13-town area with 214,700 residents and an average annual household income in excess of $121,000. The property is situated 15 miles from downtown Boston near I-95 and Route 128, which draw 140,000 vehicles per day. It is located across the street from the area’s sole Amtrak/MBTA commuter rail station, which transports 1.3 million travelers annually. The real estate environment in the Greater Portland region has been incredibly strong this year. On top of the favorable vacancy rates in the industrial, retail, and multifamily sectors, the office market vacancy in the region continues to dwindle, following the trend we’ve seen over the last five years.
