The Class A asset was 88 percent leased at the time of sale. Notable tenants include American Express Global Business Travel and Berkshire Hathaway Home Services. Trent Rustan and Josh Gosnell of Commercial Properties represented the buyer. CBRE’s Barry Gabel, Chris Marchildon, Kevin Shannon, Glenn Smigiel and Bob Young represented the institutional seller.

SAN LEANDRO, CALIF. — Arbor Lodging Partners has purchased a 119-room Hilton Garden Inn Oakland/San Leandro for an undisclosed sum. The hotel is located at 510 Lewelling Blvd. The hotel features one food and beverage outlet, 1,100 square feet of flexible meeting space, a fitness center and an indoor pool. Arbor Lodging plans to invest more than $4 million to update the property. NVN Hotels will manage the asset. JLL’s Mark Fraioli and Melvin Chu represented the seller, a consortium between Cypress Hospitality, KYD and Cornerstone Hotel Group, in this transaction.
ARVADA, COLO. — Pinnacle Real Estate Advisors LLC has arranged the $4.1 million sale of Indiana Marketplace, a 14,738-square-foot shopping center located in the Denver suburb of Arvada. The property is located at 14805-14807 W. 64th Ave. Jeff Johnson and Matt Ritter of Pinnacle represented the undisclosed 1031 exchange buyer in the transaction.
ROSSFORD, OHIO — NAI Harmon Group has unveiled plans to develop the Rossford Entertainment District, an upscale hotel and retail complex that will be connected to the Hollywood Casino in Toledo via an aerial gondola. The project will cost between $75 million and $85 million, according to The Toledo Blade, and will contain 100,000 square feet of retail space and a 150-room hotel with conference space and an outdoor pool. The project, to contain about 25 shops, will be situated on roughly 20 acres. Construction will start in the fall of 2017.
BROWN DEER, WIS. — New Perspective Senior Living has nearly finished work on a 133-unit seniors housing community in the Milwaukee suburb of Brown Deer. The property is scheduled to open in early August. The 153,000-square-foot community will feature 87 independent and assisted living units and 46 memory care units. Founded in 1998, New Perspective Senior Living is a Minneapolis-based developer and operator with 14 communities in Minnesota, Wisconsin and Illinois.
ELK GROVE VILLAGE, ILL. — Darwin Realty has arranged a 58,627-square-foot office and industrial lease for Porreca Freight, a local pick-up and delivery service provider. The building is located at 1850 Greenleaf Ave. in Elk Grove Village, approximately 25 miles northwest of Chicago. The facility features 11 exterior docks, two drive-in doors, 16-foot clear heights and parking. Richard Daly of Darwin Realty represented the tenant in the transaction. ST. MICHAEL, MINN. — Marcus & Millichap has brokered the sale of a 13,765-square-foot office property for $1.8 million. The Cornerstone is located at 1 Central Ave. W. in St. Michael, approximately 30 miles northwest of Minneapolis. A developer sold the asset to a private investor. Cory Villaume, Sean Doyle, Matthew Hazelton and Adam Prins of Marcus & Millichap listed the property on behalf of the seller and represented the buyer.
OAK BROOK, ILL. — CBRE has arranged an 11,195-square-foot office lease in Oak Brook, approximately 20 miles west of Chicago. Command Alkon Inc. will occupy the space at Oak Brook 22. The property, purchased by Golub Co. in 2014, has recently undergone renovations such as a redesigned lobby and lounge area, a new fitness center and a new conference center. LITTLE ELM, TEXAS — Venture Commercial Real Estate has represented Round Rock-based Flix Brewhouse in connection with the opening of the company’s first north Texas location at Main Marketplace in Little Elm. The Flix Brewhouse concept combines movies, craft beer and high-quality food served in-theater. Flix Brewhouse operates locations in Round Rock, Des Moines, Iowa and Carmel, Ind., with another under construction in Albuquerque, N.M. The 35,000-square-foot location in Little Elm is expected to open in early summer 2017 on the northwest corner of FM 423 and Main Street. TULSA, OKLA. — CBRE has negotiated a five-year lease renewal and expansion for the BOK Financial at Bank of Oklahoma Place at Southern Hills. BOK Financial will occupy 27,091 square feet following a 3,758-square-foot expansion at 5727 S. Lewis Ave. in Tulsa. BOK Financial has been a tenant of the property since 2005. BOK Financial is a regional financial services company based in Tulsa with more than 80 banking centers statewide.
