LOS ANGELES — Pacific Eagle has purchased the 68-unit Villa Malibu luxury apartments for $62 million. The community is located at 6487 Cavalleri Road in the Los Angeles submarket of Malibu. Villa Malibu was originally built in 1993 and renovated in 2007. It currently operates as a rental property, though the community is entitled for residential condominiums. The seller was the Carlyle Group. Bob Safai, Darin Beebower, Brad Schlaak and Matt Case of Madison Partners executed the transaction.

HOUSTON — Holly Minter, David Schwarz and Tip Strickland of ARA Newmark have closed a seven-year CMBS loan with a fixed interest rate and full-term interest-only payments on behalf of Momentum Real Estate Partners for the acquisition of Provenza at Barker Cypress Apartments in Houston. The Class A, 318-unit multifamily community was built in 2014 and offers one-, two- and three-bedroom apartment units.

HAWTHORNE, CALIF. — HFF has arranged $57 million in senior financing for Century Business Center, a 1.4-million-square-foot industrial manufacturing facility in Hawthorne. The center is located at 3901 Jack Northrop Ave. The seven-building campus is fully leased to Triumph Aviation Group and SpaceX. Triumph produces fuselages for Boeing’s 747 passenger and freighter commercial jets, while SpaceX is the largest private space transport company in the world. HFF’s Paul Brindley, Anthony Brent and Ryan Martin arranged the 10-year, fixed-rate loan on behalf of Zelman Development Co. It was placed with AIG Investments. The proceeds were used to recapitalize the property.

PORTLAND, ORE. — Holliday Fenoglio Fowler (HFF) has arranged $23 million in financing for Timberland Town Center, a 91,901-square-foot retail center anchored by boutique grocer Market of Choice, in Portland. Casey Davidson of HFF worked on behalf of the borrower, Timberland Town Center LLC, to secure the 10-year, fixed-rate loan with AXA Equitable Life Insurance Co. through its advisor Quadrant Real Estate Advisors. Loan proceeds were used to take out the construction loan, as the property just reached stabilization. Other tenants include Pharmaca, Clutch Sausagery, H&R Block, La Belle Nail, Mud Bay, Zucari Home and Garden, Gentle Dental, Urban Wax, Star Cycle and Barre3 Fitness.

LOS ANGELES — Chatham Lodging Trust has purchased the 134-room Hilton Garden Inn Marina del Rey for $44.5 million. The hotel is located at 4200 Admiralty Way in the Los Angeles submarket of Marina del Rey. The property was converted from an independent hotel in June 2013 after an extensive renovation. The new owner says it will not need to make a major capital investment until 2020. The hotel includes the Marina Bar & Grill; two meeting venues and rooms; suites and loft-style casitas with private patios; and an underground parking garage that serves hotel guests and local visitors. Chatham funded the purchase through the assumption of a $22.6 million loan that carries an interest rate of 4.68 percent and matures in July 2024. The balance was financed with available cash and borrowings on the company’s revolving credit facility. The hotel is subject to a long-term ground lease that matures in December 2067. Island Hospitality Management will manage the hotel.

STILLWATER, OKLA. — Progress Builders has selected Greystar Student Living to manage Progress405, a new apartment development in Stillwater. The 544-bed student housing community will be located at 1520 N. Boomer Road at the cross streets of Boomer Road and Bennett Drive. The new development is within walking distance of the Oklahoma State University campus and Boone Pickens Stadium. Progress405 will include one-, two- and four-bedroom apartment homes ranging in size from 548 to 1,640 square feet. Units will be fully furnished and will feature private bedrooms and bathrooms. Interior finishes will include quartz countertops, stainless steel appliances and wood-style plank flooring. The project’s community amenities will include a clubhouse with a lobby fireplace, study areas with Wi-Fi, a fitness center with locker rooms and showers, tanning beds, an entertainment lounge with billiards tables, sand volleyball court, a zero-entry swimming pool and a sun deck with cabanas and grilling stations. The pet-friendly community is close to Stillwagon Dog Park and Boomer Lake. Construction is expected to be completed by fall 2016.

UPLAND, CALIF. — Marcus & Millichap has arranged the $7.3 million sale of Junction Route 66 Plaza, an 18,297-square-foot shopping center located in Upland. Josh Rey, Pablo Rodriguez and Richard Vincent of Marcus & Millichap worked on behalf of the seller, a personal trust, and Edward Kim of Realtyland Co. Inc. secured the undisclosed buyer in the transaction. Tenants at the center include Jiffy Lube, Popeye’s Chicken and Carl’s Jr., occupying the outparcel.

HOUSTON — IronEdge Group, a Houston-based technology consulting firm and IT services provider, has signed a lease for 13,008 square feet of office space. The new office, which is located at 3000 Wilcrest Drive in Houston, will be the firm’s new corporate headquarters. Rob Johnson of Lee & Associates-Houston represented IronEdge Group in the lease transaction. Randi Carrabba of Client 1st represented the landlord, Jeffrey Westchase LLC.

BOLINGBROOK, Ill. — Colliers International has brokered the acquisition of two properties in Bolingbrook, which is 30 miles southwest of Chicago. Prologis bought the properties located at 800 and 850 S. Veterans Parkway from International Airport Centers for an undisclosed price. The properties are located within Remington Lakes Business Park. Colliers International represented both the buyer and seller in the acquisition and has also been hired by Prologis to lease the properties. 800 S. Veterans Parkway is a 325,144-square-foot industrial facility constructed in 1999 that is situated on 16 acres. It features nearly 25,000 square feet of office space, 291 parking spaces and 46 docks. The adjacent property, 850 S. Veterans Parkway, is a 361,176-square-foot facility constructed in 1997 that is situated on 32 acres. It features 30-foot ceiling height, ESFR sprinklers, 37 dock positions and three drive-in doors. Both properties were vacant at the time of sale.

DYER, IND. — Skilled nursing developer Mainstreet and operator Symphony Post Acute Network have opened Symphony of Dyer, a skilled nursing facility in Dyer approximately 30 miles south of Chicago. Construction on the facility began in June 2014. It comprises 130 beds in 85,108 square feet of space. Development costs were $20.8 million.
