Beacon Partners to Develop 513,000 SF Build-to-Suit Distribution Center in South Carolina

ORANGEBURG, S.C. — Beacon Partners has broken ground on a new 513,000-square-foot distribution center in Orangeburg. The project is a build-to-suit facility for Husqvarna Consumer Outdoor Products, a subsidiary of the Swedish manufacturer of outdoor power products. Husqvarna has signed a long-term lease at the property, which will be situated adjacent to the company’s existing 1 million-square-foot manufacturing facility. Beacon Partners expects to deliver the property in the fourth quarter of this year. The project team includes general contractor InterCon Building Corp., architect Merriman Schmitt and civil engineer Alliance Consulting & Engineers.
AloStar Provides Two Loans for Office, Retail Properties in Metro Atlanta Totaling $23.6M

ATLANTA — AloStar has provided two loans for an office building and shopping center in metro Atlanta totaling $23.6 million. The bank funded both loans through its commercial real estate platform, AloStar Real Estate Finance. The financing included a $19 million loan for 1100 Circle 75, a 16-story office building in Atlanta’s Cumberland/Galleria submarket, and a $4.6 million loan for Shoppes at Trickum, a 49,900-square-foot, Walmart-anchored shopping center in Woodstock that is also leased to Dollar Tree and rue21. AloStar provided the acquisition financing for Shoppes at Trickum to Shoppes at Trickum LLC, an affiliate of SunCap Real Estate Investments.
FORT LAUDERDALE, FLA. — NAI Rauch Weaver Norfleet Kurtz & Co. has arranged the $10.8 million sale of 2101 Commercial, a 94,320-square-foot office building located at 2101 W. Commercial Blvd. in Fort Lauderdale. NRNS Acquisition 2101 Commercial LLC, a company backed by local entrepreneur Howard Dvorkin, purchased the office building from RFP Mainstreet 2101 Commercial LLC. Michael Scarpino of NAI Rauch Weaver represented the buyer in the transaction, and Warren Weiser, Harry Blyden and Mark Goldstein of Continental Real Estate Co. represented the seller. The buyer has retained William Kahn of NAI Rauch Weaver to lease the property.
NorthMarq Arranges Construction Financing for Seniors Housing Property in Metro Atlanta

MARIETTA, GA. — NorthMarq Capital has arranged a credit enhancement and joint venture sponsor to finance the construction of The Arbor Terrace at Burnt Hickory, a 92-unit seniors housing community in the Atlanta suburb of Marietta. Developer and operator The Arbor Co. is developing the community, and the general contractor, Choate Construction, expects to deliver the property by March 2017. Will James of NorthMarq’s Atlanta office secured the financing for the landowner, Hollander Properties. Specific terms were not disclosed.
CARY, N.C. — Avison Young has arranged the $7 million sale of a 58,950-square-foot office building located at 201 Shannon Oaks Circle in Cary, a city in the Raleigh-Durham metro area. The two-story building is situated at the intersection of Kildaire Farm Road and Cary Parkway. Gary Lyons, Blake Thomas and Grant Linderman of Avison Young’s Raleigh office represented the sellers, REC Shannon Oaks LLC and Shannon Square Holdings LLC, in the transaction. Frank Norvell of Norvell Real Estate Group represented the buyer, Richmond, Va.-based Real Estate Value Advisors LLC.
TERRE HAUTE, IND. — ICAP Development is set to break ground on Highland Quarters, a 60-unit, 224-bed student housing community located at 627 Cherry St. adjacent to Indiana State University in Terre Haute. The 106,000-square-foot, five-story project will feature fully furnished apartments with bed to bath parity and in-unit washers and dryers. The ground level of the project will provide roughly 6,000 square feet of retail space, secured parking for tenants and amenity spaces that will include a full-service fitness facility, study rooms and an entertainment lounge. The project is slated for completion by August 2017.
DOWNERS GROVE, ILL. — FM Capital has acquired a $5.7 million non-performing loan that is secured by a 37,780-square-foot medical property in Downers Grove, approximately 22 miles west of Chicago. The loan went into default when the borrower failed to make payments last summer. The Greenbriar Medical Office Building was constructed in 1972 and renovated in 2006. The property also includes a 125-space parking lot, conference facility and recently renovated common area. The property is currently 70 percent vacant.
WARREN, MICH. — Colliers International has brokered the sale of an 18,820-square-foot industrial building in Warren, approximately 20 miles north of Detroit, for an undisclosed price. Z & Z Properties LLC sold the property, located at 6795 E. 9 Mile Road, to Holman Holdings 2 LLC. Brent Beshears of Colliers represented the seller in the transaction.
CHICAGO — SVN | Chicago Commercial has arranged a 15,166-square-foot lease for Chicago Association of Realtors (CAR) in downtown Chicago. CAR has signed a 10-year lease for the entire eighth floor of The Realtor Building, which is owned by the National Association of Realtors. The space, located at 430 N. Michigan Ave. will serve as CAR’s headquarters. Wayne Caplan, Deena Zimmerman and Scott Maesel of SVN | Chicago Commercial represented the tenant in the transaction. Dean Kutrumanes of GNP Realty Partners represented the landlord. CAR is expected to begin occupying the space this December.
